BUSINESS SPACE LEASE AGREEMENT KNOW ALL MEN BY THESE PRESENTS: This BUSINESS SPACE LEASE AGREEMENT is executed

and entered into by and between: ANNE S. LEE, single, of legal age, Filipino citizen, with residence and postal address at &' (ines )iew, !aguio "ity, #hilippines, hereinafter referred to as the LESSEE WITNESSETH: PREMISES LEASED: The L*++,R shall allow the L*++** to rent-lease the lower and-or base.ent portion of a "o..ercial !uilding located at /uniper !ldg , !onifcaio +t , !aguio "ity, #hilippines The base.ent portion has two 0'1 partitions with separate entries, 2iz: 3 ' ,ne partition with ingress fro. the front gate-garage which is not included in the lease contract$ ,ne partition with entry outside and ad4acent the gate is the exact location of the leased pre.ises

The deposit shall be returned to the L*++,R one .onth after the expiration of this contract less whate2er utility bills and da.ages incurred by the L*++,R :n the e2ent that the L*++** would be delayed in the financial obligation and the pay.ent would only taAe effect on or before 37 th of the succeeding .onth, a 37th surcharge is added to the pre2ious .onthly rental dues 9nother 37 th surcharge would be .eted the delayed pay.ent if such would be concluded after the succeeding .onth6s ending TERMS AND CONDITIONS OF THE LEASE: 3 ' The L*++** shall, at his sole exclusi2e account and responsibility, pay the electric and water bills pertaining to the leased pre.ises$ The L*++** shall not .aAe any alteration, .odification and-or change or in any .anner introduced i.pro2e.ents or repair in the leased pre.ises whether .inor or .a4or, te.porary or per.anent, unless otherwise with the written consent and appro2al of the L*++,R The L*++** is legally liable of any da.ages incurred in the alteration of the leased property and shall at her expense pay such da.ages
