REAL ESTATE MORTGAGE

KNOW ALL MEN BY THESE PRESENTS:

This Real Estate Mortgage made and executed by and between:
LUKE SKYWALKER, of legal age, Filipino, single, with residence at 38
HERCULES STREET, BEL-AIR VILLAGE PHASE II, MAKATI CITY, and
herein referred to as the MORTGAGOR,
-andFIRST ORDER, INC., a corporation duly incorporated under the laws of the
Philippines, with office address at 21/F PHILAMLIFE TOWER, 8767 PASEO
DE ROXAS AVENUE, MAKATI CITY, and herein referred to as the
MORTGAGEE
WITNESSETH:
WHEREAS, the MORTGAGOR is the absolute and registered owner of a
HOUSE AND LOT situated at MAKATI CITY, covered by TRANSFER
CERTFICATE OF TITLE NO. 123456789 of the Registry of Deeds for Makati
City, with a TAX DECLARATION NO. 0987654321;
WHEREAS, the MORTGAGOR is indebted to the MORTGAGEE in the principal
sum of TEN MILLION PESOS (P10, 000, 000), Philippine Currency, with
no interest, under and by virtue of a Promissory Note No. 1 (Note) dated
January 1, 2015, attached herewith and made integral part hereof as Annex
A;
WHEREAS, the MORTGAGOR has agreed to secure payment of the Note to
the MORTGAGEE by means of a good and valid mortgage upon the property
herein described below;
NOW, THEREFORE, for and in consideration of the foregoing premises and
as a security for payment of the aforesaid obligation, the MORTGAGOR
transfer and convey by way of MORTGAGE, unto the MORTGAGEE, the
aforesaid house and lot, together with all the improvements found and
standing thereon, and more particularly described as follows:

Tax Declaration No 0987654321
Makati City
Lot Area of 12,000 square meters

It is agreed that should the MORTGAGOR perform the obligation to pay the
aforesaid indebtedness, this Real Estate Mortgage shall be discharged and
shall at once become null and void and of no effect whatsoever, otherwise, it
shall subsist and remain in full force and effect and be subject to foreclosure
in the manner and form prescribed by law.
IN WITNESS WHEREOF, we have have hereunto set their hands, this 6 th of
