Saving A/c in SBI is mandatory for Home Loan Process

Moratorium period
A moratorium period (repayment holiday) till 1 month after completion of
the construction or 18 months from the disbursement of 1st instalment of
the loan whichever is earlier, may be permitted at the request of the
borrower.

1. Letter from the bank mentioning the latest outstanding in the home
loan account and the original documents in their custody.
2. Home loan account statement from the date of sanction to upto
date.
3. Copy of the home loan sanction letter of that bank.

5. Letter containing list of documents with other banks
Property documents
1. Agreement to Sale/Sale Deed Registered copy
2. Copy of the approved Blue print of the floor layout plan
3. NOC from Builder
4. Down Payment Receipts
5. Release Letter if any
6. Completion and Possession Certificate from the builder
7. Possession Certificate
8. Share Certificate of Owner with No Dues certificate from the
society
9. Set of documents from the builder for loan purpose (loan set)

Charges to be incurred
1. Advocate Fee Rs. 4000/- .(If the project is not approved by SBI)
2. Valuation fees Rs. 860/- (for loans above Rs.20 lacs as well as
resale property and takeover of loans)
3. Processing fees As applicable
4. Equitable mortgage charges 0.20% of the loan amount
5. Property Insurance As Applicable
6. Sbi Rin Raksha ( Life Insurance)
7. Registered mortgage charges- Rs 2000/8. CERSAI Charges Rs 570/Mode of repayment
EMIs to be paid through Post Dated Cheques or Standing Instructions
from the Bank or ECS.
Prepayment Charges: No prepayment charges
