Association Dues Increase for 2016


Effective January 1, 2016,

Winter has
arrived.
Therefore, we
would like to
emphasize the
criteria for
snow removal
procedures. This effort is completed at
prioritized levels. As in the past, downspouts have been marked indicating removal
urgency for the snow plow personnel. Fulltime residents (marked red) will be first,
followed by weekend residents (marked
green). If your downspout is marked
incorrectly, contact property management. During large storms all streets will be
initially cleared, followed by full-time residents and remaining drives for safety. Please
store all planters and decorative items from
the sidewalk area to prevent damage from
snow removal equipment.
When the predication of any accumulating
snow, we request all vehicles to be parked
in the garage. Parking in the driveways,
will only hamper the removal of snow.
When possible, please move your vehicles
when you see a plow entering your area.
To prevent damage to vehicles, the snow
plow personnel will not plow around any
vehicles. Therefore, it is imperative to
remove vehicles from the areas being
cleared.

make sure your home is prepared. You

Caution-When the Snow Falls


As we all know snow and ice are a fact of
life in Ohio! When temperatures and snow
start falling, everyone must proceed a little
more cautiously as dangerous conditions
may lurk anywhere and everywhere. At the
same time, we want to make you aware of
the specifications the board has adopted
for snow and ice removal.
As is standard for associations throughout
our area, we have a snowplow contract
with Schill Grounds Management, that
calls for snow to be plowed when it exceeds two inches. Due to limited available
space, the snowplow contractor may at
times push the snow into the turn-around
areas of the driveway. Be careful, as this
may compromise exiting your garage.
The association retains a contractor to
shovel snow from sidewalks as circumstances warrant, up to two times a day.

Property management would appreciate a 48 hour notice in the event parttime residents visit during heavy snow
accumulations. We realize emergencies occur. However, the above procedure allows time for the snow removal
from your driveways and sidewalks.

required in your household.

The contractor does use salt but sparingly


so. The association also has buckets of salt
located at the clubhouse entrance doors
for individuals to use as desired. Please
note, however, that salt does NOT instantly melt ice and its effectiveness is very
limited as temperatures drop below 20
degrees. You are urged to take care and be
mindful that slippery ice and snow may
exist anytime temperatures drop below 40
degrees.
These specifications will address most, but
not all, winter conditions and hazards.
The association does not guarantee or
promise protection against such hazards.
Your care and attention to the conditions
that exist is, therefore, necessary to ensure
your safety while on the property. Snow
and ice are a fact of life in Ohio.

To prevent stress, this service is offered
by Property Management. We regularly
inspect your home, to make sure it is
functioning properly. This includes; thermostat, and water intrusion monitoring.
Upon returning thermostats are adjusted

What is a reserve study?


A professional reserve study is a planning
tool used to estimate the yearly amount to
repair and replace major capital items
based on the capital items remaining useful life and replacement cost. An association is fully funding when it is following
this reserve plan and allocating the
amount needed to reserve funds each year.
An association is fully funded however,
when it presently has enough money to
repair every major capital item currently
existing on the property, that the association is responsible for maintaining. Ohio
law requires associations to budget annually to be fully funding.
The last time we had a reserve study performed here at Fairway Villas was in 2011.
The capital items detailed in the study, and
those that we are planning to replace
within the next 20 years include:

Asphalt Roadways and Driveways


(overlay), Pond fountain (replace)
Sidewalks and Patios (repair and/or
replace)
Roofs (re-roof), Exteriors (paint),
Shutters and fencing (repair and/or
paint)
Clubhouse (redecoration), Furniture
(replace), Mechanical (replace)
Exercise Equipment (replace), Pool
heater and chemical injection system
(replace)

Approximately 15% of your monthly dues


contribute to the Reserve Fund. Another
23% is devoted to Water & Sewer, and
21% to Landscaping. These 3 items consume nearly 60% of our annual budget.

cloudy skies cleared in time for the nine
teams to congregate at the prestigious
Catawba Island Golf Course to play a nine
hole, four person scramble.
First place team was awarded to Rick &
Noreen Matts, Roy Hulme and Kay Martin. Other game day winners included
Marc Holland, Ben & Kathy Welch, and
Sue Stevens.

Italian Dinner Party


One of the nicest things about life is the
way we must regularly stop whatever it is
we are doing and devote our attention to
eating. This testament by Luciana Pavarotti was exemplified at our Escape to
Italy Dinner Party held Saturday, November 7th. It was an intimate gathering at the
clubhouse for approximately 35 residents
supplying favorite Italian dishes.
A rich palette of flavors and authentic
traditional cuisine was served. Notable
favorite dishes included antipasti, eggplant
parmesan, and lasagna. Last savored bites
included the ever popular tiramisu dessert.
Complimentary beverages were served.
Many thanks to everyone attending this
evening and to all who finalized with
cleaning. Bill Gallagher was the recipient
of the winning raffle ticket.

Later in the evening, approximately 60
homeowners and guests gathered at the
Clubhouse to share an intimate dinner
catered by CIC. Decadent entrees included salmon and prime-rib. Guests were
treated to a chocolate divine cake for dessert.

Responsibility for Social Gatherings Passes to Homeowners in 2016


Ley Property Management has notified
the Fairway Villas Board, as well as members of the Social Committee, that they
will no longer be taking the lead in planning and managing the annual social calendar in the new year.
As the responsibility for planning and
managing the social calendar for 2016
passes to the residents, we are looking for
homeowners who would like to help by
joining the Social Committee. The 2016
planning meeting will be held within the
next few weeks. This is a fun group made
up of your neighbors, both men and
women, and does not require a huge time
commitment. Anyone interested in joining
is asked to call Ley Property Management
who will make notifications of the meeting date and time.

For the past 10 years Pam Labbe and


Earl Ley, our Association Managers have
organized our many gatherings, with the
help of our Social Committee. They have
done a wonderful job, giving us such
good times and great memories. The
parties afford us food, fun, fellowship
a place to meet our neighbors.
Pam, as our consummate Party Planner, has gone above and beyond expectations to ensure all residents in attendance have a wonderful experience. She
has nearly lost her voice selling the tickets for the 50/50! Earl set up and broke
down tables and chairs for the parties as
well as being our beverage server. They
have worked tirelessly for us behind the
scenes for every event. It is only fitting
that we extend to them both our heartfelt thanks for all of their efforts.

Community Reminders and Rules to Live By


Extended Leave Procedures: Turn off
the home water valve-not the building
main. Set water heater to low. Disconnect water hose from garage water bib
and turn off valve inside. Inspect furnace
filter, set temperature to 60 degrees.
Upon returning to your home,
SLOWLY turn your water valve to the
on position. Listen carefully to ensure
the system pressurizes and no leaks
have developed.
As a courtesy to all, pets must always be
on a leash and remains cleaned-up.
For trash pick-up, please contact
Republic Services @ 419-626-2454.
Blue trash bags are also available for
purchase at the customer service
counters of our local supermarkets.
Monday is trash pick-up day. In the
event of a holiday, trash will be removed
the following day. Trash collection containers need to be stored in the garage at
all times except for trash collection day.

You must have a valid drivers license


to operate any motorized vehicle on
our roads. This includes golf carts, motor
scooters etc. It is Illegal and unsafe to
allow unlicensed individuals to drive the
above vehicles. The Homeowners Association does not have liability insurance to
cover accidents involving the above.
For the safety of everyone, Please obey
the 14 MPH speed limit on all Fairway
Villas roadways. Individuals on rollerblades, skateboards and other means of
transportation must use extreme caution
while on the community's grounds. Absolutely, no one should be on any of the
above modes of transportation after
dusk.

receive news thru the US Postal Service.
Re-Sale Reminders: Open house signs
are allowed on the first and third full
week-end, Saturdays and Sundays of
each month. Hours are 12:00 p.m. to
4:00 p.m. Each unit will be allowed
two open house signs during these
hours. One sign may be placed next to
the address post; and a second sign may
be positioned at the base of the sidewalk next to the unit being advertised.
No other signs are permitted. If you are
interested in including your unit in the
resale listing, please visit our Web-site.
