A MESSAGE FROM THE PRESIDENT
Dear Member,
Welcome to Neill-Wycik!
For over 25 years, Neill-Wycik has provided an alternative for student housing in
Toronto. We have been a home away from home for literally thousands of students.
Over the past couple of years, the Board of Directors, Staff and dedicated Members
have been working hard to improve the building and improve the services to our
Membership. We have been very successful because you, the Member, have started to
get involved in Neill-Wycik.
Last year, the Residence Assistant Program was introduced. The primary focus of the
program was to get Members to participate in the building by joining a Committee,
starting a club, maintaining a facility, holding events or cleaning the common areas.
The result - the beginning of a real community with Members who care more about
their environment.
Neill-Wycik is your home, you have an equal say in what goes on. You also have an
equal responsibility. Be aware of your rights and obligations as a Member.
And get involved, you'll not only help our community to grow, but you will gain
experiences and friends that will last your lifetime.
Yours Co-operatively,
Brian M. Woodrow
President, Chair of the Board of Directors

...".,"',
.,'., ...... '.,',' ....:.,.." . ','.,'.. (pronounced Neil

a young woman's dream. This
dream began to take shape in
April 1969, during the Neill-
Wycik College sod turning party
on Mutual and Gerrard Streets.
Present at the ceremonies were
((Mama" and ((Papa" Wycik,
former Toronto Mayor and
Member of Parliament, David
Crombie, (who was then the
former Ryerson student services
director) and Kathy Whalen - the
Ryerson student with a dream.
S
i tudents had been trying for
, years to get some form of
residence, but never had
any luck bargaining with Howard
Kerr, Ryerson's principal from
1948 to 1966. When he left,
Ryerson students decided to force
the
02 Nelll-Wyclk Co-operative OWNER'S MANUAL 96197
issue with the new
presiden t, Fred
Jorgenson. One of
those students was
Kathy Whalen.
I
n 1966, Kathy
enrolled in the
Early Childhood
Education program
and became involved
in student politics.
She was hired by the
students' union to
operate the newly
created Housing
Registry - which
still exists today.
Immediately she saw the need for
an on-campus residence. She
liked the idea of a Co-op as
opposed to a normal school resi-
dence because it offered students
control over their environment
as well as low-cost housing.
A,
} "', fter persistent lobbying on
Kathy's part, it was finally
realized, in September 1967,
that Ryerson was to have a
high-rise Co-op. In December,
the Canadian Union of Students
sen t Stan Adelman, as field
worker , to Ryerson to help the
group find money and a plan for
the long project ahead.
~ I .... ... :' ... . \he Group decided to name
Neill- Wycik after three
people. Wycik is after Aurilee and
Raymond Wycik, two warm
hearted individuals who ran a
small cafeteria in Kerr Hall. They
used to provide free food and
beverage to the Members of the
committee who worked late
hours on the housing project.
However, Wycik College sounded
'*'
'"
a lot like Wycliffe College, a
divinity school at the University
of Toronto. Kathy suggested
adding on A.S. Neill's name. Neill
was the Principal of Summerhill,
one of the most successful
English free schools.
1j"I'he first thing the Co-op
, needed was a building from
which they could operate to gain
some experience and raise
capital. Ryerson offered it's
property at 325 Church Street, a
building slated for demolition, to
be used as a residence. After
selecting a site, the Co-op then
needed a mortgage.
Q
t ."".' .',' .. t Christma.s .Eve, 1968,
,", ' a $5.4 mIllIon dollar
mortgage was finally approved by
the CHMC. Problems did arise;
the mortgage price rose by
$100,000 because the contractor
,,=!,%,,""tll Wyci k (1970-1996)
discovered the foundation wasn't
hard enough and there were
strikes by concrete and elevator
workers which stopped work for
three weeks. In the end, the
headaches were worth it. The
building did finally open . and by
August IS, 1970, all the spots
were filled.
l ..... ...."\he Marten's Wing (also
, ;, known as McGill Wing) was
created mainly because the City
of Toronto kept handing us
variances that our parking was
not large enough to satisfy our
legal obligations. Mike Labbe,
from a Non-Profit Consulting
Agency, suggested that instead of
just absorbing the cost of a very
expensive parking lot, we build a
garage and an eight story wing
for housing on top of it, which
made much more financial sense.
W
! \ ./ ork began in December
',ll 1986. After several delays,
the Marten's Wing was opened
in January 1988. In 1995, with
much fanfare Neill-Wycik
celebrated its 25th Anniversary.

.;/ e all live in this community called Neill- Wycik. You have chosen to live here and we
1 ] welcome you. You have also chosen to live by the principles and guidelines that exist
to keep our world sane. Please read them and strive to be a good Member of the community.
OPEN AND VOLUNTARY MEMBERSHIP
You must be a full-time student to be accepted into Neill-Wycik and we try to achieve a SO-SO male to female ratio.
Apart from these guidelines, anyone can become a Member regardless of social, political, ethnic or religious affiliation.
DEMOCRATIC CONTROL
Members elect the Board of Directors at Neill-Wycik. Any rent increase or major policy change must be passed at a
general meeting open to all Members. If you have a criticism, or suggestion, you can express it at a board meeting, to
the staff, or at a general meeting
ApOLITICAL
Neill-Wycik doesn't take sides on the political spectrum. We will not make donations to one political party nor will we
become involved in political movements for change not directly related to housing. We do, however, respect any
Member's activities in these areas.
A CO-OPERATIVE EDUCATIONAL ENVIRONMENT
Neill-Wycik is not just a place to hang your hat. By bringing a group of people together from around the world, and
supplying them with private and communal space, we hope to teach the art of co-operation. By offering educational
facilities and seminars in current issues and by encouraging opportunities for volunteering and for working, we hope
to create an environment where our Members can develop personal skills while contributing to their community.
NON-PROFIT
We take in a certain amount of money from rents and the hotel and spend it on maintenance, salaries, mortgages,
utilities and other expenses. Anything left goes into the reserves for major repairs, capital expenditures etc. There is no
person or group of people who benefit if we have a surplus; we all share in our financial successes and failures.
COMMUNITY AND CO-OPERATION
Neill-Wycik's objective is to promote and build community and relationships with surrounding communities and
co-operatives locally, nationally and internationally.

ill-Wycik Bylaws
(or the DO's and DON'Ts)
Out of one hundred people surveyed, top ten answers are on the board, here's the question:
How can Wycik be an exciting place to live, yet remain so clean and comfortable???
Survey Says ... Our Bylaws!
You've already read about the Board of Directors and your role in the co-op. in mind that every Bylaw and
policy you see here, and elsewhere in the co-op, was proposed, argued, voted on, and/or passed by YOU,
the Member! When you sign your Occupancy Agreement you are agreeing to abide by all the Bylaws that govern the
building. The following is a brief overview of the Bylaws, and how to help keep Wycik great:
DO
... contribute 2 hours per month to the Work Program
... promote a drug free, responsible environment
. .. keep your Pets clean and quiet
(there are a LOT of conditions to this one, visit the Office for details)
... attend and vote at the Annual General Meeting
... treat all Members with courtesy and respect
... respect the property of Neill- Wycik and Members
... leave the building quickly and calmly during a fire alarm
... keep an eye out for suspicious individuals
.. . pay your rent on time
... keep your unit clean at all times
... have a great year!
DON'T .
. .. try to skip out on it ... it benefits everyone, even you .
. .. use, possess, sell or grow drugs on Neill- Wycik property .
... have Pets in a multi, or keep a dog in the building .
(there are a LOT of conditions to this one, visit the Office for details)
... miss it, then complain about the Bylaws .
... harass, threaten, assault, impede on Member's rights
... damage, vandalize, or deface Neill-Wycik property .
.. . trigger or damage any fire equipment.
... let strangers into the Co-op through any locked door
... slip into arrears with the Co-op
... blame your unitmates, everyone shares equally
... let the opportunity to get involved pass you by .
Remember, only you can keep this building great, and it is your responsibility to know and understand the
Bylaws. If you're looking for some light reading, or want to know more about the building, may we recommend
Bylaws 29 and 30. You may ask your Residence Assistant for a copy of the Bylaws at anytime.
Wycik is very lucky to have hundreds of responSible, enthusiastic Members. But unfortunately, there are always those
who must test the boundaries of the Bylaws. To those individuals, there is only one thing to say; Read This First!
There are several actions of recourse that can be taken when a Member breaks a Bylaw.
The following is an abbreviated list of the process:
J - Meetings, meetings, meetings ...
Meet with R.A., security, or R.A. Team Coordinator.
Meet with the Residence Life Manager and/or other Management.
Appear before the Wycik Member's Disciplinary Committee.
Appear before the Board of Directors.
Meet with the Police.
2 - Consequences
Community Service hours (Maintenance will never run out of work for this!)
Loss of privileges (ie. weight room, computers, parties and events)
Community Awareness
(Informing the community of the Bylaw you broke through newsletter)
Relocation within the building.
Eviction from Neill-Wycik
Trespass Notice
Legal Action
Please take this infOrmation seriously. It is important to our Members to have a safe, comfortable environment.
Treat Wydk as if it is your permanent home, as we are just that to many of our long-time Members.

BRIAN WOODROW,
PRESIDENT
Currently employed with a large

difficult and challenging role of
acting as link between Staff-Board-

with aplomb (although we think he
has lost a little more hair) ...
FRAN LAFFERTY,
TREASURER
Fran is a true right wing capitalist
with desires to make a lot of
money. She also is in her fourth

Sister floor also plays a more

system' for R.A.'s and Members alike.
For instance, Members may feel
uncomfortable approaching an R.A. of
the opposite sex to discuss a personal
issue so most of the R.A. will have a
sister floor with an RA of the opposite
sex. Or, if a Member has an emergency
and the R.A. isn't around, the R.A.
of the sister floor may be able to
assist instead.

from smashing a window, to ripping down
posters or wearing your rollerblades in the
halls and units.
PET NOISE
Dogs are not allowed in the building, and
pets are not allowed in multi-units (except (or

must be removed from the building. There's
a lot more to this policy, look it up when

ENTERING THE BUILDING
Please enter the building through designated

key on you, as security and MSR's may have
to leave the desk unattended, and lock the
door while they're gone. Also, for the safety
of Members, staff and guests, don't let
anyone in who isn't a Member. All Members
should have either a front door key, or a

very summer, Neill-Wycik
' i ' 1 opens its doors to groups and
.,," ....... individuals from around the
world. Neill- Wydk employs over
3S Members and Students,
provides career experience to
hotel/hospitality/business students
and makes a substantial financial
contribution to the Co-op. Half the
building usually empties out in the
summer when many students return
home to summer jobs. This could
result in an enormous financial
problem for Neill-Wycik as we would
have suffered from large vacancy
losses, but we have been able to
create an alternate source of revenue
through the Hotel.
T
... .. he Hotel also allows us to clean
out the building and renovate
without major disruption to
Members. During May and June, we
are able to paint, patch and fix up the
units that may have experienced
damage through the school year.

"1 ... .. 'he Hotel has grown and become
, more well-known throughout
the world. We are published in the
famous IILet's Go" gUides, Lonely
Planets Travel Books, Frommers,
Fodor's, the CAA handbooks, Metro
Toronto Convention and Visitor's
Association maps and brochures, etc.
This advertising has increased the
public's knowledge of Neill-Wycik
and has often been the reason we
have attracted new Members to
Neill-Wycik during the school year.
Neill- Wycik accommodates all
kinds of groups and individuals,
from around the world.
HOTfL STATISTICS:
+ Over 20,000 visitors a year.
+ Average charge is $26.
00
a night.
+ Almost 100% occupancy in late
July and August.
+ The most breakfasts ever served in
by our little Kafe? - 280 in 2.5 hours
(and five tired guys later)
+ Housekeeping can make up to 320
beds a day and can clean toilets in
less time than it takes to flush.
H ..
.. ...... .. otel staff are amazing, delightful
and fun - idiosyncratic and
alternately grumpy (but only behind
closed doors). They are something to
be proud of and they come back for
more every year and so do our guests.
