Date: 14/09 / 12 /12 I) S P E C I F I C A T I O N S: (Main Building) 1) Foundation:The foundation will be isolated column footing. 2) Plinth Beam:It will be of R.C.C.

and resting over the existing ground level. 3) Basement:It will be at 3-0 ht. above the existing ground level and will be filled with excess earth from the foundation and with filling sand. 4) Superstructure:It will be framed structure viz. Columns and beams supporting the roof and the load will be transferred to the foundation through the columns. 5) Brickwork:All the outer walls will be 9 thick and inner walls will be 4 thick. 6) Lintels, Lofts and Sunshades: All 4 walls will have continuous lintels at 7-0 ht. And 9 will have discontinuous lintels over the openings. A loft of 2 0 wide will be provided in each bedroom and kitchen. A wardrobe of size 3-6 X 1-6 X 7-0 in bedrooms having intermediate R.C.C. slabs and a shelf of size 3-0 X 1-0 X 70 with intermediate Cuddapah slabs will be provided in kitchen. Sunshades will be provided for window openings. 7) Roof Slab:It will be of R.C.C. and 4 thick and the clear height of roof slab will be 10-0 ht. above the basement in ground floor and in all other floors. 8) Parapet wall: Parapet wall will be 4 thick and will have intermediate 9 thick pillars for a ht. of 3-3 above the roof slab. 9) Plastering: All internal ceiling and walls will be finished smooth and external walls and sunshades will be finished rough. 10) Kitchen Platform: The total length of the kitchen platform will be 14-0 including the sink. The top of the platform will be in black granite slab of 2-0 wide. An intermediate Cuddapah slab will be provided beneath the platform. Plain ceramic tile 13 X 10 will be provided along the entire length of the platform for 4 0 ht. A Stainless steel sink of size 2-0 X 1-6 will be provided at a suitable place. 11) Weathering Course:Brickbats in lime mortar above which a layer of 9 x 9 Mangalore Pressed tiles in c.m. mixed with waterproofing compound and laid to slope. 12) Joinery:Main doorframe and shutter will be in Teakwood (Ghana Ist). All other door and window frames excluding bathroom and toilet doors will be in Padak Door shutters will be of solid core kiln seasoned flush door. Bathroom and toilet will have P.V.C. doorframe and shutter. Windows and Ventilators will be in Padak. Windows will be fully glazed, single shutter type and ventilator will be louvered type with glass panes. All doors, windows and ventilator will be rectangular in shape. 13) Hardware fittings:-

Main door will have brass hinges, a handle, two aluminium tower bolts, one C.P. aldrop, a door lens, a doorstopper and a door bush. All other doors will have M.S. oxidized hinges, C.P. aldrop, tower bolts, a doorstopper and a bush. Main door will have Godrej mortise lock. All windows will have M.S. oxidized butt hinges, and an aluminium powder coated handle and aluminium powder coated towerbolts. 14) Grills and Glasses:All windows will be provided with M.S. grills which will be embedded to the frame and ventilators with 12mm dia. bars equally spaced. Glass for windows will be 4mm thick design type for all glazed portions. 15) Flooring and Toilet wall dadoing:All rooms will be provided with 2-0 X 2-0 Virtirified tiles. Skirting will be provided for all rooms for 4 above the flooring. Bathroom and Toilet flooring will be provided anti-skid ceramic tiles of 8 X 8. Toilet and bathroom walls will be provided with 13 X 10 glazed ceramic tiles for a height of 70 from the floor. 16) Painting:Ceiling will be finished with one coat of lime and one coat of Tractor Acrylic Emulsion. Internal walls will be finished with one coat of Wall Putty and one coat of Wall primer and two coats of Tractor Acrylic Emulsion. External walls will be finished with one coat of External Wall primer and two coats of Ace Acrylic Emulsion. Main door will be polished and all other doors, windows and ventilators will be finished with one coat of primer and two coats of Enamel paint. Grills will be finished with two coats of Enamel paint. 17) Electrical:Three phase concealed wiring will be provided. Hall and dining will have two light points and one fan point, a T.V. point, a telephone and three 5 amps point. A fridge point will be provided in the dining. One light point, one exhaust fan point, one 15 Amps point and two 5 Amps will be provided in kitchen. Bed rooms will have two light, one fan and one 5 Amps point. Geyser point will be provided in one attached. Switches provided will be of modular with metal box. 18) Plumbing and Sanitary:All internal plumbing and sanitary lines will be concealed. An Orissapan ( Indian water closet) in common toilet and European Closet with flush tank in attached toilet. Geyser connection will be provided in both common and attached toilet. A washbasin will be provided in Hall or Dining at a suitable place. All plumbing fixtures will be chromium plated and all sanitary wares will be white.

a. If instead of ordinary doors, French doors are required by the client the difference of cost has to be paid. b. The rate given above is for the specification given above and final rate will be given after taking into consideration any major change in the specification during discussion of the plan. V) SPECIFICATIONS AND RATES: (Miscellaneous Works) 1) Over Head Tank:An over head tank of dimensions 8-0 X 10-0 X 4-6 (ht.) will be provided at terrace supported by brick pillars of 3-0 ht. The base slab will be R.C.C. and the tank walls will be 9 thick. Both interior and exterior surface will be plastered and covered by R.C.C. slabs. All exposed surfaces will be colour washed.

3) Compound wall:compound wall will be provided to a height of 6-0 above the existing ground level. R.C.C.

piles will be laid at equidistant and over which a beam connecting the piles will be provided and on the beam 4 hollow blocks will be laid in cement mortar. M.S. grill gate will be charged extra according to the design. 4) External (Open) Staircase:It will be of R.C.C. waist slab on which brick steps will be constructed, which will be neatly plastered in cement mortar along with granite. Handrails will be in MS. 5) Septic tank:Septic tank will be constructed at a suitable place inside the plot with 9 brick walls on four sides that will be plastered on the inner side with porous flooring. The inner size of the septic tank will be 4 0 x 8 0 and to a depth of 6 6 ft. will be dug. An R.C.C. roof slab will be cast over the septic tank. 6) R.C.C. Underground Sump:A sump with R.C.C. base slab, walls and roof slab will be provided beneath the car parking to hold 12,000 litres. The sump wall and flooring will be plastered with cement mortar and pasted with ceramic tiles on the floor and the walls. 8) External cement flooring:Interlocking blocks will be provided all around the building over compacted earth and a layer of sand. Rate:- Rs. 75/- per sft.

9) Bore well:4.5 dia. Borewell for a depth of 30-0 will be dug with P.V.C. pipe inserted into the bore well. Suction pipes will be inserted into the bore well and connected to the jet pump. If the depth varies the rate will differ accordingly.

Rate:- Rs. 10,500/10) Suction motor and Motor room for bore well:A 1 H.P. Suguna Jet pump will be provided at a suitable place for the suction of water from the Borewell to the overhead tank. Delivery pipe connections from the pump to the overhead tank will be provided. A motor room secured by grill gate will be provided. The motor room will be neatly plastered and colour washed and grill gate will be painted. The rates will vary if the depth of the Borewell increases. Rate:- Rs. 25,000/12) Anti-Termite Treatment:This treatment will be done in stages from the basement to the wooden joinery work in all floors. VI) EXTRA CHARGES:Following are the items that are not covered in the above specifications and carry extra charges on them: 1) All wooden enclosures for showcase in hall, wardrobes in bedrooms, loft coverings, shelves in kitchen, kitchen cabinet and main E.B. board. 2) All Elevation works involving pasting of stones, ornamental cement works and other such special finishing. 3) All Electrical fittings like tube light, fan etc., and labour for fixing them. 4) Any carving or arch works to doors and windows. 5) Temporary, overhead or underground E.B. connection. 6) All Government related works. 7) External grills below drops and gates. 8) Any spiral staircase inside or outside the building. 9) All other works not mentioned in the item (I) above.

VII) Duration: The project will be completed within 10 months from the date of commencement of the project.. VIII) Payment Schedule: Project: Proposed construction of building at Porur, Chennai. IX) Terms and Conditions: 1. The second party agrees to pay a sum of Rs.1,75,000/- for the approval of building and EB connection (Five 3 Phase line). Which will be paid on the day of signing the agreement. 2. The second party agrees to pay a total consideration amount of Rs. 42,67,250/- (only) to the first party as per the following payment schedule: a. Rs. 1066812.50/- - Initial advance payment amount 25%

- Lintel & Roof stage -20% - First floor lintel & Roof 20%

g. Rs. 213362.50/-- Finishing and complete 5% All payments shall be made in stage wise sequence as per the requirement of the contractor 3. The second party shall not hinder and/or obstruct the progress of the construction of the building over the said land described in the schedule mentioned property. 4. The second party shall pay the MES and deposit for metro water and sewerage separately. 5. If the second party required any additions or alterations in the portion of the building, the second party shall pay extra amount for the same. 6. Both the parties herein agree that this agreement is terminable by either side on giving 45 days notice to the other party of its intention to terminate the agreement. Such notice shall be sent by registered post acknowledgement due to the address of the parties specified herein above or to any changed address intimated by the party. The termination shall take effect on expiry of 45 days after service of notice or after 45 days from the date of return endorsement by the postal department. 7. Either party herein may terminate this agreement as provided in the above if the other party has committed any material breach of the terms of this agreement. 8. This agreement shall be subject to and interpreted in all respects in accordance with the laws of India and the parties hereby submit to the exclusive jurisdiction of the courts of Chennai. 9. The parties agree that any dispute or difference arising out of this agreement shall be attempted to be resolved by mutual consultation between the parties failing which, the disputes or difference shall be referred to arbitration by a sole arbitrator, to be nominated by mutual consent of both parties and the venue of such arbitrator shall be at Chennai and subject to the provisions of the arbitration & conciliation act, 1996.
