TERMS

The following Terms are applicable to the above :

1. To confirm your booking for accommodation all students have to pay:

Two (2) months rental deposit, which is refundable on leaving the accommodation
at the end of your stay. (Deposit CANNOT be used to offset monthly rental).

One (1) month rental in advance.

Damage deposit RM500.00 for Single unit and Duplex unit RM1,000.00..

Utilities deposit RM500.00 for Single unit and Duplex unit RM1,000.00

RM50 for Keys Deposit (refundable) and RM50 for Access card (non refundable )

2. Mode of payment:

In order to confirm and guarantee your place, full payment of the above MUST be received
before your arrival.

3. Rentals must be paid by the 7
th
of each calendar month. A Five percent (5%)
administration fee will be charged for late payment.

4. Your Rental Tenancy shall commence from the date you check in for the month. Please
note that you are committed to fulfill your Tenancy Period. If you decide to shift out earlier,
ALL RENTAL DEPOSITS WILL BE FORFEITED.

5. Rental exclude utilities (electricity & water bills). There is a separate individual electrical
and water meter for each unit.

6. We provide daily cleaning of the common areas in your apartments and any request of
cleaning of individual unit or bed rooms are charged a fee.

7. Students are entitled for FREE Club Membership in our Semenyih Lake Country Club
during your duration of stay. Facilities available are gym, tennis, badminton, swimming
pool, gazebos, laundry room and cafeteria. Other activities include a karaoke room,
pool tables and foosball table are charged a fee.

8. Telephone and internet connections are to be applied for by the students themselves.

Note to overseas students:
1. You should send the equivalent amount in USD, STG or Euros.
2. All bank charges are to be borne by the student.

(RULES AND REGULATIONS)


1. Neither smoking nor liquor consumption is permitted inside the rooms or
anywhere in the Demised Premises.

2. Please be considerate. Ensure that there is no loud conversation, loud
laughter, loud music (either from Radio or TV) after 10.00 p.m. because
such noise might disturb other roommates, housemates or even
neighbours. Absolute silence must be observed after midnight.

3. NO parties are permitted to be held in the apartments unless with the
written permission from BTS TWINTREES SDN BHD.

4. Friends, parents and relatives are NOT allowed to spend the night at the
apartment . All visitors MUST leave the Apartments by 10.00 pm.

5. Friends who visit any student must be sure that the very student is in,
otherwise such intrusion would be considered as TRESPASSING and these
visitors will be dealt with by law.

6. Any damage or breakage in the common area either willfully or accidentally
will have to be charged to the student/person concerned. If no one admits to
the act, all residents in that apartment block will be held responsible.

7. All of you must maintain and ensure CLEANLINESS of the place you live
in. All garbage for disposal must be put in plastic bags and tied securely
and disposed of in the appropriate place for the cleaners to collect.

8. Students MUST look after all keys or access card with great care after
receiving them at the time of checking in and replacement of each set is
RM50.00 plus the cost to any damage to the door or lock.

9. In addition, the following surcharge is applicable should the student lose
their keys/card or lock themselves out and calls BTS TWINTREES SDN
BHD (working hrs) / (after working hrs) to open up their doors for them:

Working hours : RM50 (paid in cash)
(Mon-Fri, 900-1700 hrs Sat, 1000-1300 hrs)

After office hours : RM100 (paid in cash)
(Mon-Fri before 12 midnight)

Public holidays and all times other than : RM150 (paid in cash)
that mentioned above.

10. All valuables such as cash, camera, mobile phone, lap top, jewelry, ATM
card, Identity card, driving license, passport etc MUST BE looked after by
the student themselves with great care. BTS TwinTrees Sdn Bhd is not
responsible for any loss or misplacement of such items.

11. BTS TwinTrees Sdn Bhd reserves the absolute right to evict any student
who violates or defies any of the above Rules and Regulations and all
deposits paid will be forfeited. We also reserve the right to relocate students
to other units when or for any other reasons beyond the control of BTS
TwinTrees Sdn Bhd.

12. BTS TwinTrees Sdn Bhd disclaims all liabilities through negligence of
students or any allegation either directly or indirectly inflicted on the
students by any third party.

13. RIGHT OF ACCESS

For security, health and safety purposes, we reserve the Right of Access to
any part of accommodation at reasonable times to fulfill our duties.
However, persons who shall have access to your room without notice to you
shall always be accompanied by a Supervisor or Manager.

14. FIRE PRECAUTIONS

Tetris Apartments contain fire fighting equipment, systems and alarms as
required by law. Please familiarize yourself with their usage. Also, please
take note of the EXIT nearest to you in case of emergencies. Fire drills may
be called from time to time. It is compulsory for students to participate in
them.

The equipment such as Fire Extinguishers and Alarms are there for your
safety and those that stay there. If you tamper or vandalize them, you may
be committing a criminal offence. Anyone caught will be reported to the
relevant authorities. We shall impose a fine as well as charge you for the
total cost of repairs and replacement.

In addition, no cooking is allowed in your rooms, cooking equipment are
only allowed in the kitchen and dining areas.

The use of candles, aromatic oil burners, and any device that has a naked
flame are strictly prohibited. Permission will only granted where the burning
of candles is an accepted form of religious practice.

15 Any problems should be reported in writing to our office immediately. Phone
numbers will be given to you on checking in for any emergency.


16. BTS TwinTrees Sdn Bhd have an office located at the Ground Floor at
Unit No. A-G-02 in Block A, Jalan TTS 1/1, Taman Tasik Semenyih
which is in the same area . There will be a representative there at the
following times for rental collection and for you to discuss problems and
conditions of your accommodation:

Monday to Friday 9.00 am 5.00 pm
Saturday 9.00 am 1.00 pm
(Or any other times to be determined and posted on the door of the office)
