SERVICE FAMILIES ACCOMMODATION (SFA) STATUTORY SAFETY INSPECTIONS

Defence Infrastructure Organisation (DIO) Operations Accommodation often experiences great difficulty in gaining access to SFA for Annual Statutory Gas/Oil Inspections and other periodic mandatory tasks. Despite repeated correspondence and visits to individual SFA some of our customers do not co-operate by arranging the necessary appointments for these inspections. The inspections are designed to provide for the safety of our customers and those who fail to provide access are not only breaking the terms of their Licence to Occupy but also put themselves, their families, and possibly families in adjoining properties at risk. The procedures used to arrange inspections are as follows; the customer will be contacted in letter form by MODern Housing Solutions (MHS)/Enterprise HBM. The letter will include a date and a morning (AM) or afternoon (PM) appointment, with instructions on what to do to change the given appointment if it is not suitable. If necessary they will do this twice and if access continues to be an issue the address will be put on the MHS Red Card List. Note, addresses on this list will not be allowed to report repairs unless the repair is deemed to be an emergency. The Red Card List will be forwarded to DIO who will take the following action; letter the address (twice if necessary). If access is still being denied a letter will be sent to respective UWO and CO requesting assistance in gaining access and finally the Garrison Commander if needs be. Should access still continue to be an issue the matter will be passed to the DIO Area Housing Manager (AHM) requesting that the customer is issued with a Notice to Vacate (NTV) the property within 28 days for breach of Licence to Occupy.
