SOMERVILLE COMMUNITY CORPORATION

Director of Real Estate Development Somerville Community Corporation (SCC) seeks a Director of Real Estate Development to oversee our pipeline of affordable housing and mixed-use development projects, as well as SCCs existing real estate assets. SCC is a 40 year old membership-based community development corporation that strengthens our city by producing and preserving affordable housing, and by organizing Somerville residents to give voice to community needs and priorities. Today the organization has a strong pipeline of development activities, including four active projects in development. We own and oversee the management of 153 rental housing units, and have developed and sold over 100 homeownership units over the last 25 years. In the last three years, SCC has developed 61 units of affordable rental housing, with an additional 31 units in construction this year. In 2012 we acquired a strategic site on which to develop 40 units of transit oriented affordable housing over retail space in Union Square. We are currently before the Somerville Planning Board seeking approval for that development. SCC is also exploring a range of financing options to meet our goal of developing a significant number of affordable housing units in the next 10 years, in response to the build out of the MBTA Green Line extension. The Director of Real Estate Development is responsible for: directing all of SCCs real estate development activities; overseeing asset management for the properties we own; and supervising the housing development department staff. S/he reports to the Chief Executive Officer and meets regularly with our Real Estate Committee. The Director of Real Estate Development manages the departments budget. S/he sets housing related goals for SCC together with the CEO, Board of Directors and housing development staff. S/he leads the Real Estate team in working closely with SCCs Community Organizing and Planning Teams to engage community residents in SCCs real estate projects. Specific responsibilities include: Building and maintaining a pipeline of affordable housing and mixed use projects, including project identification, site assessment and feasibility analysis, and collaborating with the Citys Office of Strategic Planning and Community Development and other organizations. Supervising SCCs project managers (currently two) in all project management activities for projects underway at SCC, including construction bidding and contractor selection, construction management and project financial management. Working with project managers on the completion of property acquisitions and unit sales or lease up upon project completion. Obtaining financing from a variety of sources, both public and private. Overseeing the asset management of all of the units in SCCs portfolio, including supervising the work of the property management company that manages SCCs properties. Representing the organization in public meetings and coalitions related to SCCs real estate development activities as requested.

Collaborating with other SCC staff in efforts to engage neighborhood residents in development projects, in broader community planning and organizing campaigns, and in supporting SCC tenants, as requested. Qualifications: Bachelors degree and a minimum of 5 years experience in development or financing of real estate projects, including at least two significant affordable housing projects; Masters degree in a related field preferred. The ability to successfully manage and complete complex development projects that involve multiple sources of financing and may involve multiple uses. Demonstrated ability to generate real estate pipeline opportunities. A strong commitment to working in a community based nonprofit development organization. Experience with government-sponsored real estate subsidies and financing programs and private lending programs for affordable housing, preferably in Massachusetts. An understanding of the legal, financial, construction, marketing, leasing and sale aspects of affordable housing development, including special needs housing. The ability to effectively manage staff and act as a senior staff leader. Enthusiasm for working through complex projects that include social goals such as green building, transit access and local hiring, and sorting out ideas and strategies with others, including staff and community members. Experience with community meetings and representing an organization in public arenas. Knowledge of asset management, including experience overseeing property management. The ability to work simultaneously on multiple projects and programs. Initiative and an entrepreneurial spirit. The ability to speak Spanish, Portuguese or Haitian Kreyol is a plus.
