ARCHITECTURAL GUIDELINES

Window Coverings
These guidelines apply to blinds, shutters, curtains, or other types of window coverings that are installed on or at the interior glass surfaces of the windows and doors of the house.(1) The objective of these guidelines is to regulate the visual impact that window coverings have on the exterior appearance and aesthetics of the homes in Heron Lakes Estates.
Location Window coverings on the windows and doors shall be located in a way that does not introduce non-uniformity of appearance. The preferred application is to have all of the windows covered similarly to create uniformity of appearance when viewed from outside of the house. (2) Standard window covering colors are acceptable. Window covering colors other than white shall be in submitted for approval prior to purchasing or installing. (3) Window coverings must be in harmony with the exterior design, color, and character of the house and with other window coverings and houses in the community. (4) Window covering materials shall not be highly reflective. White sheets are acceptable to use on a short term emergency basis, but shall not be used on a long-term basis as window coverings. Newspapers, aluminum foil, cardboard, or any other objectionable materials are not permitted to be used as window coverings. Window covering hardware shall be in harmony with the architectural character of the windows and doors. Window coverings in public view shall be maintained in good condition. Poorly maintained window coverings that the Association considers to be an eyesore must be replaced or restored to good condition. (5) Any window coverings that meet these guidelines are pre-approved by the ACC.

Notes:

(1) Common window coverings typically consist of curtains, blinds, and shutters, which are installed at the interior glass surface of windows and doors of the house whose function is to reduce the amount of sunlight entering the house in order to reduce solar heat gain, to reduce interior color fading, and to cut down or eliminate sun glare. Window coverings can also add privacy from unwanted viewers peering into the home without the homeowners losing their view of the outdoors. (2) Window coverings may be installed either on the exterior or interior of the house. Window coverings applied to the exterior of the house (3) Only the color of the window coverings that can be seen from outdoors through the glass is of concern (i.e. typically the back side color of curtains). Dark colors are acceptable as long as the colors are in harmony with the primary and trim colors on the exterior of the house. (4) The final judgment of whether the window coverings are in harmony shall rest solely with the ACC. (5) The final judgment of whether the window coverings are in good condition or are an eyesore shall rest solely with the ACC.
