SITE LOCATION

The site location and plant layout play an

important role to start up a new Urea Plant.
The suitable site selection must be fit in
with several factors which can deliver a
great outfit that are geographically
strategic and economical. There are three
main potential locations have been
proposed; Tanjung Langsat Industrial
Complex, Kudurong Industrial Area
(KINDA) and Gebeng Industrial Estate.
After doing all comparison and
weightage study between 3 potential sites
for propose plant project, we found that
Gebeng Industrial Estate in Pahang is the
best choice for Urea Plant site location.
Gebeng Industrial Estate has been
specialized for Chemical and
Petrochemical Industrial Zone. This
location is very suitable and several
aspects have been considered based on
several key elements and factors. The
factors are:

a) Raw Material
The raw materials of Urea are supply
from PETRONAS Ammonia Sdn Bhd,
Kerteh through a pipeline. Therefore,
the cost of transportation can be
minimized.

b) Price of Land
The developer of Gebeng Industrial
Estate is Perbadanan Kemajuan Negeri
Pahang (PKNP). The land prices
approximately range from Rm3.00 to
RM11.00 per feet. In fact, Gebeng
Industrial Estate provides large land
area which is 1528.5 hectares and it is a
reliable price in Malaysia compare to
other state.

c) Labor
Gabeng Indsutrial Estate is the center of
Malaysias petrochemical development.
It located on east cost of Peninsular
Malaysia. Pahang boasts a highly
competitive and reasonable wage
structure and middle cost locations. For
that reason, our company will offer an
attraction of job opportunity to resident
in Pahang, Kelantan and Terangganu as
well as from worldwide.

d) Utilities
In Gebeng Industrial Estate, Tenaga
Nasional Berhad (TNB) is the supplier
for electricity. The tariff of electricity is
depends on class and it categorized.
Meanwhile, water supply is authorized
under state government. Water
distributed by Pahang Water
Management Berhad (PAIP) and treated
from Semambu Water Treatment Plant.
Base on the finding, the water tariff at
Gebeng Industrial Area is the cheapest
compare to the other industrial area.

e) Transportation
Transportation facilities around Gebeng
Industrial Estate are well developed in
order to promote very conducive
industrial activities. This location is
about 8km to Kuantan Port which
providing a modern world-class port.
Apart from that, the Kertih-Kemaman-
Kuantan railroad with 77km long route
which connects the integrated
petrochemical complex in Kerteh,
Terengganu to Gebeng, Pahang and the
Kuantan Port allow import and export
activities to run efficiently. Meanwhile,
East Coast Highway that stretches for
169km long from Kuala Lumpur to
Pahang makes it convenient for
promoting economic activities in major
districts in Pahang. The RM4 billion
expressways connected Kuantan Port to
the national grid and also links to the
1,000km North South Expressway on
the West Coast. Other road facitities is
Gambang-Kuantan Highway which
connects Gambang to Kuantan and
providing good access to various towns
along the route. Besides that, Sultan
Ahmad Shah Airport located near to
this industrial estate.



g) Facilities
Pahang Government offers modern
world class facilities at Gebeng
Industrial Estate in order to widen
industrial base, and diversification of
the industrial activities. The facilities
provided base on storage, raw material
transportation, emergency response
facilities and training center.
