The following property on AS IS WHERE IS CONDITION, will be sold by Tender-Cum-Public-Auction on 7.12.2012, at our Nayarambalam Br. DESCRIPTION OF THE IMMOVABLE PROPERTY All that part and parcel of the property consisting of 65.00 cents of land belonging to Late Davis George Mampilly in Re Sy.No.1097/ 2 (Sy.No.12/7) situate at village Narakkal, Sub Dist Kochi, District Ernakulam. Boundaries: East-Road & Property of Kalavathy, and dhanpalan ,South-Property of Mr. Davis, West- Thodu North- property of Bhargavi and Geeta. Reserve Price: Rs.65,98,000/TERMS AND CONDITIONS 1. The intending bidders should submit their bids for the aforesaid property in closed covers along with the EMD by means of Demand Draft/ Bankers cheque drawn in favour of Bank of India, Nayarambalam Branch payable at, Ernakulam before 1.00 PM on the date of the auction (7.12.2012) which is refundable without interest if the bid is not successful. The offer without EMD will be summarily rejected. EMD will be liable to forfeiture without any prior notice if the successful bidder fails to adhere to the terms of sale, time and commits any default in any manner and the property will be resold. 2. The sealed tenders will be opened by the Authorized Officer in the presence of available/ attending tenderers at 3.00 p.m. on 7.12.2012. 3. After opening the tenders, the intending bidders may be given an opportunity at the discretion of the Authorized Officer to bid among themselves to enhance the offer price after 3.00 p.m. on 7.12.2012. 4. The successful bidder should deposit 25% of the bid amount (inclusive of the EMD amount) immediately after the auction on the same day of the sale in Cash, DD or Bankers cheque drawn as above and the balance bid amount within 15 days from the date of confirmation of sale or such extended period as may be agreed to in writing by the Authorized Officer. The sale is subject to confirmation by the Authorized Officer. On confirmation of sale by the secured creditor and if the terms of payment have been complied with, the Authorized Officer exercising the power of sale shall issue a certificate of sale of the immovable property in favour of the purchaser in the form given in Appendix V to the Securitisation Act. In case of default, all the amounts deposited till then shall be forfeited and the property shall be resold. 5. The successful bidder should bear separately statutory dues, taxes, fees payable for conveyance such as stamp duty, registration fees etc. as applicable per law. 6.
