Name of Work: - Revision of existing rates of exterior paint and addition of
new item of Emulsion paint in Work Order
(A) REVISION OF EXISTING RATE
Work of painting was initially given to M/S Orchid Color and Shades for entire project on dt
01 Feb 2014. As per agreement, work was allotted in certain Duplex and Simplex houses. In due course
of time, it was felt that M/S Orchid Color and Shades was unable to complete painting works as per our
schedule of handover of houses to our esteemed customers. Therefore, it became essential to hire
other agencies that can progress work as per our planned schedule.
Work Orders were issued to three petty contractors whose rates were very competitive as
compared to M/S Orchid color and Shades. As per clause in work order, putty, paint, primer and exterior
paint shall be used from Asian Paints/ Burger Paints. As agreed between Company and Contractors, they
shall apply one coat of putty and another coat of check putty before applying exterior paint.
Now it is observed that proper finish of putty on wall surface is not achieved due to plastering
done in course sand. The petty contractors had quoted rate of exterior paint Rs. 8.50 per sqft whereas
rate quoted by M/S Orchid Color and Shades was Rs. 11.00 per sqft. Petty contractors are contending
that they can not produce desired finish of wall in one full coat and second check putty. Thus it is felt
that revision of rates is imminent to achieve desired results.
On comparing rates quoted by M/S Orchid Color and Shades and other three contractors, there
is difference of Rs. 2.50 per sqft. An increase of Rs. 1.75 per sqft in existing rates of Rs. 8.50 will be
sufficient to cater for second coat of putty on exterior walls. Thus final rate of exterior paint with two
coats of putty and further check putty if required, one coat primer and 2 or more coats of Exterior
Apex to achieve desired finish will be Rs. 10.25 per sqft.
(B) Additional Item
As desired by Management, additional new item of Interior Emulsion paint is included as under:M&L for applying two coats of Emulsion paint (Tractor emulsion or equivalent) over walls and
ceilings, over a coat of primer , one coat of Birla/JK putty and second coat of check putty
including preparation of wall as per satisfaction of Engineer in Charge. (Note:- additional coat of
paint to achieve desired finish, if required, shall be done by contractor at no extra cost.):Rate- Rs.8.25 per sqft
