By selecting one of the house plans from this catalog, youve already made an important early step toward building your green home. However, design alone does not make a green home. Following the guidance of a green home certification program like LEED for Homesis essential to fully realize the green home of your dreams.
EED for Homes is a consensusdeveloped, third party-veried rating system overseen by the U.S. Green Building Council that provides a basis for quantifying the benets of green homes. Te LEED for Homes certication program measures a homes performance based on a number of categories, including: site selection, water e ciency, materials and resources, energy and atmosphere, indoor environmental quality, location, and innovation. Within each of these areas, projects earn points toward certication. Each LEED-certied home undergoes on-site inspections and thorough testing to verify proper performance.
A home that achieves LEED certication has been designed to maximize fresh air indoors, minimizing your familys exposure to airborne toxins and pollutants, and has the potential to use at least 20-30 percent less energy than a home built to the International Energy Code Councils 2006 code. Less energy use means lower utility bills every month throughout the life of your home. Beyond energy, achieving LEED certication is a mark of leadership in green homebuilding, clearly di erentiating a home as among the highest performing in the country. LEED is like a nutrition label that demonstrates in measurable terms how a home incorporates e cient
features, with the added assurance that the nal product has been third-party veried and performance-tested. While rigorous, LEED certication is also attainable, exible, and a ordable. In addition to LEED for Homes, there are many local and regional green home rating systems or incentive programs in the U.S. Most of the programs take a similar approach to green homebuilding, gauging the sustainability of a home based on how e ciently it uses energy and water, the materials and processes used in construction, measures taken to improve indoor environmental quality, and how the site and land are impacted.
Builders (NAHB) National Green Building Program The Efficient Living Upgrade specifies all the materials and construction practices required by the standards, including increased insulation values, thermal values for windows, and efficiency ratings for mechanical equipment. In the case of point-based certification systems such as LEED for Homes, the Upgrade tells you where extra points can be earned and calculates which level you can expect to achieve at certification. Unlike other green specification guides, the Efficient Living Upgrade is specific to your plan, with detailed notes

1. Attack the Bath: Te bathrooms of your new home are the best (and easiest) places to save water. Bath faucets, toilets, showers, and tubs combine to consume more than 40 percent of the water youll use daily, and there are a wealth of product options to reduce that use. Toilets are the biggest culprits, but recent updates to national green building codes (which may or may not be enacted or enforced in your local area) require that they use only 1.28 gallons per ush, a 20 percent reduction from earlier standards and a whopping 63 percent less water than what youd nd in homes built before 1992, when 1.6 gallon-per- ush toilets were mandated for new homes to replace those that used 3.5 or more gallons per ush. If youre worried about performance, rest assured that current testing and certi-
Product manufacturers are meeting the markets demand for high-efficiency fixtures with appealing designs in every style. Hence a water-efficient bathroom looks just like any other. It will look even better once you receive your first water bill.
Low- ow versions of bath faucets, tubs, and showerheads also help reduce water use in the bathroom; like water-e cient toilets, they are tested and certied to lessen consumption without sacricing user satisfaction (read: a good strong shower stream) and are widely available at comparable prices to less-e cient models. Water e ciency requires a relatively minimal investment with long-term benets and cost-savings, says Pete DeMarco,
hats a good thing, because in some areas of the country the cost of water is rising and shows no signs of reversing course. Its a trend that is likely to spread nationwide as water becomes scarcer and more expensive to nd, deliver, and manage. Te price of water isnt as high as energy, but its going there, says Alicia Marrs, outreach coordinator for the WaterSense program administered by the U.S. Environmental Protection Agency (EPA), noting a ten percent increase in average residential water rates nationwide since 2009. Te more you use, the more it costs. From appliances to plumbing xtures, landscape irrigation and graywater recycling, there are proven techniques and technology that can signicantly reduce your water use, especially in a new house where they can be optimized in the homes design and construction. And, those solutions are available and generally a ordableand o en dont require you to sacrice convenience or make signicant lifestyle changes. As you search for a new, resourcee cient home, consider the following tips to conserve water:

o what does a green home look like? Ask ve di erent people this question, as we did, and youre likely to get ve di erent answers. Maybe that shouldnt be surprising; topics of green home design o en raise more questions than they can easily answer. For example: What constitutes green? Can a design be adapted for building anywhere, or must the design conform to each unique building site? Does it even matter what the outside of a home looks like as long as the home performs e ciently, or are form and function related?

A wide front porch and an open floor plan give this Bill Martin design a sense of spaciousness despite its small footprint. See the floorplan on page 110.
Designer Bill Martin, whose traditional facades feature plenty of wood siding and some brick, sees materials and overall design as the most important factors. To him, natural materials give more of a homey feel. However, since the choice of exterior materials may be driven by what is most e cient, cost-e ective, and popular in the area where the home is built (particularly if any kind of green certication is being sought), Martins real focus is on designing small homes (around 1,600 square feet) that look and feel larger than they are. In fact, he o en hears both builders and owners of his designs say, is house seems much bigger than it is. is has important benets: building a smaller home requires less land and fewer materials, and a small home is more e cient to heat and cool. ese are all factors that are good for the environment and the wallet. Dan Tyree has similar goals but a totally di erent aesthetic. e self-proclaimed outrageous house designer specializes in modern homes ranging from sleek contemporary hillside designs to less-conventional forms (like the round house on page 71), with most featuring strong lines and lots of glass for seamless indoor/outdoor interaction. He feels that the ideal home
is no bigger than necessary and quickly builtcriteria that some modern homes, with their simple lines and Tat roofs, t to a tee. at doesnt mean that siting or materials are unimportant. His answer to what a green home should look like? A lot like what it was built intobuilt from the site if possible. Tyree recognizes that not many people are comfortable with modern design, perceiving it as too cold, though that perception can easily be defeated with the use of organic materials like wood or stone to lend a sense of warmth. And until a critical mass of home buyers embraces modern design, its unlikely to gain traction with production builders, which would help it enter the mainstream. So its a bit of a Catch-22 situation, but Tyree sees a bright future for modern design nonetheless. Given the current movement to scale down, this may be an opportune time for modern homes to climb the charts: I think everybodys looking for a simple house.

aesthetic. But ecient design isnt limited to the unattainable. Schwolsky notes that production builders are now building certiTed homes that are quite traditional looking: ey dont look much di erent than their other productI think thats the point. In other words, a green home can look just like any other home, meaning you dont have to live in a futuristic dwelling to experience the beneTts of energy-saving design. In fact, the proof of green designs success will likely be its integration into styles and neighborhoods that were already comfortable with. e hope is that eventually green wont be seen as a separate category of home but rather as a series of smart choices that can be applied to many di erent designs.
that usefulness is a good rule of thumb: if its purely ornamental, its probably not the best use of resources. Fake dormers and unnecessarily complicated roo ines fall into this category; thankfully, Martin is seeing fewer of these on todays designs. A better choice: outdoor living spaces. Porches add tremendous curb appeal, and along with decks and patios create outdoor retreats to make a small home live larger without adding to heating and cooling costs. ey can even help regulate energy use inside the home. Jones deTnes a useful porch as one with east-west orientation (to protect south-facing windows) and a view that looks at something you want to look at. Jones also suggests breezeways and operable windows to allow for natural ventilation. Jones also advocates some features, like compact footprints and multi-story conTgurations, that make a home suitable for building in higher-density communities where you can easily get around without a car. Given the rising cost of gas, this may be one of the wisest and greenest decisions you can make!

CHOOSE YOUR PLAN PACKAGE
Once youve chosen your plan, youll need to decide which package to order. This isnt as daunting as it seems. It comes down to two questions: do you plan to modify the design, and how many sets do you need. Follow the simple steps below to determine which package is best for you.
Do you plan to make any changes to the design? (80% of people do!)
CAD
A CAD le is a digital copy of your home plan on CD ROM. This format is the easiest to modify, allowing for extensive changes. Includes copyright release for making unlimited copies. A Reproducible Master is one set of house plans printed on Vellum, Sepia, or Mylar. Designers can make changes directly on the master copy. Includes copyright release for making 10 to 12 copies (on average). A PDF is a scanned set of house plans delivered in electronic format via email. Designers can make changes directly on the PDF document. Includes copyright release for making unlimited copies. Can be emailed directly to you and distributed electronically to your builder and sub-contractor, eliminating shipping costs and processing delays. Printed on bond paper, the 8-set package is the most likely format needed to build most new homes. It is illegal to modify or copy a bond set. Printed on bond paper, the 5-set package is the minimum required to build some new homes. It is illegal to modify or copy a bond set. The 1-copy study set is typically used for estimating and lending purposes. Set stamped not for construction. Deck PlansEnjoy the outdoors
Many of our homes have a corresponding deck plan, sold separately, which includes a deck plan frontal sheet, deck framing and oor plans, deck elevations, and a deck materials list. A standard deck details package, also available, provides all the how-to information necessary for building any deck. Get both the deck plan and the standard deck details package for one low price in our complete deck building package.
Mirror reverse plans simply ip the design 180 degrees (keep in mind, the text will also be ipped). For a minimal fee you can have one or more of your plans shipped mirror reverse, although we recommend having at least one regular set handy. When ordering 5-Set or 8-Set plan packages, one set will always remain in its original form. A Right-Reading Reverse option is also available for many plans. When you choose this option, the design will be reversed and the text will read normally. All sets will be shipped in this format.
