Almanacs are frequently consulted for all important occasions such as setting wedding dates, naming babies, ground breaking before new construction begins, house warming ceremonies, oce and factory inaugurations and much more. Traditionally, the women of Pune wear saris; 9 yards of unstitched fabric draped in harem - pant style (kashta as it is locally known) on the lower half of the body, passed over the upper half across one shoulder and draped over the head in scarf style. The men wear a Kurta (loose shirt) and Pyjama (pajamas). At the workplace, formal wear is largely the norm. Becoming a Tenant

For those renting in India for the rst time, here is some useful information about property viewings and negotiations: Rent Depending on the property owner, rent is usually paid monthly or quarterly in advance and the rent due date is determined during lease negotiations. Rents are negotiable and so are the escalation clauses the average annual escalation rate is between 10-15% of the base rent. Deposit Security deposits are normally set at 10 months rent in advance. This deposit is fully refundable after deduction of cost of repairs (if any) and without interest at the end of the lease term. Deposits are payable when the lease is signed. Registration of the lease document at the registration oce is a legal requirement, where both the property owner and tenant have to be present for the process that also involves payment of the statutory Registration fees. Lease Termination Notice Typically 1 or 3 months notice must be given to terminate a lease. This clause forms a part of the lease agreement. Maintenance Costs Maintenance costs vary according to the property. An apartment will typically have a monthly maintenance charge (per square foot) to cover upkeep of the common areas as well as security. Here are some important facts that you will need to know when living in Pune: Water The city gets most of its water supply from various sources through pipelines which ll the sumps (underground tanks) in homes. The water is then pumped into overhead tanks. In apartments, the maintenance sta takes care of ensuring that the pumps are run everyday to give you uninterrupted water supply. In villa style homes, the occupants need to ensure that the pumps (commonly referred to here as motors) are kept in functional condition and are serviced regularly. Your sta the maid, security guard or gardener - can be trained to run the motors every day. If you wish to chlorinate your water you can use locally available bleach liquids and pour some into the sump every day.

Getting to Know Things Around Your Home in Pune

Many homes will also have a second source of water - bore wells from which ground water is pumped up to the overhead tanks. This is usually used for the garden and for the bathrooms as the water is usually unt for drinking During summers, Pune often experiences water shortages. Most of the residents in the city have got around this problem by buying tankers of water from independent suppliers and having the tanker pump the water into their sumps and overhead tanks. In apartments, the maintenance sta takes care of this. If you live in villa style home, you will need to arrange with a private water supply company to set up deliveries. Your property owner or your sta can guide you on this. Drinking Water Please do not drink water straight from the faucet or in restaurants unless it has been boiled or chemically treated rst. We would advise you to buy sealed, branded bottles of drinking water which come in various sizes of clear plastic dispensers and is quite aordable. Packaged water is safe for drinking and we recommend going for a reputed international brand. Drinking water is available at all convenience stores and grocery outlets. Cooking Gas The medium of cooking here is usually liqueed petroleum gas (LPG). Cooking gas comes in cylinders which are hooked up to your stove. There are government and private suppliers of cooking gas and you will need to set up an account with them by paying a deposit. Government suppliers may have longer waiting times than private suppliers: the latter are likely to provide you with an immediate connection and supply. Waste Disposal Although recycling is not commonly practiced in Pune, we encourage you to separate your wet trash from dry trash and keep aside all newspapers, plastic, glass and tins to be sent away for recycling.. There are many shops in the neighborhood that will take your papers, cans, bottles and other recyclables for a price! They collect, or you can have your maid/driver deliver it to the shop.

Getting to Know the Things Around Your Home in Pune

Wet trash is to be bagged and disposed of in the bins that are kept in the compound in apartment complexes. If you live in a villa, please have your maid dispose of the bags at the nearest bin on your street. Trash collection is the responsibility of the city, and is done at least once daily by the trash trucks. Garden refuse can be recycled as organic manure for your plants and shrubs. Electricity Electricity supply in Pune is controlled by the state government utility the Maharashtra State Electricity Board or MSEB. The supply in India is 220 Volts, 50 Hz. Electricity supply is generally reliable in Pune, except during the monsoons when power cuts may be frequent. You can assure your residence with uninterrupted power supply by installing inverters or generators to start automatically during a power outage. While negotiating your lease agreement, we recommend that you ask the property owner to provide for this. Power surges, on the other hand are common, so before plugging in any sensitive electrical equipment such as a computer or hi- audio system, you should consider investing in a spike buster or a voltage stabilizer which is available at any major electrical store.

For mobile phones Idea, Vodafone, Airtel and BSNL oer GSM based network services, while Reliance and Tata Indicom oer CDMA connectivity. Connections are easily available at company outlets and other franchisee stores. Breakdowns around your home Electrical appliances are liable to be aected as a result of uctuations in voltage of the electricity supply. This risk may be minimized by installing a stabilizer in your residence, either centrally or for each sensitive appliance, depending on your needs. There are several private service providers too, and it is usually faster to get connectivity from them. Cream, spray and plug-in repellents are easily available from local shops and are very eective in protecting you from mosquito bites. Roaches, ies and ants are common because of the climate in Pune. To help you plan your sight seeing and your weekend getaways here are a few must sees and must dos: Shaniwar Wada Shaniwar Wada was built in the 18th century by the Peshwas as their primary seat and residence. Originally 13 stories tall, much of it has been gutted by res and natural disasters. Its glory can still be glimpsed in the ve gateways, bastions and court halls. The principal gate is called Dilli Darwaza (Delhi Gate); the other gates are called Mastani or Alibahadur Darwaza, Khidki Darwaza, Ganesh Darwaza and Narayan Darwaza.

A lotus shaped fountain bears testimony to the exquisite architecture of the Peshwa dynasty. An iconic landmark in the city, the Shaniwar Wada today greets visitors with sonn et luminaire shows, dance and music festivals. Abhiruchi Park Abhiruchi is a theme park designed like a typical Maharashtrian village. In addition to authentic Maharashtrian food, it features animal rides camels, ponies and even a bullock cart ride; mini train rides, fruit orchards, blacksmiths and potters. Visitors can get the whole experience, including a meal of local fare served inside a traditional village style mud hut, complete with thatched roofs! Saras Baug An articial lake with an island sitting like a at oyster, the Saras Baug is the place where residents of Pune head to for greenery and fresh air. Well lit fountains, exhibits showcasing Peshwa history and a small zoo are part of the attractions here. The temple, built in the 18th century by one of the Peshwas is considered one of the holiest places of worship in the city. The presiding deity is Shree Siddhivinayak, the Elephant headed God who grants all your wishes. On an average, the temple receives about ten thousand visitors a day which goes up to nearly a hundred thousand during the Ganesh festival Aga Khan Palace Constructed in 1892 by the Sultan Mohammed Shah Aga on the banks of the Mula River, the Palace, replete with Italianate arches and spacious lawn, was gifted to the city of Pune in 1969 by the Aga Khan family as a tribute to Mahatma Gandhi and his philosophy. For a brief period during the Indian freedom struggle, the British had kept the Mahatma, his wife Kasturba and his secretary under house arrest at this palace. The latter two died in captivity, and simple memorials in their memory can be found in the palace grounds. The exhibits in the palace include personal articles of Kasturba and paintings of the freedom movement; the shop here sells hand-woven fabric and khadi fabric, an iconic trademark of the Mahatmas eorts to urge people to wear simple homespun garments.

Raja Kelkar Museum The Museum is housed in a quaint Rajasthan style building and holds Dr Kelkars personal collection of pan-Indian artifacts. The museum was built in memory of his son Raja who died young and was later donated to the state government. Exhibits include a staggering array of copper and brass utensils and vessels, woodcarvings, paintings, murals, armors and weaponry, nut crackers, musical instruments and a beautifully appointed room with chandeliers, paintings and luxuriously appointed furniture, a replica of the Mastani Mahal which was originally built in the 18th century. Osho International Commune The Osho International Commune, a 40 acre contemporary resort, is located amidst marble walkways, waterfalls and tropical gardens, creating an exotic aura for relaxation, inner discovery and spiritual exploration. It attracts thousands of foreigners each year from various countries wishing to take part in meditation courses specically designed to release stress. The Commune was founded by Osho Rajneesh who died in 1990. His Samadhi (memorial) is situated in the Ashram. Visitors can sign up for meditation courses, bodywork and massages, extended workshops and courses or simply just relax and rejuvenate mind and body in the lush surroundings. Katraj Snake Park Located on the highway just outside the city, this snake park is home to a collection of snakes, crocodiles, birds, turtles and more. The displays are informative and are also provided in Braille for the visually impaired. Much information has been provided about snakes with an aim to dispel myths and mysteries that surround them. Pataleshwar Caves The Pataleshwar Cave Temple in the heart of the city is an 8th century rock cut excavation of the Rashtrakuta period. The cave has been hewn out from a single massive rock supported by huge pillars. Inside are an oversized Shiva Linga and idols of Nandi ( the Bull and the vehicle of Lord Shiva), Ram, Sita and Lakshman (characters from the ancient epic Ramayana) as well as other Hindu gods.

Splash Mountain Water Park The Splash Mountain Water Park is a typical water-based theme park with plenty of rides that make for a great family outing. Looping tubes, curved rides, high speed slides provide the thrills while the Lazy River Ride oers a sedate option for those who do not care for speed. The Wave Pool creates some fantastic waves and visitors can enjoy a safe swim as waters here are tested and conrmed to be hygienic.

Excursions out of Pune

Hill Stations Punes surroundings include a clutch of hill stations that yet retain faint traces of the British era and a charm that would be hard to come by even in the English countryside. They make great weekend getaways. Top of the list is Mahabaleshwar, a three hour drive from the city. Once the summer capital of the Bombay Presidency, this resort, at an altitude of 1300 meters, oers a commanding view of the countryside. Pursuits here include walks, hikes, boating, shing, golf, riding and picking strawberries.

Matheran is a truly unique resort it is a complete no-car zone and walking or riding are the only means of exploring this hill station. Visitors need to park at nearby Neral and get aboard the toy train which makes a two hour picturesque journey to Matheran, through hills, undulating countryside and forests. Stone villas, graveyards and churches resonate with the sounds of the British era while the lake, with its numerous vantage points is an excellent place to just relax and watch the world go by. For those with a penchant for exercise, try the numerous walking trails that criss - cross the Western Ghats, covered by a dense canopy of trees. Panchgani is another charming hill station just 20 km east of Mahabaleshwar ; famous for its schools, old style Parsi and British bungalows, strawberry farms, buttercup elds and an overlying Raj ambience, it is a must-see for visitors who want a feel of India in the British Raj era. Surrounded by ve hills, the River Krishna on one side and the coastal plains on the other, this dreamy town showcases nature at its best.

Lonavala and Khandala are two romantic hill stations tucked away in the midst of the busy Mumbai-Pune highway, about an hour and half drive from Pune. Apart from just relaxing and enjoying nature, these two resorts have plenty to see and do waterfalls, treks, yoga camps and some interesting caves to explore. The Karla and Bhaja Caves date back to the 2nd century BC and are ne examples of rock temples built during that era. Wood carvings, Buddhist representations, massive prayer halls and animal carvings are amongst the sights to see in these caves. Dont forget to munch on the Lonavala favourite - Chikki a sticky candy made of unrened brown sugar (known as jaggery in India) and nuts, as well as the chocolate fudge! Forts A day trip from Pune takes you to some ancient forts of historical signicance that reverberate with Maratha legends, myths and more. Worth exploring are the Pratapgad, Singhagad and Rajgadh forts. Pratapgad, 25 km from Mahabaleshwar, was built in the mid 17th century on a location selected by warrior king Shivaji to control the strategic passes into the region. The historic confrontation between the Sultan of Bijapur and Shivaji ended in a violent clash that got the Sultan killed at the hands of Shivaji. The tomb of the Sultan, Shivajis statue and a temple of Goddess Bhavani are some of the attractions here.

Straddling the Bhuleshwar Hills, 25 km south of Pune and atop a steep cli lies the majestic Singhagad Fort the fort of the Lion. The battle to capture this fort from the Mughal rulers is legendary Shivajis able general Tanaji used trained lizards or geckos to scale the steep walls by tying ropes to their bodies and using the suction mechanism of their feet to create grips on the surface. The war was won, the fort captured, but the warrior king lost his able general Tanaji, also known as Lion of the army. Hence the name of the fort. Rajgadh, a two hour trip from Pune, was Shivajis favourite treacherous approaches, zig - zag narrow paths and armoured ramparts lead visitors to this fort and the surrounding ruins which were once the mountain capital of the king. This is worth a visit to get a stunning view of the Western Ghats from the top of the fort!

Places of Interest - Must See and Must Do!

Temple Towns Located near the River Bhima and about a 100km from Pune, Bhimashankar town revolves around the 18th century Shiva Temple; other attractions include trekking and bird/animal watching in the nature reserve area and the nearby forests.

Dehu, on the banks of river Indrayani, home to the famous 17th century poet-saint Tukaram, is a short run from Pune. A temple dedicated to the poet, (whose Abhangs or short poems are considered priceless in Marathi literature), the rock atop where he wrote his poems while abstaining from food and the peaceful environs are what draw visitors to this tiny town. Nearly 200km from Pune, Shirdi is one of the most popular pilgrim centers in India. The holy shrine of Sai Baba is the force that draws thousands of devotees from across the world. The life size statue of the Baba made of Italian marble, the large prayer hall and the cenotaph of white marble are part of Shirdi Sai Temple complex.

Enroute to Shirdi are several vineyards and restaurants which make excellent stops for eating, drinking and enjoying the countryside.

Punes intra city transportation is met by a well established public transport system. The bus service which is run by the government owned PMT (Pune Municipal Corporation) covers the city and its suburbs extensively. However buses are mostly very crowded and not subject to strict and regular mechanical safety and bodywork standards check. Auto-rickshaws are plentiful, cheap and bumpy! Charges are based on pre-determined ocial rates. There is an easy way to calculate tari: (Meter Reading x 6) +2. Before getting in, ensure that the driver will use not only his meter but also the ocial tari conversion cards. In case of complaint, the vehicle license number should be taken.
