RENTAL WITH A VIEW RENTAL AGREEMENT

CHECK-IN TIME is 3:00 p.m. PST AND CHECKOUT is 10:00 a.m. PST. *This is a NON SMOKING unit* DAMAGE DEPOSIT - Damage protection is required either through the purchase of an online damage protection plan through CSA insurance (link provided by owners). Upon confirmation of policy, no further deposit is required. If damage is incurred outside the scope of the policy or Renters fail to comply with the following provisions, Renters may incur a supplemental cleaning/damage charge on their credit card or e-check account. No charges would be incurred provided the following provisions are met:

No damage is done to unit or its contents, beyond normal wear and tear. All debris, rubbish and discards are placed in outside trash bins, and soiled dishes are placed in the dishwasher and cleaned There is no evidence of smoking in the unit All keys are left on the kitchen table and unit is left locked. All charges accrued during the stay are paid prior to departure. No linens are lost or damaged. NO early check-in or late checkout without approval from owner The renter is not evicted by the owner (or representative of the owner) or local law enforcement

** All guests are required to complete a check-in walk-through and notify owners of any existing damage upon arrival PAYMENT An advance payment equal to 50% of the total amount is required to reserve the unit. The advance payment will be applied toward the rent. The REMAINING 50% of the balance is due thirty (30) days before arrival. Payments are accepted via credit card or E-check (link will be provided for both options). If your reservation is within 30 days of arrival, the balance is DUE IN FULL. CANCELLATIONS A sixty (60) day notice is required for cancellation. Cancellations that are made more than sixty (60) days prior to the arrival date will incur no penalty and receive a FULL refund. Cancellations made between 30 and 60 days of the arrival date forfeit 50% of the advance deposit, and cancellations within 30 days of arrival forfeit the full advance deposit (50%). OWNER CANCELLATIONS Should an instance occur which deems the property unsuitable for inhabitants (e.g. flood, fire, damage, etc.), owners reserve the right to cancel reservation, in which case all monies will be returned to guests. PETS - Pets are not permitted in rental units, unless otherwise specified and agreed to by both parties (must include Pet Addendum). MONTHLY RESERVATION CANCELLATIONS Monthly renters must cancel ninety (90) days prior to check-in. Monthly renters who make a change that results in a shortened stay must be made at least sixty (60) days prior to check-in.

MAXIMUM OCCUPANCY The maximum number of guests is limited to four (4) adults and two (2) children (under the age of 12). An additional charge or $50.00 per person per night will be assessed should additional guests arrive. MINIMUM STAY This property requires a three (3) night minimum stay. Longer minimum stays may be required during holiday periods. If a rental is taken for less than three days, the guest will be charged the three-night rate. NO DAILY HOUSEKEEPING SERVICE While linens and bath towels are included in the unit, daily maid service is not included in the rental rate, although this can be arranged if requested. We do not permit towels or linens to be taken from the units. RATE CHANGES Rates subject to change without notice. FALSIFIED RESERVATIONS Any reservation obtained under false pretense will be subject to forfeiture of deposit and/or rental money, and the party will not be permitted to check in. WRITTEN EXCEPTIONS Any exceptions to the above mentioned policies must be approved in writing in advance. PARKING Parking is limited to one (1) vehicle. Vehicles are to be parked in designated parking areas only. There is street parking available on a first-come basis. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner. WATER AND SEPTIC Please DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at anytime. If it is found that feminine products have been flushed and clog the system, you could be charged damages of up to two hundred dollars ($200). NATURAL DISASTERS No refunds will be given for storms, earthquakes or other acts of nature. TRAVEL INSURANCE We recommend all guests purchase travel insurance. INDEMNIFICATION - This home is privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The owners are not responsible for injuries arising from rental and use of beach cruisers, and all guests are to inspect and verify bicycle conditions prior to their use. The owners are not responsible for the loss or theft of personal belongings of the guest. By accepting this reservation, guests agree to hold owners harmless of and from any and all claims, causes of action, damages, and judgements arising out of any act or omission of owners, including owners negligence.
