WITNESSETH, that: WHEREAS, we are the sole heirs of the deceased __________________ who died on August 2, 2012, at Quezon City; copy of his death certificate is hereto attached as Annex A; WHEREAS, ________________________ died intestate, without Will or Testament, and without any outstanding debts in favor of any person or entity; WHEREAS, ______________________ is the absolute and registered owner of a parcel of land located at Ugac Norte, Tuguegarao City, covered by Transfer Certificate of Title No. 175863, respectively, of the Register of Deeds of Tuguegarao City and more particularly described as follows: A parcel of land Lot No. 10 of the cons. subd. plan Pcs- (af) -02004011 being a portion of Lot No. 2419-B-1, Psd- (af)-02-021138, 2419-B2-A to F, Psd-(af)-02-038004, situated in the Bo. of Ugac Norte, City of Tuguegarao, Prov. of Cagayan, Island of Luzon. Bounded on the NE., along lines 1-2-3 by lot 2420, Cad-151; on the SE., along line 3-4 by lot 9, on the S., along line 4-5 by lot 7, all of the cons. subd. plan; on the SW., along line 5-1 by lot 2418, Cad-151. Beginning at a pt. marked 1 on plan being S 17 deg. 03W., 275.87 m. From BBM No. 10, Cad-151; thence: S 88 deg. 21E., 17.41 m. to pt. 2; thence: S 88 deg. 21E., 3.82 m. to pt. 3; thence: S 05 deg. 42W., 12.40 m. to pt. 4; thence: S 89 deg. 58W., 19.29 m. to pt. 5; thence: N 03 deg. 05W., 12.99 m. to pt. 1; the pt. of beginning

Containing an area of TWO HUNDRED FIFTY SIX PT. FIFTY (256.50) square meters, more or less.

WHEREAS, pursuant to Rule 74, Sec. 1 of the Revised Rules of Court of the Philippines, and being with full capacity to contract, we do hereby adjudicate unto ourselves the parcel of land described above, in equal shares. FURTHER, FOR AND IN CONSIDERATION of the sum of THREE THOUSAND PESOS (Php3,000.00), Philippine Currency, the receipt whereof is hereby acknowledged in full from Spouses ___________________ and ________________, both of legal age, Filipinos, and with residence address at 18 Mabini St., Ugac Norte, Tuguegarao City, we do hereby SELL, TRANSFER, CONVEY and DELIVER, by way of ABSOLUTE SALE, unto said Spouses Aniano N. Guzman and Ligaya M. Guzman, their heirs, assigns and successors in interest the property above described with all the improvements existing thereon; That we hereby warrant our valid title to and peaceful possession of the property herein sold and conveyed and further declares that the same is free and clear of all liens and encumbrances of any kind whatsoever.
