Development of Five Star Hotel, International Convention and Exhibition Center at Mohali on Public Private Partnership Basis

Background
Greater Mohali Area Development Authority (GMADA) intends to develop a Five Star Hotel with International Convention & Exhibition Centre on 12 acres of land located in Sector 62- S.A.S. Nagar (Mohali), connecting Sub City Centre & CBD, Chandigarh The project is to be developed on Public-Private-Partnership (PPP) mode, wherein the Private Developer shall be selected to develop the project facility on DesignBuild-Operate-Transfer (D.B.O.T.) basis Punjab Infrastructure Development Board (PIDB) is the facilitator for implementation of the project and IL&FS Infrastructure Development Corporation Ltd (IL&FS IDC) is the Project Development Advisor for the project The objective of this presentation is to give prospective developers / private sector partners a brief overview of the project Private sector developers interested in the project may contact GMADA, PIDB, or IL&FS IDC as per the contact details given at the end of this presentation

SITE ATTRIBUTES i. Located in Sector 62 of Mohali just outside Chandigarh city ii. Frontage: approx 1,200 ft on Himalaya Marg & approx. 500 ft. on Sector dividing road between Sectors 51 and 62 iii. The project envisage development of following components: Mandatory Components and Minimum Sizes: i.Five Star Hotel:
200 keys hotel, Coffee Shop of 100 seating capacity, Specialty Restaurant of 100 seating capacity, Lounge / Bar of 100 seating capacity, Executive Health Club, Food & Beverages & Other ancillary facilities

ii.International Convention & Exhibition Center:


Convention cum Exhibition halls with combined capacity to accommodate 5000 delegates. Main Convention Hall designed with modular retractable seating arrangement for 1000 delegates. Provision of Car parking to be made as per Local Building Bye-Laws

Optional Components: i.Commercial Complexes / Business Center:


Office complex, Business Centre, Retail Areas, Premier Cultural and Entertainment Centre, Restaurants, Shopping traditional arts and crafts .

Applicable Development Controls


Permissible land usages Max. Permissible Height FAR Ground Coverage (Max) Basement Mixed (Hotel /Convention & Exhibition purpose (as per GMADA Bye-Laws). Centre/Commercial)

The maximum permissible height for the building shall be 70 mts, subjected to Airport Authority Clearance. 2.50 (as per Zoning Plan of GMADA). 40% of Total Plot Area. i. No restriction on the number of basement and depth of basement. ii. Extended basement to be allowed after leaving the specified setbacks as per the Control Plan. iii. Basement shall not be considered while calculating FAR.

As per Zoning Plan of site. Set back Area norms for i. Commercial Facility 3 ECS per 100 sq mt. ii. Hotel Facility 1 ECS per every 4 room (as per NBC Norms). Conventional Parking iii. Convention/ Exhibition Facility - 1.5 ECS per 100 sq mt (as per UDPFI Guidelines). iv. Standalone Parking: For Multilevel Parking the building area will not be counted towards the FAR calculation, but will be counted in the Ground Coverage calculation.
