INTRODUCTION
This document constitutes a project management consultancy services
proposal by Falliance Global Resources Limited (FGRL) to SunTrust Real
Estate Limited for its building construction projects around Lagos, Abuja
and other parts of the country.

The scope of the consultancy services shall include project management,
construction engineering management and building materials
procurement. Specifically, the consultancy services shall include monitoring
of the nominated sub-contractors, ensuring supply of quality building
materials, visiting construction site and writing monthly reports.

FGRL is a Nigerian company established in 2011 with a mission to provide
qualitative project management consultancy services in infrastructure
development and construction industry. FGRL is committed to offering
qualitative services to its clients and ensuring that projects are delivered in
the most efficient and professional manner.

FGRL has a team of thorough and experienced proffessionals that are
skillful in handling project management consulting, construction
engineering management and procurement management for both
private and public clients.

OUR METHODOLOGY
FGRL approach to construction project management consultancy is
structured to control the time, cost and quality of the project, thus
enhancing the success of the project and thereby increasing Clients
satisfaction.
This is achieved by the systematic application of development and
management tools, to determine the optimum development plan, project

management systems, construction, commissioning, operation and
maintenance processes.
FGRL will be accountable for ensuring that the allocated resources are
used appropriately to complete the project. A variety of stakeholders will
be involved including the Client, government approval agencies, financial
advisors, accountants and legal advisors, contractors, and consultants. We
will work to understand and respect the project goals and requirements of
each of the team members, while focusing on completing the project
within budget and on schedule.

FGRL will put in place the necessary resources to ensure that interests of the
Client are protected at every stage and that a superior quality project is
delivered. The following is a detailed list of activities included in our
construction project management consultancy services by stages:

Pre-construction stage
Prepare Project Brief
Identify all project stakeholders
Attend project coordination meetings
with the Client, Consultants and project
stakeholders
Review the clients master schedule and
provide comments
Prepare detailed Project programme
Prepare communication protocols
Provide input on issues of constructability
and construction related issues
Prepare detailed Project budget (with
the consultant quantity surveyor).
Provide and maintain project cash flow
for work packages (with the consultant

Contract Document stage
Attend all project coordination

Provide advice and recommendations
on all aspects of commissioning
Manage record drawings and

Assist in the interim and final inspections
Expedite the completion of deficiencies
Confirm accuracy of warranties and
transfer to the Client prior to final
certificate
Manage all maintenance manuals,
operating instructions and turn over to
the Client
Produce a final report on the project

FGRL will carefully and diligently perform the following specific activities during the
execution of the above listed services:
Design review
Scheduling and time controlling processes
Risk Management
Cost planning, monitoring and control
Site health and safety

FGRL uses Microsoft Project, a commercial project management software
tool that facilitates cost and scheduling management, follow-up of action
items from project meetings and other deliverables, and document
management.

As the Project Management Consultant, we encourage strong team spirit
and full cooperation among professionals and work contractors that will
ensure that the best interests of our Client are at the forefront of every
decision. Our approach at FGRL is designed to always achieve our clients
objectives and satisfaction.

SCHEDULE OF FEES
FGRLs typical fee for its services averages around 5% of project cost plus
reimbursable.

OUR PRINCIPALS
Usman Mohammed
Usman is an Architect with Masters degree in Architecture from Abubakar Tafawa
Balewa University Bauchi. He has worked in the profession for more than ten (10)
years. He is an Associate Member of Nigerian Institute of Architects (NIA) and also
a Probationer Member of Architect Registration Council of Nigeria (ARCON).
He possesses the qualities of a Project Manager in coordinating the clients and
other stakeholders in a project. Honesty and dedication are some of his good
qualities amongst other qualities. He also has good skills in design and construction
management of different types of buildings.

Olukayode Ajibola B.Sc, M.Sc, Prince2
Kayode is an astute and vibrant project manager with varied experiences in
mobile-telecoms and construction industries. He has a Masters Degree in Project
Management from the University of Aberdeen and a Prince2 certification. His
leadership skill makes it possible for him to effectively engage all stakeholders
(employer, project team, regulatory authority, host communities among others) to
facilitate the achievement of project success. He also possesses an on the spot
innovative thinking ability with strong analytical and problem solving skill.
