DEED OF CONDITIONAL SALE

widow, with residence at Brgy. San Jose, San Miguel, Iloilo, all of legal age and Filipino; as
VENDORS,
and
ROBERTO SALARDA, of legal age, Filipino, married to Rosalinda Caoyonan Salarda, and
with residence at Brgy. Igtambo, San Miguel, Iloilo, Philippines, as VENDEE,
WITNESSETH
WHEREAS, Vendors are the surviving heirs of the late MARIA SACAMAY. That said
Maria Sacamay left a parcel of land, declared in her own name known as Cadastral Lot No.
2692, with an area of eight hundred twenty two (822) sq.m., located at Brgy. Poblacion, San
Miguel, Iloilo, Philippines, and more particularly described as follows:
A parcel of agricultural land situated at Poblacion, San Miguel, Iloilo, covered by Tax
Declaration No. 8012, Cadastral Lot No. 2692, Property Index No. 041-40-001-36-032, declared
under the name of MARIA SACAMAY (deceased), bounded on the North by animal trail; on the
South by provincial road; on the East by animal trail; on the West by Lot No. 2693, containing
an area of (882) more or less.
WHEREAS, to the best knowledge of the Vendors the said deceased left no outstanding
debts, in favor of any person or entity;
WHEREAS, the Vendors are willing to sell said property to the Vendee, who is willing to
buy the same, for a total consideration of six hundred thousand pesos (P 600,000), Philippine
currency.

NOW, THEREFORE, for and in consideration of the foregoing premises and the mutual
covenants of the parties, the parties hereby agree as follows:
On the date of the execution of this deed of conditional sale, the Vendee shall pay to the
Vendor two hundred fifty thousand pesos (P 250, 000), Philippine currency, with the balance of
three hundred fifty thousand pesos (P350,000.00) to be paid on or before December of 2016 on
a monthly basis, with an amount of more or less fourteen thousand five hundred eighty fives
pesos (P 14, 585.00).
Should the Vendee fail to pay the unpaid balance, as stipulated, and the Vendors is forced to
litigate to recover the unpaid balance, the Vendee agrees to pay attorneys fees and expenses of
litigation.
On the other hand, if the Vendee pays the unpaid balance with interests thereon on or before
December, 2016, the Vendor agrees to execute an extra-judicial settlement of estate with an
absolute deed of sale of the parcel of land, above-described, in favor of the Vendee, his heirs,
successors or assign, and to deliver to him the owners duplicate copy of Tax Declaration, and all
expenses that may be incurred in registering said absolute deed of sale shall be for the account of
the Vendee.
IN WITNESS WHEROF, we have unto signed this deed of conditional sale this ____day of
