Bahay Kubo Staff and MC Away Day 2011-2012


Bahay Kubo Management Committee (MC) and staff annually organise an away day which usually comprises training and team building sessions. This is an opportunity to foster good relationship and camaraderie between and amongst the Management Committee and staff.

Chairs Report
I am pleased as Chair of Bahay Kubo Housing Association to present our interim annual report to you. The year 2011-2012 confirms that despite the economic downturn due to the recession in the past years, we have achieved to maintain and sustain our growth as an organisation with the steady management and maintenance of 53 tenancies, three of which we own; stable in terms of finance turnover and consistent with our performance to our service users and the Filipino community at large. This year, we also embarked in applying fo r a b i d to t h e H o u s i n g a n d Communities Agency (HCA) under their Empty Homes Programme, in consortium with local housing providers which address the needs of vulnerable and marginalised members of society under the name of Revive Consortium. This is a welcome

opportunity for Bahay Kubo to expand its p r o p e r t y number and further address the housing needs of the F i l i p i n o community. Furthermore, I would like to recognise the dedication of staff and other members of the management committee for their continued commitment to providing excellent service to our tenants. With these, we are willing and ready to fa c e f u r t h e r c h a l l e n g e s a s a n organisation with plans to purchase a new property in 2012; to follow through the Revive Consortium bid to the HCA; and to face the implications of the welfare reform pro-actively by the participation of staff and MC in information seminars and surveys tenants in order to come up with proper mitigating controls to address issues that will arise in the immediate future.

Message from the Director


The year 2011-2012 has seen both challenging and fruitful for Bahay Kubo Housing Association. On the one hand, the continued ef fect of t h e recession has had an impact on our tenants who could be at the risk of insecurity in their residence and living status. Bahay Kubo have continued to support tenants, service users and the Filipino community who were affected through providing support in our own capacity and referring them to other organisations as necessary that could further address their needs and improve their situation. On the other hand, prospects for additional properties for management are on the rise under the auspices of the Revive Consortium, a consolidated effort of several housing associations such as ARHAG HA, Shian HA, Irish Causeway HA, Home from Home HA, etc. on our bid for the Empty Homes Programme

Highlight of Activities

Tenants seaside trip to Viking Bay Beach, Broadstairs, July 2011


The seaside trip continues to be an annual activity for Bahay Kubos tenants, families and friends within the Filipino community. It is an opportunity for the tenants to interact and enjoy a day-out with Bahay Kubo staff and management committee. It is also a good time to see old acquaintances and make new friends forging a stronger sense of community camaraderie, solidarity and spirit among Filipinos in Britain. water/heating and need a 30 day response turnaround; urgent repairs or those cases which need at least 2 weeks response turnaround; emergency repairs for cases that need a 24-hour turnaround in terms of response, for instance electricity fault; pestrelated cases and lastly; major works such as door and/or window replacement and other related cases.

Bahay Kubo Housing A s s o ciatio n , to g eth er w ith Kanlungan charity, took part in the Annual Filipino Barrio Fiesta through volunteering for UNISON, the public sector union that support Filipino migrants in the UK.

ABOUT US
Bahay Kubo Housing Association is the only association that help provide and gain access to affordable housing to the Filipino community in Greater London. Established in 1989, our objectives are:

OBJECTIVES * to provide quality, affordable housing for im/migrant communities. * to provide professional service to ensure that current tenants needs are met. * to provide effective and efcient repairs and maintenance to our tenants. * to sponsor activities and events for and with the Filipino community in Britain.

OUR MISSION Bahay Kubo believe that by providing affordable and quality housing, Filipinos, and anyone with housing needs will have more secure living status. The security of a home is an important ingredient in improving the quality of life and will help them develop and contribute to the community they reside in. OUR VISION Bahay Kubo is recognised as a provider of high quality homes and centre point for the Filipino community and other with housing needs.

OUR AIMS We aim to meet the housing needs of Filipinos by providing affordable and culturally appropriate housing services. We aim to develop and provide permanent and temporary housing as well as advice and advocacy services for the Filipino community. We aim to be efcient, viable and responsible community service organisation adopting a caring approach to both our tenants and staff.

Filipino Organisation
Bahay Kubo actively par ticipated in various activities that were organised by Kanlungan, in support for the settlement of Filipino migrant workers in the UK. Kanlungan, in cooperation with Migrants Rights and Network and the Joint Council for the Welfare of Immigrants, launched the campaign against the new family reunification rules, where it will prove more difficult for ! settled migrant workers to get their partners and children with the introduction of a salary requirement for eligibility.

Out of 115 cases for repairs and maintenance issues for 2011 to 2012 (until March), 109 were resolved. This gives a 94.20% of cases resolved for the previous financial year. Graph 1. Maintenance and Repairs 20112012

From the total, 19 were cyclical repairs, 38 were routine repairs, 15 for urgent repairs, 24 for emergency repairs, 6 Cases resolved for pest-related ones 95% and 13 for major works. The 94% rate of resolved cases for the financial year is reflected in the 100% case resolved for urgent and emergency repairs, as well Graph 2.
