House Rules

The House Rules are created in the interests of harmonious relations with you, your housemates, your neighbours and your landlord, of course! The Landlord The landlord will ensure compliance with the house rules. Complaints from the landlord will be taken seriously. Continual non-compliance with the house rules will attract early termination of your tenancy. Your Entitlements You are entitled to free enjoyment of your room and common areas. Your Responsibilities You are responsible for keeping your own room clean and tidy. Cleaning equipment such as a vacuum cleaner will be provided. You are expected to maintain good personal hygiene You are to remove your own rubbish from your room and common areas, compostable waste to be put into the green bin and recycle waste into the yellow lid bin. You are responsible for keeping the common areas clean and hygienic. This is particularly important in the kitchen and bathrooms. You are to wipe dry basin counter top after use. You are to clean the shower and toilets if you dirty or soiled them. You are responsible for your own necessities such as toilet rolls, cooking oil, salts and etc. You will be assigned shelf space for your storage in the pantry and refrigerator according to your room. You are to wash your own dishes immediately after using and dry then keep them back into the cupboards. You are to report any damage, theft or problems requiring maintenance immediately to the landlord. You are responsible for your own security. You are to ensure your room door, all external doors, and windows are locked and secured when you leave. You will be given a door key to your room. Keep your keys safe. If you lose the key, a replacement key will be arranged at your expense at $50.00. If you find yourself locked out of the house or your room, do not attempt to force entry. We will help if we're available, but don't call us after 10 pm or before 7 am. DO NOT: modify any electrical wiring or other fixtures modify any plumbing and hydraulic systems. RENT is payable by the first day of every month in advance, and no later than two days after it is due. Preferred method of payment is by electronic transfer into the landlords account. Your unique electronic transfer transaction reference number shall be proof of payment. You may be asked to leave the house if you fail to pay rent on time. A separate utility fund will be maintained by the landlords. Each tenant to contribute $25 per week to cover utilities (electricity, WiFi internet, water and gas). electricity, budget at not more than $15 per month per room water, budget at not more than $10 per month per room gas, budget at not more than $10 per month per room

Fair use means no wastage, such as shower time restricted to 10 minutes, switch off power when not in use, laundry with at least eight to 10 pieces of clothing (excluding under garments). Download of movies that caused depletion of the overall 200GB download quota per month will not be tolerated. When 200GB monthly quota is exceeded, the internet speed will be shaped to a lower speed, please be considerate and think of others. Common area cleaning will be carried out once a week at a pre-determined date and time.

Restrictions No illegal activities in the house. No illegal drugs on the premises at any time. No smoking in the house. No equipment or furniture may be removed from the house without prior agreement with the landlord. No cooking in the bedrooms. No electric elements type of heater to be used because of increase fire risks. No pets. Fair use of electricity and water. Keep your shower time short, ideally not more than ten minutes. Keep noise down to reasonable levels at all times. After 10:30 pm, any sound generated within your room should not be audible in any other room. No nails, hooks, adhesives or other fixings may be applied to any part of the house without permission. If permission is granted, you agree to pay for any repairs needed to make good any marks, stains, deposits or other damage caused by the fixings. Landlord's Access The landlord will need to attend the room for management or maintenance purposes, and in so doing will always respect residents privacy. The landlord will always attempt to contact you at the house before attending and will only enter a residents room by prior arrangement or in an emergency or if there is reason to believe a breach of house rules has occurred. The landlord will normally only attend in daylight hours but may attend at other times if convenient. Major maintenance and repairs will be carried out by qualified trades persons, usually on weekdays. Minor maintenance and repairs may be carried out at weekends. Visitors One visitor may stay for a maximum of two consecutive nights within a six month period, with prior consent from landlord. Visitor must provide their own sleeping bag and must be accommodated in the resident's room. The sofas in the common area are expressly not to be used for overnight stays. This concession should be used sensibly and will be cancelled, if abused. Moving In and Moving Out We will let you know in advance of a new person moving in, and encourage new residents to move in during daylight hours. When moving out, it is the your responsibility to clean the room and remove your personal belongings. Keys need to be returned to the landlord for the return of the key's security bond. Items remaining after departure will be deemed discarded and disposed of. Motor Vehicles and Parking Use of the garage is available at a fee of $10 per week. If you have a car, unless you are using the garage, you are requested to use the off-street parking at all times. Do not park anywhere else on the property, if you leave your vehicle on the street overnight you are doing so at your own risk. You are to park your vehicle in accordance with all statutory rules and law governing the use of your motor vehicles.

Good Neighbourliness Maintaining good relations with the landlord/ housemates/ neighbours is absolutely essential to the preservation of the harmony. Be sensitive of noise levels, particularly after 10:30pm. Any complaints will be taken seriously, and if upheld following investigation, may result in you being asked to leave. Accommodation Accommodation is offered on the basis of an individual rooming agreement (tenancy) with each resident, covering room rental and use of the shared facilities. The house is furnished simply but appropriately. Residents will not need to buy any basic furniture, although they may wish to acquire additional items to add their own personal touch to their home. The standard tenancy agreement is for a 6 month period. Shorter tenancies can be arranged, subject to availability. Residents' Rooms Each room is furnished as follows: Queen sized Bed, complete with clean sheets, quilt, quilt cover, pillows. Personal flat screen Television Wardrobe Desk and swivel chair You will need to provide your own towels etc. Common Facilities Dining table and chairs Kitchen and laundry facilities Crockery and cutlery are provided. Vacuum cleaner is supplied. Washing machine is provided for free use. Please do not use hot water wash. Drying of clothing will be at the designated area within the yard. Living areas, including outdoor patio are furnished with dining furniture and sofa-style lounge furniture. Television and DVD player Rubbish and Garbage Disposal Garbage disposal occurs on every Tuesday and recycle waste disposal occurs every alternate Tuesday. All house garbage will need to be put into the correct bins for disposal. It is your responsibility together with your house mates to rotate turns on a weekly basis to place the bins along kerbside for disposal and return the bins to its designated location.
