Tasks and Timeframes

We will go through several steps together while selling your home.
Our goal is to do for you, as a part of our commitment to customer service; however, there are some tasks that will require some work from you. Youll need to prepare your home for showings while we research the market to determine a strategic list price. Homes sell for 3 main reasons location, price, and condition. We
cant change where your house is located, so it is important to present the best
possible condition and price your listing right. Once listed, we will keep you wellinformed about every aspect of the transaction and notify you when there are
steps that require your involvement. The flow chart on the previous page shows the
process, from step 1 to the new owners taking possession of your SOLD home.

Tasks:
Seller: Prepare Home for
Exposure to the Public

Realtor: Research Market

Time Frame:
Prior to Listing Your Home

The other first step in selling a home (besides

choosing the right Realtor) is planning for your
move. Whether moving locally or long distance, you need to secure a new home or
apartment and have a plan in mind. If youre
buying your next home, get pre-approved before you list your current home for sale. We
work with several lenders who have proven to
offer exceptional service and competitive
rates. Let us know if you would like a list of
lenders to choose from.

Three Elements are Crucial to the

Successful Sale of a Home:

Location

Condition

Price

For Best Showing Results

Secure all valuables, medications, etc.

Task:
Marketing & Showings
Time Frame:
First day Listed through last
day of Option Period

Leave on lights and open window coverings

for ambiance
Leave on a porch light near the lockbox
Keep home at a comfortable temperature
Keep home clean and fresh smelling
Maintain yard and curb appeal
Leave the home for the entire showing time

When a prospective buyer decides they

love your house, their Agent will prepare
an offer to purchase. We will review
every aspect of the offer and discuss
your net proceeds, financial strength of
the buyers, and terms. If there are multiple offers, we will determine which offer
best fits your needs. Counter-offers can
be made back to improve terms or proceeds. Once everyone comes to
agreement, the final offer will be signed
and become an executed contract. All
contract deadlines begin on this date.

Task:
Negotiation & Contract
Execution
Time Frame:
Varies

Upon acceptance and execution of the purchase contract, the buyers will arrange to have a home inspection
performed.
This inspection appointment is typically
scheduled early in the option period. The Option Period
gives buyers the ability to terminate the contract and receive a full refund of the Earnest Money, for any reason.
It is important to remember that all homes will require some amount of minor
repairs, no matter the age. Most buyers will focus on structural or mechanical
defects, as well as any safety or code issues.

Prepare to spend $500-$1500 for minor repairs, or more if you know major repairs are
likely. Repair requests can be negotiated,
and credits can be offered as alternatives
to completing repairs. We will discuss this at
that time, since repairs could potentially affect certain types of buyer financing.

Task:
Negotiate Repair Requests
Sign Repair Amendment

Time Frame:
Repair Completion Should Be
No Later Than 10 Days, Prior
to Closing

Task:
Buyers Inspection
Time Frame:
Upon Execution of
Contract

After the Inspection, a contract

amendment will address any repairs
or credits agreed upon by both parties. Once the option period ends, the
focus will be mostly on the appraisal
and underwriter approval of the buyers financing.

After the option period ends, many steps will be taken behind the scenes, while you wait and prepare for your
move.
The title company will begin researching the deed history,
verify taxes, order HOA documents, review the existing survey or order a new survey, and prepare closing paperwork.
Their research will discover and clear up any liens, errors in
ownership records, and verify several important pieces of
information.
The buyer(s) will work on final financing approval, and an appraisal will be ordered
to report on the value of the property for lending purposes, plus determine that the
condition meets the banks property standards for final loan approval.
The title company, title attorney(s), and bank will work together to prepare the closing disclosure (CD) statement and documents to be signed at closing. During this
period, GroupWatson will be monitoring all deadlines in the contract, sending documents to the necessary parties, documenting value to the appraiser, and keeping
you informed.
Once everyone has completed their share of the work, closing will be scheduled.

Task:

As you pack up your home, keep the following items out and accessible:

Survey of current property

Repair records & receipts

Time Frame:

Previous appraisals

Upon Request

Closing documents from purchase

Any financial records needed for new

mortgage application

Submit Requested
Documents

Task:
Schedule All Utility Transfers or
Disconnects
The closing attorney will complete
the closing disclosure (CD) settlement
statement approximately 3 days prior
to closing. This document breaks
down all costs associated with the
sale and shows your total proceeds.
You may either wire the funds to your
account or have the title company
issue you a check. Bring a voided
check to closing for wire transfers.

Task:
Transfer Possession
Time Frame:
At Funding, or According to
Temporary Lease Terms

Time Frame:
3-5 Days Prior to Closing

The closing will take approximately half an

hour. The escrow agent will go over all
documentation with you, explaining the
purpose of each one. Your Agent will attend closing with you as well. You will bring
a key for title to deliver at the time the buyers loan funds. The exception to this
would be if a Sellers Temporary Lease was
included in the purchase contract. Then
the keys would be turned over at the end
of the lease term. Leave all other keys, garage door openers, accessory remotes, and
manuals in an obvious place inside the
home for the new buyer to find. Schedule
utilities to disconnect or transfer as of the
end of your final day of your ownership.
