AGREEMENT OF PARTITION

KNOW ALL MEN BY THESE PRESENTS:

This Agreement of Partition, made and entered into, by and between:

ANTONIO O. LATAYAN, of legal age, Filipino, married to MARTINA BANIQUID,
with residence and postal address at Brgy. San Pedro I, Malvar, Batangas and Sps. Arcan O.
Latayan and Marisa B. Latayan, of legal age, Filipino, with residence and postal address at 0364
Hilltop Road, Kumintang Ibaba, Batangas City, Batangas.

WITNESSETH:

WHEREAS, the above-named parties, Antonio Q. Latayan and Martina Baniquid are the
owners of that certain parcel of land situated in Brgy. San Pedro, Municipality of Malvar,
Batangas and more particularly described as follows, to wit;

TRANSFER CERTIFICATE OF TITLE NO. T-90450

A parcel of land (Lot 2005-A of the subdivision plan Psd-04-140604,
being a portion of Lot 2005 Psc-47, Malvar Cadastre, (L.R.C. Record No ),
situated in the Brgy. of San Pedro, Mun. of Malvar, Province of Batangas.
Bounded of the SW., along line 1-2 by Road on the NW. along line 2-3 by lot
2003, Psc-47, Malvar, Cadastre; on the NE., along line 3-4-1 by Lot 2005-B of
the subdivision plan. Beginning at a point marked 1 on plan, xxxxx containing
an area of TWO HUNDRED SEVEN (207) SQUARE METERS XXXXX

WHEREAS, on March 12, 2014 at Sto. Tomas, Batangas, Antonio O. Latayan
and Martina Baniquid executed a Deed of Sale of a portion of the above-described parcel
of land with an area of 103.50 sq. m. in favour of the above-named spouses, Arcan O.
Latayan and Marisa B. Latayan,as per Doc. No. 243, Page No. 49, Book No. 2, Series of
2014 of Notary Public Atty. Raul L. Oreo;

WHEREAS, it is to the convenience and advantage of the above-named parties that the
existing community of ownership between them be terminated hence, they reaffirmed the
contents of the Deed of Sale herein above stated and hereby mutually and voluntary agreed to
adjudicate among themselves the above described property, to the effect that Lot No. 2005-A-1
of the subdivision plan Psd-04-227886, being a portion of Lot 2005-A, Psd-04-140604
containing an area of One hundred three square meters and fifty sq. decimetre (103.50), be titled
in the name of Spouses Arcan O. Latayan and Marisa B. Latayan and Lot no. 2005-A-2 of the
same approved plan, to remain and be titled in the name of Antonio O. Latayan married to
Martina Baniquid.

A F F I D A V I T


I, LORENZA NOPRADA MAGPANTAY, of legal age, married, Filipino and a
resident of Brgy. Laurel, Tanauan City, Batangas after having been duly sworn to in accordance
with law, do hereby depose and say:

1. That I and my husband Paciano B. Magpantay got married on November 26, 1983 at
Tanauan, Batangas and our marriage was recorded in the Register of Marriages in the
Local Civil Registrar of said place as per Registry Number 491(K-83). Copy of the
certification issued by said office is hereto attached and marked as Annex A;

2. That on April 15, 1992, I delivered a second child at Laurel Memorial District Hospital,
Tanauan, Batangas who was registered at the Local Civil Registrar of Tanauan on April
21, 1992, as per Registry No. 92-915, named ANGELITO NOPRADA MAGPANTAY.
Certified True Copy of Angelitos Certificate of Live Birth is hereto attached marked as
Annex B and made as an integral part hereof;

3. That when I and my son Angelito secured a copy of his birth certificate from the
National Statistics Office, we discovered that Angelitos last name (Magpantay) was not
recorded. Copy of his certificate of Live Birth from said office is attached as Annex C.

4. That in all of the entries recorded in the birth certificate of Angelito N. Magpantay from
the Local Civil Registrar of Tanauan only his last name did not appear in the certificate of
Live Birth issued by the NSO;

5. That it clearly appears in his birth certificate that his fathers family name is Magpantay,
hence, it follows that Angelitos last name should be listed as Magpantay;

6. That I am executing this affidavit to attest to the truth of the foregoing facts and for the
purpose of rectifying and/or requesting for the correction of the Birth Certificate of
Angelito N. Magpantay to include in his certificate of live birth with the NSO his family
and/or last name Magpantay.

DEED OF ABSOLUTE SALE OF MOTOR VEHICLE

amount of FIVE HUNDRED FIFTY FIVE THOUSAND PESOS (P550,000.00), Philippine
Currency, receipt of which is hereby acknowledged from OFRIN PEREZ likewise of legal age,
married, Filipino and with residence and postal address at Brgy. Tinurik, Tanauan City,
Batangas, hereby sells, transfers and conveys and by these presents have sold, transferred and
conveyed unto said OFRIN PEREZ, the following motor vehicle described as follows:
