Iwas taught to always leave my surroundings in better condition than I found them. Having chosen a career in land planning and development, that goal has provided many wonderful challenges. It was an honor to be asked to serve on the American National Standards Institute (ANSI) Consensus Committee for the National Green Building Standard (NGBS) and to chair the task group that developed the land development chapters (4 and 5). How could I not accept these responsibilities? For me, green building all starts with the land. Although we can always find ways to technically improve the buildings, we really have only one opportunity to do land and site development well. Because no two sites or projects are ever exactly the same, I found the task of writing green land development standards that are flexible enough to be applied across the country an exciting challenge.
This publication provides additional guidance specific to green and sustainable land development. We must keep challenging ourselves to develop land in a manner that is responsible and sustainable.

Introduction
Land development is often referred to as horizontal construction, distinguishing it from the vertical construction of home building, but they are interrelated. Green land development is a critical part of any holistic approach to green building. Some say it provides the groundwork from which a green-built environment can emerge. The National Green Building Standard™ (NGBS) recognizes the importance of green development by including two chapters devoted exclusively to the topic; chapter 4, Site Design and Development
and chapter 5, Lot Design, Preparation and Development.
The NGBS establishes practices for the design, construction, and renovation of green residential buildings, and for the development and redevelopment of building sites and subdivisions. A partnership between the International Code Council (ICC) and NAHB created this national standard for green residential construction in the United States. Per ANSI requirements, a diverse group of industry stakeholders comprised the consensus committee that oversaw development of the NGBS. This committee included representatives from, among other groups, the Environmental Protection Agency (EPA), the Department of Energy (DOE), other green building advocacy organizations such as the U.S. Green Building Council (USGBC), the Sustainable Building Industry Council (SBIC), the Green Building Initiative (GBI), and building code officials. The NGBS is the only residential green building standard to have earned ANSI approval.
This handbook was designed to illustrate how
land developers, who face issues different from home builders, have applied NGBS criteria to develop sites that are practical, green, attractive, and desirable places to live; and
builders and developers have maximized the green potential of lot features, thereby achieving the highest possible NGBS rating for their projects.
You will be introduced to the methodology of the green rating systems in the NGBS as it pertains to development work, and the verbatim text of the NGBS that pertains to the development of green subdivisions and lots (Appendixes A and B). Commentaries on land development (Appendixes C and D) explain in greater detail the development-related criteria found in the NGBS. These commentaries include
a discussion of green benefit and intent of the standard;
implementation guidance; and,
educational resources.
The focus of this book, though, is case studies of selected projects that the NAHB Research Center (NAHBRC) has certified as compliant with the NGBS. These case studies provide overviews of the green design decisions and practices developers and builders have chosen
