Each week will cover the steps you can expect to go through before moving day. For a rst-time home buyer, buying a home can be intimidat- ing. If this is you, there are a few things you should know before jumping in. Before setting foot in any potential home, buyers need to get pre-qualied for a mortgage so they know what their buying power is. According to Joni Ke- pler-Fleenor, the Senior Vice President and Branch Manager at InterWest Mortgage, a division of Iberia Bank, the two most important things to acquiring a mortgage are credit and employ- ment. Everything is really credit score-driven so you want to obtain as high a credit score as you can possibly get, said Ke- pler-Fleenor. Some people think that being completely debt-free is a good thing, which it is, but you have to have some kind of credit revolving and going all the time. In order to obtain a good credit score you have to show that you are ready to make re- sponsible decisions. Paying cash all the time is not going to help your credit score. Kepler-Fleenor suggested get- ting a credit card and paying it off every month. But be careful not to run the balance up because that can be very hard on a credit score. Adrian Esta, a Mortgage Loan Originator at Bank of Idaho, suggested getting a credit card that is completely dedicated to paying for one type of purchase, like fuel. There are credit cards out there that are secured with your own funds, said Esta. Start with a card that has a really small limit. If you try just paying for gas with that card you can either put the money aside to pay it off if you are disciplined, or go straight to the bank and pay it right off. If you are paying it off monthly you are not paying any interest and it will bump up your credit score. Esta explained that it is best to keep some credit running all the time. It is not enough to take out a loan and pay it off very quickly. If you take out any kind of credit and you are trying to build your credit score, you want to pay that off through at least six months, said Esta. If you pay it off sooner you wont have much history. You always want to have some kind of positive reporting credit. In most cases it is worse to not have any credit than to have bad credit. Esta suggested that everyone have at least one credit card. She explained that more cards than that are not necessary. According to Kepler-Fleenor, the other very important thing to do to prepare to get a mortgage is to have steady, continued employ- ment. It looks best if you have sever- al years of experience in the same line of work, or improvement of employment, she said. Once a potential buyer has established credit and good employment, then it is time to get pre-qualied for a mortgage. In order to get pre-qualied, a potential buyer must provide certain documents to their lender. Paperwork includes tax returns, W-2 forms, recent pay stubs and bank statements. Potential buyers should contact their lender for spe- cics as each bank or lender may have slightly different require- ments. The lender then informs the potential buyer what kind of loan they qualify for and what price range home they can purchase. The real estate agent is then informed of the nal numbers and, with the buyer; they begin search- ing for a home. Once a home is found and a contract is negotiated between the buyer and the seller, the real estate agent contacts the lender and gives them the signed purchase and sale agreement. At that point the buyer starts the nal process of obtaining the loan. Always understand the terms of your loan, said Esta. This includes the interest rate and fees associated. Know what you are signing and ask questions. Kepler-Fleenor said it is a com- mon misconception for rst-time home buyers that it is difcult to get a mortgage to purchase a home. If you show good credibility employment, good rental histo- ry, good credit it is not difcult to get a loan for a home, she said. You have to show responsibility.
