the following presentation was prepared for ego 2013
0:13
to comment on the subject real-world sustainability
0:16
easing them tools to do this we'll introduce
0:21
and then explain the case studies the sustainability strategies embedded into
0:25
our workflow
0:26
at the emmy we are a small
0:29
Optex practice based in Central London the majority of our work
0:34
is in zones one and two we have completed a number of projects
0:40
and education housing and mixed-use sectors
0:44
over the last few years and more recently have been working on some
0:47
exciting
0:48
community and regeneration projects we have been working exclusively
0:55
in them for the past three years see rather than giving an introduction into
0:59
been
0:59
this presentation explains how we are using it to achieve
1:03
our sustainability goals we have developed this diagram
1:08
to illustrate the Paxos sustainability strategy
1:11
the outer ring describes the Praxis core ames
1:15
broken into four parts social sustainability
1:19
lean design processes intelligent specifying
1:23
and efficient operations each of these
1:27
are aligned to different stages of the new 2013
1:31
Ripa panel black which is shown in the inner ring
1:35
most important me each core aim
1:38
feeds into the next encouraging an ongoing sustainable approach
1:42
throughout the project life cycle and encourages one project to inform the
1:47
next project
1:48
in a secular workflow with each stage
1:52
we simply add information to to the model
1:56
refining details as we move through the life cycle of the project
2:00
I will not discuss three of the practices
2:03
recent projects each illustrates how the practices core sustainability agents
2:09
a put into practice using them tools we will cover them
2:13
how clients and stakeholders interface with the model
2:17
at feasibility and at post post
2:20
occupancy stages how we as
2:23
architects interface with the model at concept design stage
2:27
and how the design team as a whole
2:30
interfaces with the model at technical design stage
2:33
to begin with being socially sustainable
2:37
at preparation stage
2:41
them tools allow us to deliver detailed feasibility studies
2:45
and the often tight timeframes required by our clients
2:48
communicating proposals three-day mention me
2:51
at these early stages is very useful on commercial projects
2:55
work on are looking for rapid validation of proposals
2:59
the proposals can be clearly communicated
3:03
reducing the risk of misunderstandings and the interface between the proposals
3:07
and their surroundings can be managed we were commissioned by City West homes
3:14
10 Vesta gave the feasibility of redeveloping
3:17
these two sites of lesson grave in west London
3:20
on one site to provide 7,000
3:23
square meters a primary care trusts pace and 50 residential units
3:28
and on the other to investigate how best
3:31
to maximize the site's potential redevelopment
3:34
to begin we took the two-day national master plan data
3:39
which outlined the aims and objectives for the regeneration of the site
3:43
and translated this into
3:47
three dimensional data to analyze the issues
3:51
of the existing development this three-dimensional
3:55
analysis of the site highlighted the current
3:58
poor street presence along less in grave and
4:01
areas at unoccupied sites footprint that were encouraging
4:05
anti-social behaviour early 3d
4:09
information is also used the day-night and Sun night
4:12
analysis this allows us to fully understand the impact about proposals
4:17
on neighboring buildings and informs our subsequent design proposals
4:23
there was no need for consultants to build that own models /a our proposals
4:27
which sped up the production of 3d jelly mould
4:30
envelope shown here for us to respond to
4:33
hence speeding up the overall project workflow
4:38
we all see you output from the model to create stakeholder fender graphics
4:43
he's a very good for communicating the people who con- easily read
4:46
2d drawings and allows our clients and stakeholders to make
4:50
informed decisions earlier in the design process
4:54
these drawings do not have the formality or final at:
4:58
other fully rendered image and stakeholders seem happier to engage with
5:02
proposals in this format leading to more comprehensive comment on designs
5:09
floor plans and should shows are generated as a byproduct
5:13
a place in the simple geometric volumes
5:17
this allows us to accurately a numerically assess options
5:21
against one another and communicate these findings to our clients
5:30
to move onto lean design processes
5:35
it is widely recognized but eighty percent of the operation
5:39
maintenance and repair costs other building
5:42
are fixed in the fast 20 percent above the design process
5:46
rapid energy modeling is one example being able to optimize the
5:49
sustainability
5:50
over design in-house from its very early stages
5:55
them tools allow us to carry out this very early-stage them on a mouse s
6:00
and feed these findings back into them initial nothing proposals
6:04
even before consultants are on board
6:10
this project was for a twenty four-story hotel on a very sensitive site
6:14
in London here all the buildings shown in pain
6:18
on bill projects which have planning a trip from
6:22
massing the proposal surrounded by its future immediate and wider context
6:27
was used to future-proof sustainability strategies
6:31
it was also very persuasive tool for planning discussions
6:36
energy performance was analyzed by running simulations with in rabbit
6:41
project specific parameters glad it's such as building type:
6:45
building vacation and h-back specification
6:49
the resulting reports provided a real time preview
6:53
how various design decisions where affecting life cycle performance
6:59
for example annual carbon emissions
7:02
and energy consumption in short
7:06
them tools allowed us to fine-tune the building in sustainability terms
7:11
at the very early stages up the design process
7:14
avoiding costly changes post time
7:21
the third case study explains the benefits of intelligence specifying
7:29
the power of having a BIM does not just lined the benefits of a 3d model
7:34
but also with the information that is generated by that motto
7:37
such as product quantities and area take-offs
7:41
in addition to this the model can be further enhanced
7:44
by adding product specific data
7:47
to model components which can then be extracted
7:51
as and when required
7:56
this mixed-use project and barking London
7:59
comprises a large supermarkets 100 residential apartments
8:04
and five retail units the residential apartments are targeting Code for
8:08
Sustainable Homes
8:09
level for and the whole development is projected to achieve preamp accident
8:16
on this project the structural and meep models have been
8:20
integrated with the architectural model to aid coordination
8:24
and clash detection
8:27
now here's an example to show how we at dated
8:30
to the model for real world game in this example
8:35
in order to provide evidence required for pre am
8:38
credit Matt 6 insulation
8:42
typically insulation wouldn't be modeled as a single component
8:46
but would be part oval wall roof of your build up
8:49
however for this example we will focus on the soffit insulation
8:53
required in the projects basement
8:56
the workflow begins by adding the soffit into the model
9:00
in this instance as a generic sealing type: that sits on the underside of the
9:04
ground floor slap
9:07
as we develop the model we swap out an update the properties of this
9:11
placeholder object replacing it with a data-rich
9:14
manufacturer specific component which has been downloaded
9:19
through the MBS national them live free
9:24
one of the many benefits abusing these objects is Becky performance data is
9:29
already embedded
9:30
into the component which using the work nato having to find and coordinate
9:34
information from different sources
9:38
you can see the object contains properties such as thermal resistance
9:42
and Green Guide rating for example
9:45
this information is quantifiable and accurate
9:50
and can be scheduled easily to form part opry am
9:54
evidence onto floor plans
9:59
contusion chills and ready to upload for a view
10:07
and finally we take a brief lead at the fourth stage of our sustainability
10:11
strategy
10:11
efficient operations what happens when the project is complete
10:15
this is an area that
10:19
as a practiced we are pushing to explore further and believe there are three key
10:23
topics that we need to focus on
10:25
firstly how we can gather data sets
10:28
and building performance data at the end of a project
10:31
to feed into the concept design stage a future projects
10:35
second me how we can embed
10:38
FM data into the model and then extract this
10:41
for the production of kobe spreadsheets and oh and then models
10:45
and finally how we can learn from print post occupancy evaluations
10:50
now we can feed this into the briefing stages a future projects
10:54
employing initiatives such as the government's soft landings program
10:58
we hope this presentation as provided a useful insight into how
11:05
as an architectural practice we attacking sustainability
11:09
using them tools
