RENEWAL OF CONTRACT OF LEASE

KNOW BY ALL MEN BY THESE PRESENTS:


This Contract of Lease made and executed by and between:

SEVEN TREASURES REALTY CORP., a corporation duly organized and existing


under the Philippine laws, with postal address at 1080 Estrada Street, Malate,
Manila represented by its GENERAL MANAGER, ATTY. SAMSON C. JUAN,
hereinafter referred to as the LESSOR;
- and BANK OF CHINA , a corporation duly organized and existing under Philippine laws,
with office address at 36/F Philamlife Tower, No.8767 Paseo De Roxas, Makati City, ,
represented by its
Head of Resource Department, Maria Celeste P.
Diokno, hereinafter referred to as the LESSEE;
W I T N E S S E T H, T H A T
WHEREAS, the LESSOR is the registered and absolute owner of Unit
described at Unit 24A , consisting of a total area of 96 square meters, located at
Bellagio 1 , located at No.1 Forbestown Road Cor. Burgos Circle, Forbestown Center,
Bonifacio Global City, Taguig, as per ANNEX A INVENTORY, hereinafter referred
to as the LEASED PREMISES.
WHEREAS, the LESSOR and the LESSEE executed a Contract of Lease
on June 5, 2012 duly registered as Doc. No. 33 , Page No. 08, Book No. XXX, Series
of 2013, in the Notarial Register of Notary Public Atty. GERVACIO B. ORTIZ JR.. (copy
of which is herein attached as Annex A) hereinafter referred to as the Original
Contract of Lease;
NOW, THEREFORE, for and in consideration of the foregoing, the LESSOR
and the LESSEE have agreed to renew the Contract of Lease, subject to the
following terms and conditions:
1. LEASE PERIOD. The lease shall be for a period of one (1) year commencing
on June 15, 2015
and expiring at midnight of June 14, 2016 renewable thereafter upon mutual
agreement of

both parties.
2. RENTAL. The parties agree that the monthly rental of the Leased Premises
shall be Ninety
Six Thousand Five Hundred Eighteen and 10/100 Pesos Only.
(Php96,518.10) inclusive
of association dues and 12% value-added tax (VAT). The agreed Association
Dues shall be
Seven thousand two hundred seventy Pesos Only (Php 7,270.00). Any
increase in the
association dues shall be for the account of the LESSEE

Plus 12% VAT

The withholding tax, which shall be withheld by the LESSEE at the rate
prescribed by law, shall be for the account of the LESSOR.

On or before June 15, 2015, the LESSEE shall remit to the LESSOR the
amount of ONE
MILLION ONE HUNDRED FIFTY EIGHT THOUSAND TWO HUNDRED
SEVENTEEN AND
20/100 PESOS (Php1,158,217.20) ONLY covering one (1) year
advanced total monthly
rental for the period from June 15, 2015 to June 14, 2016.
Upon receipt of payment, the LESSOR shall issue an Acknowledgment
Receipt.

SECURITY DEPOSIT. It is understood that the previous deposit of ONE
HUNDRED EIGHTY
THOUSAND PESOS (Php180, 000.00) ONLY shall be deemed as the
Security Deposit for this
contract of lease and shall remain with the LESSOR until the expiration of
this Renewal of
Contract of Lease. The LESSOR shall coordinate with the LESSEE before
making any
deduction to the security deposit

5 INTEGRATION. All other provisions of the subject Contract of Lease which


are consistent
with the foregoing are deemed integral to this Renewal and remain in full
force and effect
throughout this term.
