Chapter One
Environmental Protection Agency (EPA), but that was cold comfort. Moldy, swampy, and radioactivewe would definitely limit the
amount of time any of us spent down there. The basement was okay
for storage, but useless as a living area.
Still, I figured that old houses are just like that. If you want
quality, 21st century construction and indoor air quality, build a
new home for cryin out loud! We continued concentrating on curb
appeal, making this little house look great for a potential buyer.
Soon, wed found 60 acres just 15 minutes from town, with a view
of three counties, in verdant, rolling Appalachia. It had creeks and
woods and an old barn. It had birds and deer and buzzing bees and
all of the other elements of pastoral poetic stanzas. We began actively designing our new country life and home. Things were going
along as we had planned.
After buying that land in the country, we began to meet the
folks who would become our new neighbors. Some were farmers or
college professors or artists, but all had made the move from town
to country to live a better and more peaceful life. When we would
visit friends in the country, it always seemed that they had the good
life. Their kids frolicked in the tall grass, swam in lazy circles in the
mill pond, and fished in the creekall while the golden sun sank
low and the murmuring sounds of the woods crept into the fading dusk (cue the inspirational soundtrack music). The grass was,
indeed, greener out there beyond the city limits. The story was a bit
different, though, when we met up with those same friends in town.
Most of them had jobs in town, so they commuted morning
and evening, all week long. Those with kids made additional trips
to ferry their children to lessons and activities. Many complained
that having the serenity of country life required spending a lot of
time in the car. That was the first time that the reality of a daily
country-to-town commute had occurred to me. Id certainly have
to work, whether in construction or at a desk, and that would mean
driving to town each day. With our school-aged kids, wed be making that trip often for school, piano lessons, basketball practice, play
rehearsals, or grocery shopping. What if the kids wanted to see a
friend or if we wanted a dinner out? That would mean more trips
to town in the car. The simple, green country life suddenly didnt
sound so simple or so green.
By this time, our older daughter, Winter, had started kindergarten. The elementary school is just three blocks from our house.
Families with school-aged kids trickle out of front doors every

building lots close to town showed that those parcels were scarce,
and expensive enough to be out of reach. My next thought was
that we would need to tear down our old, leaky, inefficient home
and start over. Really? Send an entire buildings worth of materials, time, and energy to the landfill? Not exactly something a green
building advocate would promote. I could imagine a happy existence here in town, in this great neighborhood, and yet I couldnt
imagine continuing to live in this old, dilapidated house, especially
considering its comfort issues, health issues, and high energy bills.
We needed solutions for this old house, solutions that were beyond
the band-aid of traditional weatherization.
Knocking around in the back of my mind was a renovation
method Id learned about while reading up on various cold-climate
solutions for remodel projects years ago. I knew that the method
relied on superinsulation to keep a house warm in the winter, and
that it had been considered very experimental when it was first
developed as a way to drastically reduce heating oil use after the
oil crises of the 1970s. I hadnt thought about it in some time, but
I wondered if superinsulation would work to keep our house cool
in the summer, too. We live in a climate with cold winters, but hot
summers, so we needed help in both heating and cooling seasons. I
was also well aware of the advances in air sealing techniques used
in new home building, and wondered if air sealing and superinsulation could be combined to make an old home work like a new home.
As I delved deeper, I found the old superinsulation method alive
and well. It had changed somewhat since the last time Id read about
it, but it had been in the process of development by building science
professionals for the last 30 years. The process was now called a
deep energy retrofit (DER). What had started as simply adding extra
insulation to homes in cold climates had become a range of renovation approaches for buildings in various regions and climates, all
aimed at significant reductions in energy use. With a little bit of research, I found that there were many groups, some sponsored and
encouraged by the US Department of Energy (DOE), that had been
working on DER solutions throughout the country. To superinsulation was added careful air sealing and moisture management, better
appliance technology, and advanced building practices. In a DER,
every aspect of a home that either uses energy or affects how energy
is used is scrutinized to squeeze out every possible bit of energy savings. That includes not only the building shell and insulation, but
also heating and cooling systems, water heating, lighting, appliances,

That would be no small task. I knew that many small, independent neighborhood contractors would be resistant to change. I knew
that homeowners would be frightened by the seemingly daunting
process. I knew that a lot of the DER ideas would sound outlandish
at first blush. Demystified, however, those solutions arent as wacky
as they sound. Sherri and I decided that this would become our
workteaching people about the powerful DER process. Using our
two-person video production company, her photographic skills,
and my hosting and public relations know-how, we would document our own DER journey. We hoped not only to transform our
home, but to help others do the same with their homes. If we could
encourage enough people to undertake DERs, our collective efforts
could actually make a difference in the world.

their big profits. Once your DER efforts start generating energy
savings, youll be carrying around some extra pocket change instead of writing such big checks to the energy companies. Its
money you can spend at your local hardware store, your favorite
Cuban restaurant, or on that computer you need for your new
small business. Now your money is stimulating the broader
economy. Then there are the even longer term economic benefits.
As more and more people demand DERs for their homes, new, innovative products aimed at energy efficiency are invented for the
American market. As other countries see the benefits of serious
energy efficiency start to accrue here in the States, that innovation
can be exported to a world hungry for energy efficiency, bolstering
American exports.
Your DER also has obvious benefits for the environment.
About half of the electricity produced in America comes from
coal. While coal has helped to bring us to our current high standard of living, coal also damages the environment and human
health. Smokestack emissions from coal-fired power plants are
a source of a cocktail of dangerous pollutants. CO2 (carbon dioxide) is acting to warm the planet, and SO2 (sulfur dioxide) is
a major contributor to acid rain. Mercury, another hazard from
coal, ends up in our rivers and streams, contaminating fish so
severely that theyre rendered inedible. Fine particulate matter
from coal plants is a major contributor to a host of respiratory
problems. Even the mining of coal is environmentally devastating.
Mountaintop removal mining requires the bulldozing of entire
mountaintops, filling the hollows and streambeds below. Having
visited mountaintop removal mine sites, Ive seen firsthand these
permanently ruined landscapes.
As the deep energy retrofit revolution picks up speed, our
thirst for energy slows, even while our comfort level, health,
economy, and environment improve. The energy weve freed up
from our homes is in the form of real electrons that could be put to
better use. Most of that savings can be left in the bank of a less
energy-dependent lifestyle. Some of those electrons could be invested in a safer world. By fixing our homes in a dramatic way, we
have the opportunity to transform our transportation sector to use
more domestically produced electricity and other non-foreign
energy sources.
The opportunity is enormous. Buildings consume nearly 49
percent of the energy we use in America, while cars consume 28

a sense of purpose that comes from doing something good for your
country and your neighbors. Benefits like peace of mind knowing
that your family will stay warm through the next energy crisis. Can
you think of another place to put your money that would have a
more easily justified cost-benefit analysis? Can your new sofa stand
that kind of scrutiny? When was the last time somebody calculated
the payback time on granite countertops or a new big-screen TV?
At least your DER will start paying for itself the minute you start
working on it. Try asking a new car to do that. Besides, there are
loads of incentives, rebates, tax credits, renewable energy credits,
feed-in-tariffs, and low-interest energy efficiency mortgages to
minimize up front costs while maximizing energy savings. By piecing together all of the savings, both tangible and intangible, and
adding up the incentives, DERs make sense.
So, lets recap: a society-wide investment in deep energy retrofits could be the cheapest way out of our energy woes, while also
re-employing the most people from the industry hardest hit in the
recession. Can building new power plants make that claim? And
what if we include the opportunity for helping to fix our important
environmental and national security problems? The DER wins,
hands down. If, while were at it, we become a little richer, happier,
more comfortable, and healthier, thats all for the better. Im ready,
are you? Roll up your sleeves, grab a hammer, and lets get to it.
