Its not advisable to use a paint


colour you dont know without
trying it first - dont rely on
printed colour cards, colours on
computer screens, the colour on
the tin, or the colour of the wet
paint, as these can be misleading.
Occasionally, colour cards are
painted and these are, of course,
more reliable than printed ones.

The only way to get a really


accurate idea of what a
particular colour will look like
in a particular room is to paint a
little on the wall, preferably all
the walls, and let it dry. Then live
with it for at least a few days so
you can see it in different lights

and at different times of the day.


A colour can look different in
natural light and artificial light,
and even in different types of
artificial light.

Be careful when buying


white emulsions, as some
pure brilliant whites are
more cream than white. Again,
its advisable to try a little
first because theres no way of
knowing which pure brilliant
whites arent very white, unless
youre familiar with them. If a
paint is just called white, its
probably cream, but this isnt
always the case.

You may want to take


account of the way a room
faces when choosing paint
colours. North-facing rooms can
be a challenge because the light
is cold steer clear of colours

with a grey or green base and


consider yellows and creamy
neutrals for a lighter, cheerier
feel. Sunny south-facing rooms
are much easier, as most colours
work well. Rooms that face west
are also easy to decorate whites
work particularly well whereas
east-facing rooms suit blues and
greens best.

Other things can affect your


choice of wall colour, such
as the colour of the flooring,
window treatments, furniture and
accessories, if you predominantly
use the room at a certain time
of day, and whether you want
to create a dark and moody or
light and airy feel, or something
in between. If youre not sure
what you want, feature walls are
a good way to enjoy a limited
amount of colour in a room and
arent difficult to repaint if you

How to make hay while the sun shines

Solar panels are relatively inexpensive and


straightforward to install compared to many other
types of renewable-energy technology. Panels are
usually fitted to a pitched roof, but they can be mounted
on a wall, or a frame on the ground or a flat roof.
Although they work on cloudy days, the panels need
a sunny position to be most effective, so a south-facing
position, which gets sun most of the day, is ideal.

There are two types of solar panel ones that generate


electricity, called solar photovoltaics or PV, and ones
that heat water, called solar thermal. With both, youll
cut your energy bills and CO2 emissions, but the benefits
dont end there.

Solar PV panels (the most popular type) can also


earn you money through the Governments Feed-In
Tariffs scheme. Providing your PV system qualifies,
the scheme pays you for the electricity you generate
and use and also for any surplus electricity you supply
to the National Grid. According to the Energy Saving
Trust (www.energysavingtrust.org.uk), an average 4kWp
domestic PV system costs between 5,000 and 8,000
and in the right south-facing position, could generate
approximately enough electricity for a typical household.

The Energy Saving Trust says that a typical solar


water-heating system costs around 3,000-5,000,
but the savings you make will be moderate. As well
as the solar panels, youll need a boiler or immersion
heater to give you additional hot water and sometimes to
make the water heated by the panels hotter, especially in

winter. You may also have to change your boiler and hotwater cylinder to ones compatible with the panels.

If your homes leasehold, you may need permission


from the freeholder to install solar panels the roof
usually belongs to the freeholder. Restrictions may

also apply if you live on designated land, such as


conservation areas, and if the buildings listed ask your
local council what you can and cant do. Where planning
restrictions apply and solar panels arent allowed, solar
roof tiles or slates may be acceptable to the councils
planning department.

Smooth your way to a beautiful floor

Start by clearing the room and finding all the protruding nails in
the floorboards. Bang in these with a nail punch (and hammer)
so you dont damage the boards. If you leave any nails sticking
up, they will break the sanding sheets, which is annoying, timeconsuming and expensive because you usually pay for each sheet
you use

As well as hiring an industrial floor sander to sand the main part


of the floor, youll need an edger to sand right up to the skirting
boards the two sanders can usually be hired as a package.
Before using the machines, put on a dust mask and goggles, open the
window and close the door, as there will be a lot of dust.

To start sanding, lift the drum of the industrial floor sander off
the floor and turn on the machine. This avoids damaging the
boards and letting the sander get away with you its powerful,
so be careful. Walk the sander steadily across the floor in a diagonal
direction, but dont linger in one spot because youll create ridges in
the boards. When you turn off the sander, make sure the drum has
stopped before putting it down. The edger is more straightforward to
use, but back-breaking to operate after a while.

The coarseness of the sanding sheets you use will be determined


by the state of the floorboards. If theyre black, use coarse sheets
first, but be prepared to get through quite a few because theyll
clog up quickly. If the boards are in better condition, try starting with
a medium-grade sheet, and end with fine for a smooth finish.
You wont be able to get into the corners of the room with the
edger because its sanding sheets are round, so use sandpaper or
an electric detail sander. Getting the corners looking as good as the
rest of the floor isnt always easy, but is worth the effort.

Five ways to get the job done right

Dont cut corners. Dont take on a big project unless


you can afford to do it properly. If youre going
to spend money on building work, ensure you
get the maximum benefit from it, both in terms of
improving your home and adding value to it. With
loft conversions, for example, incorporating a dormer
window (planning laws permitting) will give you
most head height and useable space in the loft room/s.
Changing the line of the roof from sloping to straight
(looking from the front or back), with a dormer at the
back spanning almost the whole width of the house,
costs more but gives you the best possible loft room/s.
Some homes have a converted loft that cant officially
be called a bedroom because it doesnt comply with
buildings regulations. If you can make your conversion
comply, and get a completion certificate to prove it, it
will be worth a lot more.

Dont overspend. Dont overspend on your home,


unless youre not concerned about recouping the
cost. Its easy to splash out on expensive home
improvements, but its wise to spend in proportion
to the value of the property and the area. Dont, for
example, pay 30,000 for a kitchen in a property thats
only worth about 150,000, as youre unlikely to see
that money back.

Dont be too ruthless. Dont rip out original features.


In decades past, beautiful period features werent
always as valued as they are now, but original
cornicing, floorboards, fireplaces, doors and the like
add value and make your home more attractive and
sellable. Features can often be restored if theyve been

removed, either original or reproduction ones eBays


a great place to find them.

Dont be too different. Dont ignore what your


neighbours have done. Not improving your home
in line with the rest of the neighbourhood could
cost you dear. Lets take windows as an example: if all
or most of your neighbours homes have the original
wooden sash windows, replacing your windows with
UPVC casement ones will probably devalue your home.
In some areas, UPVC windows are everywhere, so
fitting them is more likely to add value than not.

Dont ignore the rules. Dont forget to get


permission. Planning permission is, of course,
sometimes required for building work, but its not
always obvious when you need planning and when
you dont if in doubt, ask the local council. Flats
and maisonettes dont have permitted development
(PD) rights, so if you live in one of these, youll need
planning for things that you wouldnt if you lived in
a house, such as erecting a garden shed. Some houses
have had their PD rights removed, so they have the
same restrictions, and houses on designated land,
which includes conservation areas, are subject to
different planning rules to those that arent. If your
homes listed, alterations usually require listed building
consent from the local council, or in some cases Cadw.
And if your homes leasehold, you usually need the
freeholders permission for alterations, depending on
what the lease says. Even if you own a share of the
freehold, you still need the other freeholders to agree.
