There are large and small reasons that drive people to build a custom home. Some
clients are looking for a foor plan or style of house they cant fnd in their preferred
location. And others, after touring countless houses that dont ft their tastes, just
want the decisions made their way right from
the start. Even if your new client is initially
motivated by the broad strokes, theyll likely
grow invested in the custom touches over the
course of the project. In fact, every product
decision can ultimately take on fate-of-the-
world importance in their minds.
Small custom builders, on the other hand,
typically focus most closely on those broad
strokesthe imperatives of quality con-
structionand leave the product parsing to
someone else in the offce. That someone (usually a female) helps guide the client
through the head-exploding number of product possibilities and keeps an eye on the
allowances youve allocated to each selection.
Unfortunately, its a woefully inadequate process. No one on your staff has
enough hours in the day to handhold the number of decisions to be madeunless
thats their only job and they are trained in interior design or architecture. But the
biggest challenges are the allocation and budgeting procedures themselves. Gaug-
ing the tastes, expectations, and priorities of new clients is without a doubt a snake
pit. They may not yet know which items are must have versus can do without.
And worse still, they may realize later that something they thought unimportant
at the time mars the whole result. Maybe they made do with your grade 3 granite
countertop allowance, only to learn an upgrade wouldnt have cost much more and
would have transformed their experience in the kitchen. Simply slapping them with
change order upcharges can leave a bitter taste. A good, better, best set of allow-
ances that prepare them for likely overages might help smooth the sail.
Another common stumble is scheduling. Have you planned adequate time for
clients to deliberate on important decisions? (And remember, even a faucet choice
is important.) Or are you chasing them down at phases? Hurry up with your color
choices, the painters are next! Hasty decisions made under the gun are bedrock for
bad feelings down the line. Here, a list of all items your clients need to choose and a
clear timeline for selecting them (with gentle reminders along the way) could save
the day, and help make the journey with you a trip to remember.

eadlines about the housing market havent
been stellar lately, but most of the actual
numbers, fgures, and data are showing
marginal increases when compared with
last years progress. Even if the recovery
rate isnt whats been expected or desired by the residen-
tial design and construction industry, anecdotal as well as
statistical details point toward a slow but steady boost in
business for most markets. And more homeowners seem
willing to take advantage of consistently low mortgage
rates by moving ahead with plans to build.
Summer is prime time for the
construction industry, so the July
2011 fgures from the U.S. Census
Bureau and the U.S. Department
of Housing and Urban Develop-
ment (HUD) represent a reliable
annual benchmark. The numbers
listed here for building permits,
housing starts, and completions
are all higher than last summers
fgures. The report represents
straightforward statistics based on
sample surveys with a 3 percent or
less margin of error. Census and
HUD look at all privately owned
housing units, which include con-
tractor- and owner-built attached
and detached homes.
New Residential Construction
Data for July 2011:
Building Permits: The prelim-
inary number of authorized building
permits for privately owned housing
units was 597,000. This is an in-
crease of more than 20,000 permits
over July 2010. Of those permits,
404,000 were for single-family
houses, which is an increase of 0.5
percent since June 2011.
Housing Starts: Attached
and detached housing starts were
nearly 10 percent higher then July
2010 for a total of 604,000 new
units. Single-family accounted for
425,000 of those starts.
Housing Completions :
Completions increased 11.8
percent since June 2011 and are
9.5 percent higher than those in
July 2010 for a total of 636,000. Of
those completions, 470,000 were
for single-family projects.

lease will be Sept. 20.
The National Kitchen & Bath Association (NKBA), a nonprot trade association serving
40,000 members, produces a quarterly Kitchen & Bath Market Index (KBMI) to gauge the
industrys mindset. The KBMI surveys 150 kitchen and bath dealers across North America,
asking them to compare previous results for sales volume, remodeling prices, showroom
visits, and revenue, as well as estimate those same categories for the coming business
quarter. Ranging from -60 to +60, the index total provides a snapshot of overall feelings as
being either positive or negative.
Most dealers experienced minor growth during the rst half of 2011, and about half
of them expect those numbers to further improve in the third quarter. According to NKBA
executive vice president Bill Darcy , Kitchen and bath dealers did report positive increases
in revenue quarter-over-quarter and year-over-year, which certainly helps encourage cau-
tious optimism. However, the reality of high unemployment and low consumer spending

2012 and describe the corresponding feelings they
are intended to stir. Consistent among the forecasts
is a switch from safe, soothing, secure palettes to
stronger colors that rouse optimism and cheer.
Fashion usually foretells a year or so earlier what shades eventually will penetrate home trends. True to form, the largest color fore-
casting organization, Alexandria, Va.based Color Marketing Group (CMG), announced this spring that pzazz, a vibrant deep red-purple,
which we have seen in past seasons on the runway, is the it color for fall/winter 2011 to 2012. According to CMGs forecast, expect it
to adorn feature walls, accent soft furnishings, and breathe new life into standard hues such as beige, navy, and gray. Alongside pzazz,
honey moona golden hue achieved byy blending the sweet earthiness of honey and the romance of a harvest moon to conjure the sweet earthiness of honey and the romance of a harvest moon to conjure

Pantone , a global developer of color communications and matching tools, has been predicting
stylish colors since 1963. There are nine palettes for home and interior design that it foresees as
popular choices for perspective clients. Caalled Pantone View Home + Interiors 2012, more than
half of the color groupings contain shades of purpl le along with neu-
trals and a dash of neon hues created fromm in-betweeen blends such as
a green-yellow bamboo or a gold-orangee citrus. The company describes
its colors in terms of feelings they evoke. For examp ple, the Nonchalance palette
of comforting pastel pinks, ethereal blues, and sofft egret white wrap us in
carefree baby blanket colors, harmoniously blending with the more mature
taupe, gray, and grape tones. The colors coax

suggest that the kitchen and bath industry will continue to face a tough road in the near future.
Despite an 18 percent drop in showroom visits during the second quarter, 51 percent of the
dealers surveyed anticipate higher numbers of visits in the upcoming third quarter. This summer
saw a 15 percent rise in visits compared with the same time frame in 2010. Sales volume for
both kitchen and bath remodeling projects grew slightly during the second quarter this year,
while a hopeful 18 percent of respondents expect remodeling prices to also climb during the
third quarter.
Revenue for kitchen and bath dealers rose a slight 6 percent during the second quarter, but
that rate is an increase of 8 percent from summer 2010. Nearly half (49 percent) of the dealers
questioned foresee a continued rise in revenue through the third quarter of 2011. While still on
the positive side at +21, the index total indicates that average expectations are good but not as
optimistic as earlier this year when the index peaked at +37 during the rst quarter.

The current, seemingly endless
construction slowdown has done
more than just slow things down.
Many custom builders, having dis-
tinguished themselves by placing
superior quality and service ahead
of price, are nding its also turned
a successful business model upside
down. For more than 25 years, Tom
Blalock and Phillip Knight ran their
custom building/remodeling/historic
restoration company on the principle
that clients would recognize quality
and professionalismand pay for it. We always had better success with older clients who had some experience
at this; whod had, frankly, some failures, says Knight. The company always sought to realize the clients vision, he
explains, not something that was close. People saw value in that. Now its changed 180 degrees. Cautious clients
remain on the sidelines, while those bold enough to get in the game are looking for a bargain. Competitorsand
there are more than evercut supervision hours from their bids, guring theyll x the inevitable construction errors
later. We just bid a project that I whittled down to the bone to try to get, says Blalock, who lost the project to a
builder who included $50,000 to $60,000 less in supervision. The product of this approach, Blalock says, ruefully, isnt
as good as it would have been, but its cheaper. Competing in a bottom-line-obsessed environment is no fun when
youve built your professional ethos on care in construction, but without forfeiting the companys good name, he says,
I dont know a whole lot we can do about it.
The rms pipeline of work has changed, too, both upstream and downstream. As the Atlanta-area residential market
has shrunk, architecture rms, once a dependable source of leads, have downsized radically or shifted to commercial
work, Blalock says. A lot of builders have gone to design/build; architects have just ceded that ground. Meanwhile, P

Knight adds, the companys trade-contractor
community has suffered casualties, especially
one- and two-man specialty operations, such as
the iron workers, glaziers, and other craftspeople
who supported the companys historic restora-
tion work. A lot of them had to take real jobs.
Many of those who remain have downsized, he
continues, so you have to wait for a place in
their schedule. A lot of the mills that make win-
dows and doors have shut shifts down, so what
used to be a three- or four-week lead time is
now six. With so many capable tradespeople
going without work, Knight points out, the para-
dox of having to wait longer for work is strik-
ing, but he and his partner have more important
things to do than complain. Here in Atlanta,
he observes, if a construction company is still
in business, theyre scrambling to stay that way.
Surviving in this embattled business climate
takes perseverancehaving employed as many
as ve superintendents and projects managers in years past, Knight says, Were back to Tom and me
running things nowbut the companys diversication also has proved essential. Blalock founded
the business in 1984 (Knight hired on in 1987 and became a partner six years later), focusing rst on
renovations in Atlantas pre-WWII neighborhoods and working steadily up the scale in project size and
complexity. We were mostly working on older homes, houses built from 19101930, Blalock explains.
It wasnt a big jump from that to historic restoration. Eventually, the companys ability to handle com-
plex, technically challenging jobs opened the door to high-degree-of-difculty projects at the opposite
end of the style spectrum. The company built its rst modern house in 2003, and the combination of
historic and contemporary work proved a perfect match. We like them both because they both involve P

more demanding than their historic counterparts. Weve seen quite a few projects that the contractor
couldnt complete; he was in over his head, Knight says. On these modern structures, if you make a
mistake early on, you cant cover it up, and you cant recover.

mon denominator. For so long, the thing here in Atlanta was to tear down an old house and put up a McMansion, Knight says. It
still is. But the city boasts a stock of ne older buildings that also have their devotees. And while new-house clients lean heavily
toward traditional architecture, tastes among younger Atlantans have begun to shift. Youre seeing these little modern jewels pop
up in the most unlikely places, Knight notes. Scoring a modern project in the current climate is still a battle, he says, but Were
continuing to bid new modern houses. Some are being built and some arent. Its encouraging; at least the plans are being drawn.
People are still interested.
In the meantime, Knight reports, Were doing quite a bit of historic restoration jobs. One especially worth noting is a top-
to-bottom restoration of a 1931 house by prominent Atlanta architect Philip Shutze . Were taking it back to March 31, 1931,
Knight says. Everything is stripped back to original material. The project will take as long as four years to complete and will give
the company some welcome breathing room. Once under way, it also may take more supervi-
sion than the partners can handle on their own, but thats anything but a problem. Hopefully
were going to hire back a person or two when we start this project, Blalock says. Most of
the people we would hire back havent found work. Theyre doing jobs on their own, and they
would love to come back.

Space heating and replaces

To those who doubt that modern architecture is a match for the rough-and-tumble reality of everyday life, we submit the Appleton
Living kitchen. Serving two adults, four children, and a minimum of three dogsthe Venice , Calif., family also takes in rescued
caninesit offers a study in svelte, sculptural form that also is practical, livable, and tough as nails.
The room occupies one wing of an L-shaped house, incorporating cooking, dining, and sitting areas andwith a wall of sliding
doors opena full-length poolside veranda. Architects Tryggvi Thorsteinsson and Erla Dgg Ingjaldsdttir capitalized on that openness
by organizing the kitchen around two 16-foot islands and entirely avoiding above-counter storage. With long swaths of glass along the
north and south walls, the layout produc-
es a see-through effect, Thorsteinsson
says. The view through the building is
scarcely interrupted by the stair that lines
the north wall, a folded plane of plate
steel hanging on thin steel rods that near-
ly disappears in profle. A bed of smooth, black stones shadows the stair at the foor, giving three-dimensional form to the space above.
At the islands, Thorsteinsson and Ingjaldsdttir wrapped contrasting shells of gray stone composite and terra cotta tile around
millwork surfaced in bamboo. Matching bamboo covers a wall-height millwork elementholding the refrigerator, wall ovens, and a
nook for small appliancesthat separates the kitchen from a childrens playroom. Except for a boardwalk of ipe planks that borders
the stone bed, describing the path to the pantry door, the foor is covered in limestone tiles. That surface fows onto the veranda, which
takes the edge off cool evenings with overhead radiant heaters and a recessed freplace/pizza oven. The verandas cantilevered edge
doubles as a bench, Thorsteinsson notes. Lit from below, he adds, the foating form lightens up the heaviness of the building and creates

Architects Tryggvi Thorsteinsson and Erla Dgg Ingjaldsdt-
tir like to defne rooms with simple blocklike elements rather
than with traditional walls. We never look at a surface as
two-dimensional, Ingjaldsdttir says, We look at everything
as a three-dimensional form.
In the master bath, a walnut-surfaced cube separates the space from the bedroom. Standing a couple of feet shy of the ceiling, the
millwork box presents a fush surface to the bedroom, where it serves as a headboard. Its sides form twin passages to the bath and open to

wo features the editors of this magazine especially admire in a custom home are a site-specifc design and art-
fully exposed structure. Custom building affords the chance to fnd, refect, and amplify something essential
about a particular place; it would be shame to waste the opportunity. And because the process involves the
skilled input of many people, elegantly revealing how it was constructed adds much to a buildings appeal. We
could go on, or we simply could direct your attention to this family retreat in the hills of Northern California.
Located on 384 acres of ranch land, it adds human habitability to an extraordinary site without diminishing in the least
what makes this place special. In so doing, it celebrates the art of building as well as the art of living.
Tucked into the trees at the edge of a sloping pasture, the compound consists of a two-bedroom main house, a pair of
twin guest pavilions, a swimming pool, and a garage/recreation building with a childrens bunkroom above. The elements,
arrayed in roughly pinwheel fashion, surround a courtyard centered on a huge madrone tree. To the north, where the grade
falls away, the buildings cantilever over stone retaining walls. Under great, overhanging shed roofs, their high glass walls
face the pasture, which descends into a valley and climbs the opposing slope.

trick. No problem, Eddinger
says. My son-in-law owns
a steel company. He did all
the steel fabrication on site. Whats more,
he continues, The electrical contractor is
my cousin. The painting company, we own
that. We own the plumbing company. And
with daughter Nancy Eddinger Madarus as
project manager, he adds, We can do a lot
of quality control.
Quality control was especially impor-
tant in marrying the structures to the site,
one area where the owners wanted to leave
no trace of the building process. Achieving
that effect, which Eddinger calls a moon
landing, entailed removing trees and boul-
outside walls. Each componentconcrete,
steel, and woodstands as an independent
object; every connection is satisfyingly
visible and plain in its function.
Of course, virtually every component in
this scheme also involved a separate phase
of construction, an independent set of op-
erations, and a different trade contractor. In
light of that fact, the owners chose the right
builder. We do a lot of high-end homes,
says Jerry Eddinger , founder of family-
owned Eddinger Enterprises . Pouring con-
crete walls 30 feet high posed a challenge,
Eddinger says, as did selecting just the right
boards for the forms. We must have gone
through 20,000 to 30,000 board feet just to
get what we wanted. Building a steel struc-
tural frame that also is the fnish frame for
slope. Its almost the whole watershed
here. Responding to the power of the
site, Schuh and his partner, Amy Nielsen ,
chose materials that had a rugged tex-
ture and a structural integrity, so theres
a sense of how the house is built. Three
parallel walls of exposed board-formed
concrete organize the compound, running
through the main building and composing
the colonnade that links it with the guest
pavilions. Rising some 30 feet from their
footings, the massive walls support a steel
framework that seems delicate in contrast.
Exposed structure can look really clunky,
Schuh notes. We wanted to take that idea
and pare it down. Light steel I-beams

The principles of using materials in their
natural form and seeking beauty in funda-
mental elements of structure are as old as
modernism (which is aging into its second
century now). But they are as capable as
ever of generating new and exciting designs.
This Northern California compound makes
extensive use of rough, board-formed con-
crete and rusted Cor-Ten steel, and nowhere to more elegant effect than in the covered
walkway that joins the main house and its two guest pavilions.
The roof comprises a procession of canted steel plates, supported on their high sides by
pins set into the concrete entablatures that ank the walkway. Folded tabs welded to the
upper edge of each plate support the lower edge of its neighbor. Gaps between plates offer
glimpses of sky, while a fold in the lower end of each plate diverts rainwater to the sides
of the walkway. Perhaps cleverest of all, the plates are held in place by gravity, requiring
no permanent fastening.

First impressions count. In houses
its the front door that constitutes
the welcoming committee, offer-
ing entry into the private realm
of the home. Architects Tryg-
gvi Thorsteinsson and Erla Dgg
Ingjaldsdttir like to heighten the
impact of that initial passage in the
houses they design. We love the
transitions between interior and
exterior, Thorsteinsson says, and
one of the things we play around
with is doors that go foor to ceil-
ing with no header. In the case of
this Venice, Calif., house (also see
pages 2628), that meant a pivot-
ing leaf 16 feet tall.
To create a door with a sur-
face as intriguing as its dimen-
sions, the architects directed
craftsman Dino Pierone of Los
Angelesbased Real Door toward
his own pile of off-cuts. Laminat-
ing strips of walnut, Douglas fr,
maple, oak, and other species,
Pierone composed a designcall
it psychedelic butcher block
whose fowing lines contrast with
the doors slablike form. A steel-
frame core keeps weight down
(to a mere 600 pounds), so the
unit pivots easily on self-closing

The newest pools are awash in bacteria-
eating microbes, not chlorine.
I
n 1996, Mick Hilleary was
asked to design a zoo habi-
tat for a family of otters. The
pond water had to be kept
clean and crystal-clear, with-
out using chemicals. After studying
research from the aquarium indus-
try, he created a pond that relies on
friendly bacteria, biological flters,
and a UV sterilizer to keep it fresh.
The otters were frolicking and hav-
ing so much fun, my partner and I
looked at each other and said, Weve
got to do this for us, he says. By
2000, Hilleary had added a pool side-
line to his zoo-exhibit business, Total
Habitat , in Bonner Springs, Kan.
Since then, Hilleary has built
about 30 natural swimming pools,
most of them residential. The pools
have pumps that oxygenate the water
and draw it through a regeneration
zone containing large gravel flters
or plants. Benefcial bacteria live on
those surfaces and eat the microbes,
keeping the water clear enough to see
the bottom. Our flter capacities are
adequate for humans, fsh, dogs, and
cats, Hilleary says.
Natural swimming pools are for-
eign to most U.S. pool contractors,
but theyre a large industry in Eu-
rope, where the concept originated
20-some years ago. Biotop , the Aus-
trian company credited with originat-
ing the idea, has installed more than
3,500 natural swimming pools for
residential and public use, according
to the company. The low operating
and energy costs appeal to munici-
palities overseeing public pools.
Chlorine is pretty expensive, and
there are fewer storage and pumping
requirements, says Morgan Brown ,
president of Whole Water Systems ,
Seattle, who lived in Germany and
saw natural swimming pools gaining

our own, says Hilleary, author of Natu-
ral Swimming Pools & Ponds: The Total
Guide . Instead of plants, he often uses
expanded shale, an inert flter medium
resembling lava rock, to clean the water.
We can build the shale into the foor,
around the edges, behind walls, or under
waterfalls, Hilleary says. Well often
dig pools with a gradual slope so were
not dealing with retaining walls. The cost
is the same as any in-ground pool, except
they often beg for additional naturalistic
landscaping like boulders and waterfalls.
Green Lagoon
Natural pools appeal to two types of hom-
eownersnaturalists seeking an alterna-
tive to the ubiquitous blue-tiled boxes, and
those concerned about health or carbon
footprint. In some cases, the technology is
used to improve on Mother Nature. Two
years ago, Hilleary was asked to reha-
bilitate a farm pond in Wichita, Kan. The
design team diverted the site runoff and
installed a rubber liner, pumps, and bio-
flters, plus plants, expanded shale, and a
city water supply to maintain water clarity.

Robyn says. We are mimicking
that, building in optimal fashion

and native aquatic plants. There are no
standards for natural swimming pools
here in the U.S., he says. Were trying to
establish a dialogue with different health
departments to set a standard, starting in
New Jersey.
Hillearys also trying to police the in-
dustry by forming a trade association. So
far there are just two membershimself
and Michael Littlewood , a pool contrac-
tor in England. Human safety is at the
core. We follow every rule the traditional
pool industry has developed, plus a few of

Natural swimming pools can cost about

quires bacteria and pH level testing.

up after the frst year, Robyn says, but he
counsels clients that this is pond water,
and there will be some seasonal algae.
That was enough to make a Princeton,
N.J., couple hesitate. For them, Robyn
built a hybrid design complete with a
60-foot lap pool, dock, beach entry, div-
ing board, spa, and lagoon with a seat-
ing ledge. Its set up so that, if the clients
change their minds, it can go natural with
water fltered from the planted areas.
One resident, however, didnt get the
message. Says project landscape architect
Brian C. Meneghin : I pulled up one day
and there was a great blue heron on the
diving board, looking for a little lunch.
I was out there a week ago, and its crys-
tal-clear, says landscape architect Larry
Hoetmer , who collaborated on the design.
Chlorine pools differ mechanically
from natural pools. Traditional pool build-
ers struggle with a concrete shell and
pipes running through, says Ashland,
Ore.based landscape architect Kerry
KenCairn , who is in the process of pur-
chasing a BioNova franchise. BioNova
pools, which are fsh-free, have an interior
wall separating the swimming zone from
the regeneration zone to keep swimmers
from disturbing the plants roots. But
everything is contained in a large rubber
liner, and the pipes run through gravel.
Permitting is straightforward, too. They
have to be called natural ponds, not pools,
KenCairn says. And you still have to deal
with fencing and other health and safety

Two design pros nd the common ground between architecture and

ncompassing 110 acres in Petersburg, N.Y., this property contains a house,
barn, pool, pool house, orchard, and pond: common features of a gentlemans
farm. What might not be immediately obvious, however, is the way the ar-
chitecture and the agrarian landscape are set up to invigorate each other, like
guests at a dinner party. With their cedar roofs and shingles and local Goshen
feldstone, the buildings, though formal, seem comfortable amid panoramic views of the
Taconic Mountains. And their arrangement invites visitors to stop, linger, and contemplate
the relationships between near and far views, and between the natural and man-made.

It wasnt always so ideal. The original driveways approach was too steep, and the
1980s clapboard Colonial house lacked a sense of place. The master plan grew out of a
close collaboration between LDa Architecture & Interiors , Cambridge, Mass.; Stephen
Stimson Associates Landscape Architects , based in Falmouth, Mass.; and the client, a
banker who travels internationally and cherishes the slower pace of life here. He had this
idea of a retreata place to hike in the woods, raise fsh in the pond, and entertain, says
LDa principal Treff LaFleche .
LaFleche and Stephen Stimson Associates principal Edward Marshall developed a

driveway scheme that brings visitors
gradually along the hills fall line and en-
ters the property facing the Taconic Pass.
The drive slips through a puncture in the
entry barn and into a gravel courtyard
dominated by a massive split oak tree.
Along with the barn and house, the mani-
cured courtyard creates a formal edge to
the apple orchard and pond. Youve got
this dialogue among home and protection
and arrival, and the reward of the view
and landscape beyond, LaFleche says.
The design of the pool pavilion
evolved while the owner was working in
Japan. Positioned on the far side of the
main house, it has a more restrained vo-
cabulary of sliding glass walls, a standing
seam copper roof, and a freestanding oval
pod housing the bath. In place of down-
spouts, rain water tumbles down chains.
Much of this propertys charm comes
from the pieces that stitch it together.
The overarching idea was how we do
keep things minimal, purposeful, and not
overly done? Everything you need and
nothing you dont, Marshall says. Field-
stone is used prominently: on the base of
buildings, on retaining walls, on an up-
per terrace between the barn and house,
and on a lower dining terrace between

the house and pool. But they decided on
wood for sweeping decks off the pool
and the houses rear. We wanted this
component of the landscape to feel a lit-
tle lighter because the grade starts to drop
away and views open up, Marshall says.
Small gestures, too, suggest subtle
distinctions between the formal and in-
formal. Dark blue painted trim on the
housenow sporting a cedar roof and
sidingdistinguishes it from the other
buildings. And the fencingprosaic
wood posts strung with stainless steel
cablesfnds a midpoint between mod-
ern and rustic.
Finding a balance between the com-
peting forces of architecture and the land-
scapethe ambiguous middle ground
is a guiding principle for me, LaFleche
says. When things are not so clear, it
forces people to try to understand the
subtleties of the space.
