A FORGED DEED MAY BE THE BASIS OF A GOOD LAND TITLE IN THE HANDS OF A BONA FIDE PURCHASER > A forged deed may be the root of a valid title in the hands of a bona fide purchaser or mortgagee > Torrens system permits a forged transfer, when duly entered in the registry, to become the root of a valid title in a bona fide purchaser > The law erects a safeguard against a forged transfer being registered by the requirement that no transfer shall be registered unless the owners certificate is produced along with the instrument of transfer > Public policy, expediency, and the need for a statute of repose as to the possession of land, demand such a rule. > The right or lien of an innocent mortgagee for value upon the land mortgaged must be respected and protected, even if the mortgagor obtained his title through fraud
