A NEW REALITY THE POWER OF CHANGE


In most cases, good designs made to large hotels become buildings of great architectural boldness due to their use and characteristics and have the ability to enhance their surroundings in human, urban and commercials terms. In other words, the pulsating life and architecture of these buildings - their volumes, facades and how they fit into the urban landscape - tend to positively influence the neighboring buildings, surrounding street trade, flows and investments in the neighborhood, and finally the city. This is the roadmap for successful hotel developments worldwide that, when starting activities, add value to the environment in which they operate. But what about when a large hotel, the promise of economic development and tourism, remains for decades as an imposing unfinished construction in the heart of a metropolis? In this case, the effect can be quite contrary. The failure and explicit abandonment of an undertaking of this kind can also have power to contaminate its surroundings.

BEIRA-RIO
The original design for the building located in the central region of Belo Horizonte, capital of Minas Gerais (Brazil), was conducted in 1984 and included the construction of a hotel, which would be called Beira-Rio (Riverside) in allusion to the Arrudas River, which runs alongside the site. The never opened 27-storey hotel had bold project for the time and became famous in the city for being the only one with a helipad. A few years after constructions started, works were halted for lack of funds from investors and remained so for two decades. What should be the largest and most luxurious hotel in the city, has become a landmark and symbol to the negative decay in the central region of Belo Horizonte which, like the building, in the following decades also became discredited and abandoned, with empty buildings and streets, marked by visual pollution, the increasing urban violence and minor commercial activities, many of which, illegal.

WHY A RETROFIT?
In 2010 and in order to meet an extensive calendar of events (the main one being the FIFA World Cup 2014), was approved in the city of Belo Horizonte a law encouraging the construction of new hotels, to increase the citys touristic potential. To take advantage of this new law, which established as a requirement to finish the works and initiate operation of the hotel until the first half of 2014, the retrofit of the old and unfinished Riverside Hotel proved to be an extremely interesting option, mainly because it would allow performing, within the short term, a large hotel project. But among the main factors that led to the decision for the retrofit is the enterprises highly privileged location and, above all, the possibility to take advantage of a constructive potential much higher than would be allowed in the same location if the hotel were to be raised from scratch.

A HOTEL THRICE AS BIG


Since the original project was built, there were many changes in urban parameters of the construction industry governing laws in Belo Horizonte and Brazil. When the old building was designed, back in 1984, the constructive potential allowed was 11 times the size of the site (at the time, a densification of the downtown area policy was in force). Nowadays, within current law enforcements, the same project would be approved with a maximum 5 times the size of the ground area. In the retrofit project presented, considering the adequacy of the existing situation to the current standards of hotel industry (fire escapes, minimum number of elevators, etc), it was possible to adopt a final constructive potential of 14.16 times the size of the land. In other words, the retrofit made it possible to build a hotel almost three times greater than it would have been allowed in that location if the project were built today.

GENEROUS SITUATION
The design of the Golden Tulip Belo Horizonte starts off from an extremely generous existent situation. The unfinished structure allowed designing a hotel with rooms a lot larger than what is found in the market these days - a factor of great importance in terms of comfort and quality. Furthermore, the existing building already had the structure of the helipad and an extensive area that allowed designing the massive and complete convention center, which leverages the proven potential Belo Horizonte has for business tourism.

THE PROCESS: FROM IDEA TO THE FINAL PRODUCT

The design challenges were numerous, including all instances involved in the difficult task of waking this true sleeping giant up: political, legal, executive and popular. After all, after nearly three decades, giving a new purpose to that edification is not just to interrupt the sleep of a massive monolith frozen in time. The defrosting of the Hotel Beira Rio proved to be a complicated process, because although the building remained virtually the same throughout decades, everything around it has changed: law, urban parameters, technology, and ultimately, the public. These changes imposed the greatest challenges for this retrofit. Legally, the certification process was slow and exhausting. City officials, designers and entrepreneurs showed complete interest in giving a new purpose to that building, a real and uncomfortable stain on the citys landscape. However, as it had been an unfinished work for decades, the redevelopment would require reviewing numerous irregularities presented already at the time it was built and amplified by the requirements of the new parameters of the law currently regulating civil construction. To find a solution that pleased everyone involved made of this an extensive and slow process. In the executive context, setting a deadline to meet the needs of hotel infrastructure for the FIFA World Cup 2014 only aggravated the situation. The deadline for pre-executive designs became another challenge to overcome, as it was reduced to a minimum. The use of new technologies such as BIM for maximum detailing and proposal adequacy was essential in this process, as well as the strategy adopted which was based on the development of stratified and independent work fronts allowing greater autonomy and greater fluidity in project execution. Finally, works will be completed on schedule.

CITY LOCATION

Belo Horizonte is the capital of the state of Minas Gerais and third largest city in Brazil. Located in the Southeast region, the city is strategically positioned amongst the main cities in the country and South America. Economically dynamic, this metropolis produces the 4th GNP in Brazil and is currently one of the capitals that host the most international events. MG With five million inhabitants in its metropolitan area and 80% of the economy in the tertiary sector, the city is characterized by business tourism, having its economy revolved around sectors such as biotechnology, information technology, medicine, fashion and food, among others. The metropolis is currently considered to be one of Brazils business tourism poles. Belo Horizonte is also highlighted for its vocation in trade and services, as well as in the cultural sector. The city retains a vast artistic production that includes from gastronomy and handcrafts to internationally recognized theatre and dance groups and festivals. Some other important forms of tourism complete the set of attractiveness to the capital of Minas Gerais: adventure and eco-tourism, rural, religious, health, among others. This is what makes Belo Horizonte one of the most interesting Brazilian cities when it comes to investments in the hotel industry.

SITE LOCATION
The Project is strategically located in Belo Horizonte, at the intersection of avenues marked by large public infrastructure investments. This particular area of the city currently faces a profound revitalization, from which the result should be the creation of a new commercial and cultural pole for the capital of Minas Gerais. Golden Tulip Belo Horizonte sits on the axis of the access to the main neighborhoods of Belo Horizonte. Apart from that, it is only a 35-minute drive from Confins International Airport and 10 minutes away from the Pampulha Airport. It is also located between the two main convention centers in the city: Minascentro and Expominas. ACCESS AND MOBILITY The area is served by taxi ranks, two subway stations and it is only 100 meters away from the new BRT (Bus Rapid Transit) stations released in 2013. Connecting subway line directly to Expominas, the main conventions center in Minas Gerais. CULTURE AND LEISURE 1- Renn Giannetti Park - the most traditional leisure area of Belo Horizonte; 2- Palcio das Artes - home to the largest and most elegant theater of the capital; 3- Serraria Souza Pinto important multipurpose space; 4- Praa da Liberdade Cultural Circuit - monumental complex comprising eight museums and cultural venues already operating, establishing itself as one of the most important cultural circuits of Brazil.

THE NEW HOTEL


In 2010, FarKasVlGyi Architecture was hired to develop the project to a complete retrofit of the building to house a 5-star resort hotel. Involving an investment of over U$100 million dollars, the hotel won the Golden Tulip flag (and will also operate with the Royal Tulip flag, for the luxury storey). With 32 floors, capacity for 860 guests and opening scheduled to the first semester of 2014, it is now the largest hotel venture among Brazilian cities, offering four hundred and five 40sqm luxury apartments, four 90sqm presidential suites and a 230sqm royal suite. The unusual feature of the rooms and the location already guarantee the Golden Tulip Belo Horizonte a prominent position on the hotel industry. But it is the presence of a helipad (which has VIP room and support areas) and the existence of a 4.500 sqm convention center with capacity for a thousand people (also including meeting and support rooms) that will make it the largest reference for business tourism in the state of Minas Gerais. TURNING INTO A BEAUTIFUL SWAN
For decades the massive abandoned building in the center of the metropolis encumbered the landscape as a symbol to the decadence in the heart of Belo Horizonte. To visually transform it giving it a new iconic condition this time for the rebirth and revitalization of the central region came to be FarKasVlGyi Architectures primary focus when designing the layout for the Golden Tulip Belo Horizonte Hotel. It is a huge building that is turned into something equally grand: the most important hotel in the state capital which, due to its location and volume, also has high visibility within the urban setting. In the new proposal, reconfigured and featuring striking diagonal cuts, the facades emerge as a clean and contemporary solution that endows the building of a harmonious balance previously nonexistent. The design and materials used (mostly glass and steel) become important elements within an architecture able to resize the concept of that space, with power to infect positively throughout the vicinity of the project.

PROPORTION
In order to make it distinguished, extensions either upwards or sideways were not options, limited by law enforcements. It took a meticulous space redistribution exercise in order to adjust it to its new condition. Aesthetically, what was most challenging was proportion. The building was not proportionally pleasing. Its body was divided into three different blocks: the long neck represented by the helipad, the trunk of the building and the wider base. It took a meticulous work to identify a design that would represent a new volume proposal, a solution capable of harmonizing the set of existing volumes. With proportion defined, the solution to the facades was based on a clean contemporary design able to resize the concept of that space, with power to infect positively throughout the vicinity of the project.

For give the most sunlight possible in interior work spaces, the curtain wall was the chosen system for the building. Combined with the right glass, it will be the perfect system to provide confort and quality for the buildings users.

White Film Glass


To create rhythm on the facades where blue glasses were abundant, lamination with PVB were used. It consists of two glass plates - one colorless and the other, gray - separated by an opaque white film, ensuring thermal comfort in excerpts where it is used.

ACM Self-Structuring
With a honeycomb core that creates a rigid structure also composed of flame-resistant material that makes up the most appropriate solution for the proposed brises on the base facades.

Assistive blind path are currently a big deal in the citys scenario. every sidewalk is now being renovated to include the assitive tactile paths for blind people. it is based on directional and alert paths that indacates obstacles and direction changing.

In terms of sustainability, the specification of solutions and new technologies depend on some of the buildings conditions, such as the height of the ceiling, quantity of pillars or availability of space for air conditioning equipment that works within current standards. At that point, the Golden Tulip Belo Horizonte Hotel, from the beginning, presented itself as a challenge. Designed in 1984, its project did not take sustainability into consideration. However, on designing the retrofit, the effort to change that led to the adoption of several solutions. For example, in order to save energy, facades received high performance glass and internal lighting was reformulated with the adoption of LED lamps and an automation system to control demand. There were also specified materials with minor environmental impact, such as demolition wood, recyclable carpet, plastic bottles blanket on acoustic coating and certified wood furniture. On the upper floors that house the dining and recreational areas, a large green wall was adopted in order to decrease the heat island effect. The choices that guided the development of the project of this retrofit were made taking into account four variables: work time, cost, product quality and sustainability. In the latter regard, was sought to minimize demolitions during the adaptation of the old building to the new proposal, leading to a reduced production of solid waste and noise pollution. As a safety measure, when applying the glass skin, coating was withdrawn, but avoiding the grating of facades surface, which would cause the dispersion of particles in the atmosphere and generation of new waste. The solution was adoption of the shadowbox system. The option for the retrofit alone made it possible to avoid massive environmental impact. If the building were entirely demolished, the number of debris collection buckets needed would be close to 2.000, requiring a large number of trucks for the transport waste which is, mainly, not recyclable. In contrast, an equal to, or even superior number of trucks would be required to transport the material to be used in the construction of a new building, including new resources that would be extracted from nature and whose manufacturing process lead to other environmental impacts.

Fire Prevention Systems


The Fire Fighting System was one of the most critical points of the projects readjustment. After 30 years, the rules, restrictions and requirements have obviously evolved and to thoroughly adapt the building would not be an easy task.However, this issue was certainly taken seriously by all involved and many points that were optional (because it is an existing building) were included in the design to give their users the security it is expected from a hotel as such.

Anti-Flame Spread Lining Despite the fact that current laws do not contemplate restrictions and/or guidelines as to what kind of lining the enterprise should have, all the hotel liners are anti-flame spread and non-toxic. Not to mention of course, their thermo-acoustic properties, ensuring the guests comfort and safety.

Emergency Elevator For the buildings heights, according to current laws, it was optional for it to be provided with an emergency elevator. This was a lot more complex, because the emergency elevator should present an antechamber and obviously an engine room separate from the other lifts. Another point that was extensively discussed and at last, included.

Fire Escape - Stairs The old abandoned building had only one (1) fire escape. Current parameters state that, due to the buildings heights, it should have at least two (2). Fire codes and standards though, state that for existing buildings, the adaption is not necessary. Even so, a second ladder was promptly allocated to ensure an effective evacuation of the building.

Sprinklers A theoretically simple, but highly efficient system. The difficulty here was not only the passage of water pipes amid the buildings grotesque structure. It was also in the upper water tank. For it to be able to meet the demand, it was necessary to enlarge it, which took meticulous studies and structural reinforcement.

BIM TECHNOLOGY

BIM technology (Building Information Modeling) - which lets one work with three-dimensional parameterized models in which buildings, even before they are constructed, are already real in all their complexities and requirements - was essential in the production of the design for the Golden Tulip Belo Horizonte Hotel. For the complexity of a retrofit such as this one, with short deadlines required in its implementation, using BIM on designing meant decisive gains in agility, but also in productivity, high standards quality control. In general, the use of the platform enables cost control and programming in which it becomes possible to optimize the construction process even before its beginning, being able to identify and solve a huge number of interferences still in the development phase.

DYNAMIC READING In the specific case of the Golden Tulip Belo Horizonte, BIM was essential in the execution of DEMOLISHING ELEMENTS the project and in construction within the short deadline. First and foremost, from the development of a parameterized virtual model of the old Hotel Beira Rio, it was possible to fully understand the complete structure of the building to be used as the basis for the retrofit and accurately visualize the immediate intervention areas to be demolished. This process was essential in gaining runtime for it allowed to start work on the project, while defining the next design solutions, as to what would be maintained or constructed in the building. The documentation in BIM was also fundamental at construction site. The 3D representation with simplified visualization allowed performing a faster and more efficient work, minimizing the possibility of errors. Without BIM, even with extensive documentation and detailed designs, the complexity of this retrofit would mean an enormous reading difficulty in the constructive phase.

In a word, the project is AUDACIOUS. It is the most complex retrofit ever developed in South America and largest private investment to meet FIFA World Cup 2014 demands. It is also the most important hotel development currently under construction among Brazilian metropolis. All this, considering the recovery of an ancient building located in an extremely decadent region of Belo Horizonte. It took the entrepreneurs and architects audacity to pursue a proposal with the necessary force to radically change the reality of an entire urban region, developing a project that transforms a symbol to abandonment in a surprising renovation mark.
