Please find here bellow an evaluation and recommendations about the job conducted by William

A. Badson as of Saturday November 23, 2013 under the featured contract/scope of work (in black
color).

Hello Mr. Badson,
As agreed upon at our latest meeting on Thursday October 31st, 2013 here bellow is the final update
of the scope of the work for the completion of an all new HVAC system at the address: 8 Eastway,
Eastchester NY 10708.
William A. Badson [1122 Wheeler Ave, Bronx NY 10472] - HVAC contractor and Elite Construction
Management [236 Hosmer Ave, Bronx NY 10465] will enter into a contractual agreement based on the
following:
1 - Existing HVAC installations:
William A. Badson - HVAC contractor will pressure-check all the existing [recently installed] coil lines
between Air Handlers (5) and Condensers (5) for leakage*.
[100%] This task was conducted under my supervision - All 5 split system where checked.
*Note: If there is any leak in the system the task of localization and repair will be billed at
additional cost [the former HVAC contractor shall be held responsible for the expenses].
Leakages where found on 4 of the 5 systems (all the smaller ones but not the 10-tones) due to the
bad welding of filters on liquid lines.
Consequently Mr. Badson did cut out and replace these 4 filters and his requesting reimbursement of
material cost* and labor as per this contrat.
*Note: William A. Badson will have to submit purchase receit.
PROJECTED WORK DURATION : One-half (1/2) of a day.
2 - Existing construcion / Demolition:
William A. Badson - HVAC contractor will mark up walls and ceiling areas where sheetrock will need to
be removed and re-installed*. The contractor should drill pilot holes through ceiling and / or walls as
necessary.
[100%] This task was conducted under my supervision and guidance.
*Note: Service provided by others [General contractor].
Mr. Badson is requesting additional fees for providing laborer for this task.
PROJECTED WORK DURATION : One-half (1/2) of a day.
3 - Condenser Unit number X (CU #X) - Air Handler Unit number X (AHU #X)*:
William A. Badson - HVAC contractor will perform the following task for all five (5) split HVAC systems:
. Provide new condensate pump [with sensors] in replacement of existing.
[90%] 2 pumps replaced (the only 2 units that had and needed a condensate pump, the
remaining 3 units
are drained directly to outside the builing or to the sump pump in the basement. The 2 installed
pump still

need low voltage wiring connection to their respective air handler.

. Check [Confirm] or provide new PVC condensate pump circuit line to exterior of building**.
[90%] This task was conducted under my supervision. 3 units where provided with drainage to

outside of the building [of these units the one in the pool room is still to be completed], one was
drained to
the sump pump in the basement and the 5th one already had a pvc drain to outside the building.
. Check [Confirm] or provide new aqua stats to control hydronic efficiency of blower.
[15%] 4 out 5 Air handler units have built-in aqua stat.
The 10-tone unit located in the basement needs an aqua stat that Mr. Badson said will be
installed in
coordination with the thermostats in the finish phase.
. Check [Confirm] or provide low voltage wiring from AH #X to the hot water Boiler located in the
basement.
[15%] All the units wiring was previously installed.
Mr. Badson still needs to connect the wiring ends at the air handler units.
. Check [Confirm] or provide low voltage wiring between CU #X and corresponding AHU #X.
[90%] William A. Badson installed wiring for 3 remaining units (out of 5).
Mr. Badson still needs to connect the wiring ends at all 5 air handlers units.
. Provide thermostat wiring from AHU #X to final interior location of main control device
[thermostat].
[90%] William A. Badson installed wiring for 3 remaining units (out of 5).
Mr. Badson still needs to connect the wiring ends at all 5 air handlers units.
. Provide freon gas in liquid lines at all 5 condensing systems.
[100%] William A. Badson filled up all 5 split units coils under my supervision.
*Note: Contractor to refer to architectural drawings of floor plans provided for units location and
numbering.
**Note: Except for AHU #3, provide drainage piping to sump pump located in the same room.
PROJECTED WORK DURATION : One (8) days.
4 - Package Unit :
William A. Badson - HVAC contractor will check / test the existing unit.
. Check [Confirm] or provide thermostat wiring from unit to final interior location of main control
device
[thermostat].
[100%] The wire is existing [previously installed by others].
5 - Fixtures :
William A. Badson - HVAC contractor will provide and install all the following fixtures for all the
existing HVAC units.
. Provide and install six (6) high-end thermostats* with Wi-Fi capability [ by Honeywell]. Final
location to be
coordinated with with the Architect
[1%] Location identified and agreed upon with architect.
Mr. Badson will only install the thermostats when the walls will be finished.
. Provide and install thermal wireless sensors connected to individual thermostat. Locate sensors
in main
rooms [coordinated with with the Architect]

*Note: All thermostats connected to 5-tones and 3.5-tones split HVAC units will be single stage
(cooling &
heating, the 10-tones split units shall be 2-stages as well as the package unit [Contractor
to check].
6 - Final :
William A. Badson - HVAC contractor will test-run the entire HAVAC service after completion of all
above-mentioned tasks.

Mr. Badson will only conduct such task after the interior work will be finished and the
thermostats
installed.
PROJECTED WORK DURATION : Hours.
TOTAL PROJECTED WORK DURATION : 10 days.
Please review this scope of the work and get back to me with any feedback/comment or concern.
CONCLUSION:
Mr. Badson claimed 90 % at the walkthrough but I took another walk myself and in consideration of
all the completion percentage in braket (red color) and remarks (blue color) above, I will rate this
contract at 80 % completed.
At this time I will request that Mr. William A. Badson in order to claim the 90% contract completion
and for the sake of the project timing itself to performs the following remaining tasks as soon as
possible (by the end of this week - Friday nov. 29, 2013):
1- Connect all the low voltage wiring ends to all air handler units [ from the boiler, condensers,
condensate pumps and thermostats].
Make the job look complete and neat. Right now you have wires hanging or on he floor!
2 - Complete the drain system of the unit in the pool room (attick)
3 - Provide and install an extension box + cover to the junction box (for all the wire from units) in the
basement near the bowler so that the job will be clean, neat and completed.
4 -I'll rather Mr. Badson install the aqua stat at the 10-tone unit located in the basement now as I
don't believe it has any correlation with the installation of the thermostats.

5 - Purchase and store on the project's site (8 Eascheter) all remaining fixtures for this contract
(Thermostats, thermic relay sensors, etc.)
6 - Check and put back all previously removed parts by Mr. Badson (mostly covers) at all units.
7 - Clean the site of all debris from the tasks in this scope of work.
Ideally only the thermostats and sensors will remain to be installed on this job by the end of the week.
