CHAPTER 7: PROGRAM PREPARATION

RELATIONSHIP MATRICES
A system frequently used to develop and show how various spaces relate is the
relationship matrix.
Preparation of such a matrix can be even more helpful if there are a large number of
individual spaces and complex relationships.

RELATIONSHIP DIAGRAM
The basic relationship diagrams employs small circles or bubbles, each of which contains
the name of one of the identified spaces. The bubble representing the space under
consideration is drawn first, and then other spaces relating to it are indicated in additional
bubbles placed near the first bubble
Spaces are indicated by simple lines or different line weights, colors or other
characteristics.

Understanding relationship is very basic and important in architecture.
There are at least three levels at which relationships are important. First is the relationship of
activities within an organization. 2

is the relationship of activities to objects or places. 3
rd
is the
relationship between different objects and places.
In fact, the programmer needs to have a good understanding of all the relationships between
activities, objects and places in order to know which activities, objects and laces in order to
know which activities can and should be separated into distinct spaces or rooms, and which will
work better. Factors like visual, aural, olfactory, thermal affects the nature of separation
needed..
SPACE PROGRAM SHEET
This is an effective way to illustrate specific design requirements for a building. This includes
purpose square foot allocations and important relationships for each space. Also types and
number of people who will use the space, activities of the people in various times, days, weeks
and year, furnishing and equipment needs. Suggestions should be heard on additional space,
furnishings by decision makers based on the budget.
BUDGET AND COST ANALYSIS
OWNERS BUDGET
State clearly in the program if construction budget is fixed .Consider the clients budget.
Programmer should project range of construction cost for facility even before any design have
begun
CONSTRUCTION COSTS
PROJECT COSTS
This include cost of land, taxes, and debt retirement during construction, architectural
programming fees, financial feasibility studies, architectural and engineering services,
governmental approval and permits.
Also include cost for site surveys and soil tests, archaeological surveys, landscape and interior
design services, site and off site dev., moveable furnishings and equipments, additional staff and
financing costs to secure a mortgage.
LIFESTYLE COSTS
This include the life of the building with its maintenance and and operational costs. This is
where owners are willing to pay more initially to reduce high costs later on.
PROJECT SCHEDULE
Project schedule is included as a brief separate section of the program. This should address
every phase of the project to be most effective programming, design, construction and
occupancy. An achievable schedule must be set indicating what the client and the architect
must accomplish by a certain time to complete the design and construction documents on
schedule.
