Question 4
Solid Construction (Pvt) Ltd has recently been awarded a job for construction of a semi-urban housing
scheme. The scope of the project spans initial feasibility study to handing over 120 ready to dwell, identical,
single story houses. Company decided to plan and construct one house initially as a pilot project.
a. The company expects to take strategic, financial and duration decisions based on the outcome of the
pilot project. What are the practical limitations and risks associated in making such critical decisions
based on the outcome of the pilot project?
(5 Marks)
120 nos of typical house construction is not a simple product like constructing of one house. All
the waste such as materiel, resources (Man, Plant and machine) and time waste will be focused
and quality also will be focused.when constructing the one house and it can be minimized. When
it is going for constructing 120 typical houses, then the significant wastage will occur on same
items while focus in wide range.
On the other hand when it is going for one house, the company will lose their quantity/price
discount from the supplier.
Therefore, coastwise/resource wise, this is not a 120 times of one house construction.
b. Write a scope statement for the pilot project.
(5 Marks)
Execution and maintenance of all of the main contraction work such as 120 ready to dwell,
identical, single story houses within agreed LS price of AED 150,000.00 only (Dhs. One hundred
fifty million)as per the annexed design and specifications or approved standard.
The projects are inclusive of main utility supply including water and power. The compound wall,
logistic service and infrastructure facilities are included as shown in the drawings.
The project exclusive are the water tank and furniture fitting and equipment to the houses.
c. Carry out a formal risk analysis in the structural work for the project.
(7 Marks)
Topographical failure may occur:-Topographical survey and soil investigation to be carried out
before starting the construction.
Design failure may occur:-Design calculation to be rechecked before start the construction.
Proper curing method to be carried out during the construction to bring the design strength to
the structure.
Cube test to be carried out during the construction for 7 days and 28 days to check the strength
of concrete.
d. Define ten (10) activities associated with the finishing work of the pilot project and construct the
project network diagram with logical precedence relationships. Define realistic timing for each task
and determine the critical path based on the timing defined by you.
