Minutes of the Board of Directors Meeting, June 2013


The following board members were present: Melissa Wittmer (President), Lorna Hammock (Vice President), Jennifer Choi (Treasurer), Jackie Campbell (Secretary), Bob Sheldon (Pool & Tennis Courts), Charles Hyde (Architectural), Edd Linegar (Neighborhood Watch), Terry Ebrecht (Clubhouse). 1. Old Business ! ! a. Secretary-minutes of the May 2013 meeting ! i. Discussion/need of motion to approve. Motion carried.

2. Committee Reports a. Treasurer-Jennifer Choi. Report given. ! ! ! ! ! ! i. Trash company increasing 3 percent.

b. Clubhouse-Terry Ebbrecht ! i. Update on rentals. Rented last weekend, Fri, Sat, Sun. ! - Mens room toilet out of order.Terry to call drain pro.

c. Architectural Control-Charles Hyde ! i. Update on neighbor on Cox with fence in disrepair: Has been repaired. ii. Final decision on neighbor with wood partition for trash container maintenance in response to neighbor complaint-Jackie Campbell: Motion that the board adopt a nding that the partition is not in violation of the covenants, but is rather in keeping with the spirit and intent of the rules pursuant to Article 1(n), Article VIII, sections 12 & 20. Specically, the wooden partition is not a privacy fence as described in Article VIII, 20, and that section is therefore inapplicable. Further, pursuant to Article VIII Section 12, trash containers are not to be maintained so as to be visible from any neighboring property. Correspondingly, pursuant to Article 1 (n), Visible from Neighboring Property shall mean with respect to any given object, that such object is or would be visible to a person six feet tall, standing on any part of such neighboring property at an elevation no greater than the elevation of the base of the object being viewed. As such, it is appropriate for any partition utilized in the maintenance of trash containers to be a height of six foot to prevent visibility from a neighboring property. Further, the specic partition has been inspected by the board and the board nds that, in this individual

case, the partition in question is constructed in such a manner as to conform and harmonize with the architectural integrity of the neighborhood. Nothing in this nding shall be construed to amend the requirements of the covenants. ! ! ! ! iii. Motion to adopt the nding made, seconded, and carried. iv. Decision on repair of damaged fence in drainage area. v. New issues? v. Dogs on 2343 Dearborne barking. Neighbor to be advised to call the police. Board approved Melissa to contact attorney to send letter to property owner/ tenants. vi.2234 W Winchester: grass not cut. City has been contacted to follow procedure per local ordinance. d. Neighborhood Watch-Edd Liniger ! i. Signs stolen from nw corner of Chestereld & Dearborne & from opposite side ! ne corner. ii.David Montgomery house sold, need new block captain. e. Pool and Tennis Courts-Bob Sheldon i. Heater unit not working & light out. Buster Crabbe to x. ii.People complaining because they havent gotten pool pass back.

iii. Update Pool pass reprogramming: Done iv. Update on pool opening: Done v. Discussion about pool fence safety standards and security: Melissa obtaining bids for new fencing and security system

3. New Business and other Updates ! a. ! Update on pool deck and attorney: No update.

! e. Any other new business? Discuss hiring cleaning company weekly while pool open. Bob to contact individual referred last week. Motion to increase rental fee from $40 to $50. Motion seconded and carried. 4. Motion to Adjourn Next meetings scheduled for July 1 and August 5. Are these dates okay? July changed to July 8.
