The Department of Housing and Urban Development reports that approximately one-fourth

500 multi-family, mixed-use and senior developments, providing some 9,500 high-quality
residences across the nation.

Arte Leadership

JANE CROOK, PRESIDENT


Jane Crook is president of Arte Industries. Her responsibilities include business
procurement, financing and reporting. Under her leadership, Arte has completed more
than 5,000 multifamily housing units across the nation.
Since rising to president, Crook has introduced initiatives such as sustainable design
elements to building projects. She has worked to elevate the needs of residents by
enhancing on-site amenities and introducing services such as after-school activity programs
for the children of working parents. She also has made technology and workplace flexibility a
cornerstone of her tenure at the helm.
Crook joined Arte in 2005 as the development director after beginning her career with
another construction firm. In 2007, she gained an ownership stake at Arte and, two years
later, rose to the position of president.
Crook earned a bachelors degree in accounting from Southern Methodist University's Cox
School of Business. She lives in Artesia, New Mexico with her husband and three children.

Research
We listen closely to the client, design team and other stakeholders to master the

review the marketplace, environment, end users, and site characteristics to verify a projects
bottom-line feasibility.
Pre-Development
Tried-and-true policies and procedures ensure seamless collaboration between stakeholders
while developing pre-construction plans, specifications, sub-contractor selection, valueengineering, estimating, scheduling, personnel selection and quality control.
Design/Construction
We mobilize a team to deliver a concept plan, schematics and construction drawings.
Transparent, consistent communication ensures all parties are on the same page and helps
to ward off headaches during the life of the build.
Capitalization

Delivery Methods
Every owner must choose how a project will be designed and constructed. Arte offers a
range of delivery methods to enable customized solutions based on the needs of both owner
and project.
According to the Construction Management Association of America (CMAA), delivery
methods generally fall into three categories: Design-Bid-Build, Construction Management at
Risk, and Design-Build. Integrated Project Delivery is a fourth, recently introduced method.
These methods own both advantages and disadvantages and will not be appropriate for
every situation. An Arte Industries construction manager can help with this process (see

Design-Bid-Build (DBB) DBB generally entails three project phases: design,
procurement, and construction. This is the method of choice for most U.S.-based
construction projects.
Construction Management At Risk (CMAR) Under this scenario, the construction
manager acts as a consultant during the development and design phases but assumes risk
during the construction phase. This delivery method is also known as CM/GC.
Design-Build (DB) -- Architectural and engineering design services and construction
performance are combined in one contract.
Integrated Project Delivery (IPD) The owner, designer, and builder collaborate on a
project. They also share its risk.

About Construction Management


Owners sometime enlist construction managers (CM) to oversee a project and act as the
owners representative. Such an arrangement can last anywhere from one project phase to
the entire life of the build.
CMs can be a valuable resource through all phases of a project. They can even offer advice
on the best method of project delivery.
