November Property sales were 14, up 16.7% from 12 in November of 2011 and the same as the 14 sales last month. November 2012 sales were at a mid level compared to November of 2011 and 2010. November YTD sales of 182 are running 8.3% ahead of last year's year-to-date sales of 168.

Prices
The Median Sales Price in November was $687,500, down 3.5% from $712,500 in November of 2011 and up 14.1% from $602,500 last month. The Average Sales Price in November was $949,643, up 23.9% from $766,292 in November of 2011 and up 26.3% from $752,089 last month. November 2012 ASP was at the highest level compared to November of 2011 and 2010.

A comparatively lower MSI is more beneficial for sellers while a higher MSI is better for buyers. The November 2012 MSI of 6.4 months was at its lowest level compared with November of 2011 and 2010.

An upward trend in DOM tends to indicate a move towards more of a Buyer's market, a downward trend a move towards more of a Seller's market. The DOM for November was 88, down 10.2% from 98 days last month and down 14.6% from 103 days in November of last year. The November 2012 DOM was at its lowest level compared with November of 2011 and 2010.
