STANDING OPERATING INSTRUCTIONS FOR MAINTENANCE

SERVICES

1. Refer:
(a)Maintenance Agreement signed by each allottee
(b) Lease Agreement signed with Home Like Hotel (As applicable)

2. General: These guidelines and operating instructions are made to


consolidate all important instructions with a view to assist allottees
and Pragati Associate staff to function efficiently in the interest of
property owners/lessees. These instructions will be strictly
implemented wef 01 Apr 2014.
3. Maintenance Company: Pragati Associate Pvt. Ltd, an
outsourcing agency duly registered has been tasked to provide
maintenance and security support as per Maintenance Agreement.
4. Maintenance Staf: To provide for services enumerated in the
Maintenance Agreement, the following maintenance staff has been
hired:(a) Admin & Supervisor- 1 (Cell No 8586928169)
(b)Billing In charge - 1 (Cell No 8826090433)
(c) Electrician - 1 (Cell No 8375090572)
(d)Plumber - 1
(e) Security staff - 1, 19 (Including Gun Man at night)
(f) Accounts Executive in Head Office, Imperia Structures Ltd (Cell
No 9811670579)
5. Office & Address: Maintenance office is located in Imperia Residency
and functions on all week days from 10 am to 6:30 pm except on
Tuesdays and company holidays.

6. Billing/Payment Procedure: As stipulated in the Maintenance
Agreement, quarterly payment of fixed charges as well as power
usage anticipated will be deposited in advance, failing which penalty
charges as applicable and power connection will be shut automatically
as programmed by the outsourcing agency operating server. No
prepaid invoices will be raised however usage invoices will be raised
at the end of each month. No allottee or leasing agency needs to wait
for usage invoice and is required to deposit quarterly maintenance
charges minimum 10 days in advance from 01 Apr, 01 Jul, 01
Sep and 01 Jan of each year.

CRM DEPTT OR ACCOUNTS BRANCH OF IMPERIA STRUCTURES LTD.
EXCEPT IN THE CASE OF NEFT PAYEMNTS IN CURRENT ACCOUNT OF
PRAGATI ASSOCIATES.

9. Important Instructions for strict compliance are as under;

Please update home address, E mail and Cell No on regular


basis.
No usage invoices will be sent by post/courier. Therefore each
allottee must have Email as principle mode of communication.
In the absence of quarterly advance payment, power and
water connection will not be available hence leasing is not
possible in such cases.
Payment of maintenance fixed charges is the prime
responsibility of allottee as per agreement and not lessee.
Maintenance payment mode other than specified above is
likely to affect credit hence providing of maintenance services
will be affected.

10.
Conclusion: These instructions will be reviewed after every six
months to provide better customer satisfaction.
