THE PRICE OF AN YTONG OFFER INCLUDES THE FOLLOWING: YTONG construction material for the complete structure of a house: blocks and slabs for all structural and partition walls, YTONG elements for concreting without formwork, i.e., hollow angle elements, vertical elements, U- and L-elements for horizontal tie beams and lintels, floor and roof supporting grillage structure, thin-layered YTONG mortar for complete walling and smoothing of the upper surface of roof ceiling supporting grillage structures. The YTONG Family Houses project is conceived to help all those who intend to build a family house. Building a family house is, as a rule, a tough and unpredictable process which very often has its unpleasant surprises for the investor, from the long time it takes to get the designs done and obtain the building permit to the cost overruns. That is why the company Xella porobeton HR d.o.o. (hereinafter: Xella) has developed a project which successfully helps shorten the process of planning and building family houses and ensures the reliability of cost planning for the whole investment. Xellas basic activity is the sale of YTONG construction material, but, due to market demands, an integrated family house construction project has been launched using the YTONG BUILDING SYSTEM. This offer by Xella includes 10 different types of family house designs. The houses are named: NADIJA 07, ANA 07, DIANA 07, SNJEANA 07, SANJA 07, KATARINA 07, DANIJELA 07, DORA 07, NENA 07 and YTONG LOW-ENERGY HOUSE. The projects are created according to the clients wishes: NENA 07 is a house with 2 apartments it can be built as a detached or double house, or as one in a row suitable for an apartment block. Its continental version is christened DORA 07. DIANA 07 is a sizeable house which can be divided into more flats and is designed in the continental style. Its coastal version is ANA 07. NADIJA 07 is a single-storey house without a flat slab. SNJEANA 07 and SANJA 07, as well as KATARINA 07 and DANIJELA 07, are examples of larger and smaller family houses. The LOW-ENERGY YTONG HOUSE project features a special flat-roof design with 36.5 cm thick external walls.

WHAT THE CLIENT IS OFFERED FREE OF CHARGE:


1. Minor changes in the standard design as desired (changes in the intended use of the rooms, the layout of partition walls, the position and size of openings /windows and doors/, widened openings in structural walls) 2. Major design changes at minimum extra payment to the designer (basement, garage, outdoor staircase, etc.) 3. Preliminary design to meet building requirements, main design (architectural designs with statics, water supply, sewerage, low-power, high-power and earthing installations) in 5 copies, plus the part of drawings for the building site, all adapted to your plot (slope, orientation, entrance, etc.) 4. Transportation and unloading of complete YTONG material on the site anywhere in Croatia 5. DVD building instructions 6. YTONG instructor who visits your building site to show to your contractor how to apply YTONG material correctly 7. Once you have obtained the location permit, we can recommend quality YTONG contractors for building your YTONG house from the foundations to the roof, and, depending on their schedules, they will offer to build your house up to the stage you want to agree with them (structure, carcass, or turnkey job) a modern and snug home and save 30-50% of heating or cooling energy with a LOW-ENERGY house much more than that - If you are not happy with any of the offered standard designs of YTONG houses, the construction of your family within the YTONG system is also possible accord ing to your own design with a free specification of required YTONG material. - A design to suit your wishes can be ordered from YTONG designers who are familiar with the YTONG designing and building system

- A house structure consists of 30 cm thick, external, load-carrying YTONG walls for the whole Croatia which provide outstanding thermal insulation; and it consists of 25 cm thick, internal, load-carrying YTONG walls and 15 cm thick partition walls (10 cm with a LOW-ENERGY house) - Ceilings and roofs are made from 15 cm thick supporting grillage structures. YTONG belongs to the group of POROUS CONCRETE construction materials; it is manufactured only from natural raw materials: lime, sand, water and cement. Characteristics of YTONG construction system: - owing to their excellent insulation, YTONG-built structures possess a pleasant micro-climate, which means that walls are steam-permeable and energy-saving, which shows after some years of use compared to conventional buildings - When building with YTONG, it is not necessary to use additional thermal insulation (which, as a rule, is always expensive), because the YTONG thermoblock in the single-layered wall meets the thermal insulation requirements in compliance with the Technical Regulation concerning energy economy and heat retention in buildings (NN 79/05, 155/05, 74/06)

YTONG line of products is integral, consisting of the following: STANDARD LINE: YTONG thermoblocks, YTONG wall blocks, YTONG wall slabs, YTONG slabs, YTONG earthquake resistant wall blocks, YTONG U- and L-elements and YTONG ceiling filling for a semi-prefab grillage structure. YTONG family house NADIJA 07 is a 4-room single-storey house with a large shaded or covered terrace. The YTONG low-energy family house is a special project of an energy-efficient YTONG building which can be easily divided into two selfcontained apartments, or which can be used as a large 5-room house for a bigger family. Also, the house can be extended. It is designed as a multi-purpose (continental and Mediterranean) house having 36.5 cm thick external walls and a flat roof. How to materialise the YTONG Family House project? Speed, economy and quality from the idea to your own home!
GENERAL If you have decided to build a family house and put your trust in Xella, it is our duty to inform you in detail on the course of action you have to take as a future investor before acquiring your home. We hope that our written instructions will do, but should you need some more information, please do not hesitate to contact us by calling our free info phone 0800 7000, or just call Mr. RANKO NOVAK, B. Eng. Arch., MANAGER OF THIS PROJECT, at mobile phone 098 366 730 and he will gladly give you useful advice on the COMPLETE PACKAGE. of the municipality where your plot is situated. There you should seek the urban development terms and conditions, i.e., a certificate of the planned use of the plot in question, based on an excerpt from the cadastral map or a layout collected at the land registry office along with the title certificate issued for your parcel, neither older than 6 months. Pursuant to the Zoning and Construction Act (NN 76/07), the layout plan in the preliminary design will have to be presented on a certified geodetic survey with shown levels, so that, too, will have to be obtained by you from a chartered land surveyor before approaching the designer. If there is an old building on the plot, you must prove its legitimacy (building permit with attached drawings, or a cadastral certificate testifying that the building was raised Catalogue carefully and note the prices of the YTONG FAMILY HOUSES. The Catalogue contains detailed information about all types of YTONG houses, but the same information you can receive by calling our free info phone 0800 7000 or on website www.xella.hr or directly at our office. Furthermore, some days in advance please ask for an appointment with a Xella expert. If you have already arranged it, we shall refer you to the Magnituda Design Office, Avenija Dubrovnik 10, Zagreb, phone 01/6387 970, Xellas partner firm responsible for your design documentation. 2) DESIGN WORK Each of a total of 10 standard designs shown in this Catalogue can be modified to a certain extent to suit your preferences. Minor design changes (such as the intended use of rooms, the layout of partition walls, the size and position of windows and doors, etc.) are free of charge. Major changes may also be free in some cases or charged a minimum fee payable directly to the YTONG designer, i.e., Magnituda Design Office which will make changes for you in the design documentation, with the actual amount of extra payment depending on the concrete request (addition of a basement, a garage or the like). If you still havent exactly defined the arrangement of rooms or some other elements of your future home, or if you want to get some more information about construction prices and contractors, please contact our YTONG ARCHITECT at Xella, Mr. RANKO NOVAK by calling his mobile phone 098 / 366-730, and he will gladly act as your FREE ADVISER. After a detailed conversation with you, he will refer you to the YTONG designers at Magnituda who will help you to completely define

1) PREPARATORY STEPS First, you must be a registered owner of the building land or prove your legal interest. This means that at the land register you must get the land registry certificate not older than 6 months as evidence of your title. Your legal interest is proved by a purchase or donation contract or another deed proving your title to a land not yet registered. Entry of your title in the land register is not yet necessary for submitting your application for the issuance of a decision on the terms and conditions of construction, it will be necessary at the stage shortly before the start of construction works. Whether your land is a building land and if a house be can be built on it should be checked at the construction and urban development service

before May 1968). If you have no valid drawings of that building, you must have it architecturally surveyed and drawn. That is all needed, among other things, in order to reduce the cost of the municipal fee payable for a new building. Once you have settled it all, the way is open for the construction of your family house, with further progress depending largely on your finances and preferences. After that please read this

your future family house and with whom you will also make all necessary arrangements concerning the conclusion of a purchase contract and payment for your YTONG FAMILY HOUSE. 3) PURCHASE The contract for the purchase of your YTONG family house you will sign with Xella at Magnituda Design Office and make an advance of HRK 19,000 payable into Xellas account. The rest of the purchase price you will pay after obtaining the decision on the terms and conditions of construction or after realising your loan. The completion dates of your design documentation for the obtainment of the location and building permits will be agreed with you at Magnituda Design Office. Should none of the proffered YTONG family house designs suit you, you can present us your own design or order it from Magnituda. Based on your individual design, we shall prepare for you FREE OF CHARGE a specification of required YTONG material and give our offer for it. The difference between our ready-made YTONG design and your individual design is that in the latter case you must pay the transportation of material to your site and unloading. Once you have defined the YTONG Family House

project with our assistance, you will receive from Magnituda free documentation required to obtain the location permit shortly after your have supplied to Magnituda the documents specified in section 1) of this Guide. You will yourself obtain from the land register office the decision on the terms and conditions of construction and, if required, the parcelling plan. After that Magnituda will give you complete main design documentation free of charge.Finally, you will also get the part of drawings for the buildings site. The completed design documentation you thus receive will greatly reduce and facilitate the procedure of obtaining the decision on the terms and conditions of construction and the commencement of construction works. 4) HOUSING LOAN After obtaining a valid decision on the terms and conditions of construction you will have met one of the basic conditions for raising a long-term housing or construction loan at a commercial bank on the terms and conditions of that bank and in dependence on your credit rating. You can use such loans regardless of whether you buy one of the YTONG FAMILY

HOUSES or opt for building your family house according to your own design by applying the YTONG CONSTRUCTION SYSTEM. Xella does not provide direct credit financing for the purchasers of YTONG material or the purchasers of YTONG Family Houses, but it has enabled its clients to be granted attractive housing loans at the annual interest rate of about 3.7% through the Real Estate Agency (APN), about which you can learn more on website www.apn.hr 5) ORDERING THE MATERIAL AND ITS TRANSPORT TO THE SITE Once wholly paid under the purchase contract, the construction material for your YTONG FAMILY HOUSE will be delivered to your site within 15 days of the day of payment. After the payment you should call Xella company and agree on a precise delivery schedule for the

factory to start manufacturing the supporting grillage structures and other YTONG elements, which are manufactured on special order. The set of YTONG material for the house structure arrives in pallets, in yellow eco-foils loaded on 2 to 4 trailer trucks, depending on the size of the house. When buying the YTONG FAMILY HOUSE package, you get FREE transportation to the site and mechanical unloading anywhere in Croatia, including islands, provided that the trailer truck has access to the site, otherwise the buyers should pay off-loading and transportation by smaller trucks.
