DEED OF SALE OF PORTION OF UNREGISTERED LAND

KNOW ALL MEN BY THESE PRESENTS:

This instrument made and executed by and between:
DIWATA C. RARAS, of legal age, Filipino and a resident of Alimannao, Peablanca,
Cagayan, hereinafter called VENDOR,
-andESTELITA FRANCISCA C. LAGUA, of legal age, Filipino, widow, and a resident of
Woodcrest Subdivision, Alimannao, Peablanca, Cagayan, hereinafter called VENDEE;
WITNESSETH: That
Whereas, the VENDOR is the owner of that unregistered parcel of land located at
Alimannao, Peablanca, Cagayan, denominated as Lot No. 4-B which is a portion of Lot No. 4 of
Psu-(af) 02-165983 Amd consisting of 15, 375 square meters, more or less;
Whereas, the VENDEE has offered to purchase a portion consisting of ONE THOUSAND FIVE
HUNDRED (1,500) square meters, more or less, from the VENDOR which the latter has
accepted;
NOW, THEREFORE for and in consideration of the total purchase price of P300, 000.00
Philippine Currency, receipt of which in full is hereby acknowledged by the VENDOR from the
VENDEE, the former hereby SELLS, TRANSFERS and CONVEYS, unconditionally and perpetually,
to the VENDEE, a portion the above-described unregistered parcel of land, consisting of 1,500
square meters, more or less, free from liens and encumbrances.
IN WITNESS WHEREOF, the parties have signed these presents this ____ day of September,
2011, at Tuguegarao City, Cagayan.

Whereas, the VENDEE has offered to purchase a portion consisting of THREE HUNDRED
(300) square meters, more or less, from the VENDOR which the latter has accepted;
NOW, THEREFORE for and in consideration of the total purchase price of P70, 000.00
Philippine Currency, receipt of which in full is hereby acknowledged by the VENDOR from the
VENDEE, the former hereby SELLS, TRANSFERS and CONVEYS, unconditionally and perpetually,
to the VENDEE, a portion the above-described unregistered parcel of land, consisting of 1,500
square meters, more or less, free from liens and encumbrances.
