hasproducedabuildingwhichincorporates33socialrentalhousingunits,1,500m2of
officespacededicatedtohealthrelatedactivities,andhasretailspacethroughoutthe
groundfloor.Itscentrallocation,atthecrossroadsbetweenthenewAbbPierresquare
andtheeast/westboulevard,meansitishighlyvisibleanditsproximitytotheathletics
hallimposestheneedforaresoundinglyurbanattitude.

GroundFloorPlan
Despitethetechnicalcomplexityofthebuilding,thearchitecturalstyleissoftandjoyful.A
differentarchitecturalstyledenoteseachoftheprogrammescomponents:socialhousing,
theservicehub(medicalcentre),andtheretailspaceatthebase.
Aresoundinglyurbanattitude
Variousfactorsrelatingtothesiteandtheurbanplanningspecificationsmeanthisproject
hastostrikeanaffirmativelyurbanposture.Theproximityoftheathleticshall1isthemain
determiningfactorasthenorthfacadeofthehousingblockislessthan7metresfromthe
southfacadeofthesportsfacility.Thescaleandunusualshapeofthehallmakeita
benevolent,butdemandingneighbour.Thefocuswasplacedondevelopingthelinks
betweenthenewbuildingandthesportsfacility.Totheeast,thestepsofthesquare
absorbthesignificantdifferenceinheight.Tothewestthecommunalgarden,suspended
abovetheshops,occupiesthegapbetweenthetwobuildings.
OnStage
Block32actsasanurbanfacade,preservingthealignmentalongtheroadandmarkingthe
anglestotheeastandthewest.Thisformisaccentuatedbytheheightofthebuilding,
witheightfloorsforthehousingblockandsixfloorsfortheofficespacecreatingahigh
densityensemble.Theshapeoftheplotoflandisidealforconstructionandoffers
advantageousnorthandsouthaspects.Thesignificantheightdifferencefromeasttowest
isabsorbedbytheunifyingbasethatformsapedestalfortheproject.
Mixeduseprogramme
Theprogramme,whichadoptsthenowstandardmixeduseapproach,isitselfanurban
microcosm.Thetwobasementfloorsoffer57parkingspaces.Thereis972m2ofretail
spaceonthegroundfloorwhichconstitutesthesharedbaseforthe33housingassociation
flatsandthe1,500m2medicalcentre.
Intermsofstyle,thedifferentcomponentsformawhole,acompletearchitecturalwork
withinwhicheachofthedifferentprogrammesremainsdistinct.Thedomesticityofthe
housingblockiscomplementedbythemoreabstractdesignoftheofficeblock,whilethe
retailspaceopensupreadilyontothesurroundingpublicspaces.
Thegroundfloorandfirstfloorwhichruntheentirelengthofthecomplexformaglazed
pedestalwhichsupportsthebodywhichiscomposedofthetwobuildingsseparatedbya
discontinuitywhichopensupviewsontotheinnersectionsofthecomplexandthe
athleticshall.Thebaseofthebuildingeffectsthetransitionbetweentheprivateandpublic

space,withitsveryspecifictopography,characterisedbyaheightdifferenceofaround2.5
metres.Abovethehousingblock,anatticfloorsetbackfromthemainfacadecrownsthe
building,markedoutbytheuseofdifferentmaterials.
Mixedconstruction
Theconstructionsystemsusedarealsomixed,withmaterialsusedwheretheyofferthe
bestpossibleperformance.Themainstructureisconcrete.Thefacadesarecomposedofa
woodenframe.
Theconcretewasusedforitsstructuralandacousticqualities.Thewoodwaschosenfirst
andforemostforitsqualitiesasamaterial,butalsoforthewayitcouldbeusedinthe
prefabricationofthecomponentsthatmakeupthefacade.
Twofactorsmadeitaparticularlysuitablematerialforthisproject.Woodcompoundwalls
offerthesamelevelofperformanceatareducedthicknesscomparedtoconcrete
compoundwalls.Acrossthesevenfloorsofhousingthisfreesuptheequivalentof60m2
oflivingspace.Theuseofprefabricatedcomponentsalsomeantthebuildingworkcould
becarriedoutquicklyandsafelyonasitewithveryspecificconstraints,notablyduetothe
closeproximitytotheathleticshall.Thenorthfacadewasbuiltinjustthreeweeks.
Foracousticreasonsthelightfacadesareseparatedfromtheflooring.Theyformamantle
wallwhichpassesovertheedgeoftheslab,producingaseamlessenvelope.
Aslenderbuilding/densefacades

Thehousingblockisdeliberatelyslender,thedepthoflivingspacemeasuresjust8metres
plusthebalconiesonthesouthfacade,andwiththeadditionoftheexternalhallwayson
thenorthfacade.Thisallowsalltheapartmentstobenefitfromadualnorthandsouth
aspect,aseachunitrunsfullyfromonesideofthebuildingtotheother.Thisexposure
developsagenerousrelationshipwiththesurroundingnature,thenewsquaretothesouth,
andtheMontsdOrtothenorth.Thearchitecturalintentisclearwhentheprofileofthe
buildingisviewedfromthewesterncorner.Thesimpleorganisationofthehousingunits
followsbioclimaticprinciples:livingareastothesouthkitchen,bedroomsandbathrooms
tothenorth.
Tothesouth,generous,twometrewidebalconiesofferattractivelivingspacesand
protectionfromthesun.Thewindowsarelargerthanstandardandcompensateforthe
compactinteriorswhosedimensionscomplywithsocialhousingstandards.
Thefacadeismadeupofmultiplelayersformedbyarangeofadditionalfeatures:guard
railsofverticalwoodslats,yellowcellarboxeswhichpatternthestructure,balcony

partitions,shuttersandpanelsandstructuralcolumns.
Themainfacadeatthebackofthebalconyiscoveredwithwoodbasedfibreand
thermosettingresinpanels,withasubtlemetallicfinish,andthefrontfacadewithpre
weathereddouglasfirslats.
Tothenorth,thethickfacadehousesthewalkwaysthatconnecttheapartmentsandthe
stairwellsatthecornersofthebuildingwhichprovideverticalaccess.Thewalkways,
situatedontheoutsideofthebuilding,arewideandopentothedistantlandscape.The
staircasesareprotectedwithaperforatedmetalliccoverwhichmaintainsacertainlevelof
privacy,opaquefromtheoutside,transparentfromtheinside.
Asolidblock/lightfacades
Theofficeblockwhichhousesthemedicalcentreisbuiltinadifferentstyle,moreabstract,
moreneutral,withpredominantlyhorizontallines.Thecurtainfacadeiscomposedof
alternatingsectionsofpreweatheredtimbercladdingboardsandwideglazedstrips.They
formoverlapping,offsetpieceswhichinterconnectlikelargescales.Thisgivesthe

UpperFloorPlan
coveringatextilelikeappearance,lighterandlessconstructedthanthehousingblock.
Inthesameway,thetwoprogrammesaredistinguishedbytheirshape,withthemedical
centre,unlikethehousingblock,formingonehomogenousblockonallfoursides.This
reflectsthetypologyoftheinsidefloorplan,composedoflargeopenspaces,witheachof
themainfacadestendingtowardsthepublicspaceoutside:thesouthfacadetowardsthe
square,thenorthfacadetowardstheathleticshallandtheeastfacadetowardsthesquare
infrontofthehall.
Thefifthfacade,overlookedbytheneighbouringbuildings,hasbeentreatedwithcarewith
itsgreenroof,andiswherethedomestichotwatercollectorsarelocated.
