The proposed development is mostly off the vegetated dunes but still on the cleared
remnant dunes
The elevated viewing platforms are within the vegetated dunes with elevated
boardwalk access to the beach
The eco-villas may at least be moveable in the case of retreat being required (some
sort of time-limited approval would be preferable to permanent building
development)
The Proposed effluent treatment and storage site is on a more damaged part of the
remnant dunes further back
The proposed irrigation area appears to be encroaching on the wetland to the rear
There may not be excavation or filling of more than 9 cubic metres within 100 metres
of MHWM and, in that case, the Boards power of direction would not apply
However, notwithstanding that the proposed development, if it were to allow for retreat,
would be better than permanent residential development, we still have the following
concerns (including in regards to Coast Protection Board policy):
Threat of dune destabilisation (of both the front vegetated dunes and the rear
cleared dunes) impacting on future development and conservation values
