RE: PROPOSED EXTENSIONS TO BEACON CRICKET CLUB


Introduction
JFB Architecture is acting as agent for the applicant, Beacon Cricket Club.
Beacon Cricket Club is a village cricket club which was established in 1906. The club has achieved
the Clubmark Status and is one of only a few Focus Clubs in the County, offering youth players
quality coaching both in schools and at the club through the Chance 2 Shine programme.
The Club has three adult sides competing in the Cornwall Cricket League, with the 1st XI
competing in County Division One in 2011. The Clubs excellent youth set up runs Under 11's,
Under 13's Boys, Under 13's Girls & Under 15's teams, all run by numerous ECB qualified coaches.
The Club is seeking to further enhance its facilities by offering improved changing rooms and club
room facilities. This will help to ensure future success of the club by increasing the diversity of its
members by providing more opportunities for people of different age, sex and physical abilities.
By improving the Club Room, the Club hopes to provide a more flexible space, which in turn can
be offered to other community uses within the village, which will help generate income to improve
financial stability of the Club.

Use
The Pavilion as it stands today serves its basic purpose for the club by proving two changing rooms
and a clubroom, however the club is seeking further improvements due to a number of existing
design concerns;
The clubhouse is poorly insulated and cannot be realistically used as a flexible space in the
winter.
Both changing rooms are undersized, according to ECB Regulations
No separate or alternative changing area for girls
Inadequate changing space for umpires
Main club room is too small and has poor natural lighting.
Lack of storage for furniture & equipment
Lack of Bar facilities
The proposal seeks to provide two new change rooms, flanked either side of the existing
clubhouse. The existing clubhouse can then be reorganised internally to provide better club
facilities.

Amount
The existing clubhouse is single storey and is 15.3m long x 7.6m deep, having a gross external
area of 112 sqm.
The new proposal with look to extend the length of the pavilion both east and west by 3.6m. This
will increase the footprint by 48%, giving a revised gross external area of 166 sqm.

Layout
The existing pavilion is sited in the southern corner of the site with northern views towards the
playing surface. The pavilion is rectangular, with the long side running east/west. It is accessed from
the central door on the north side, underneath the covered area. The existing change rooms are
also accessed via the covered walkway.
The new proposal will not change the existing entrance arrangement. Internally, the rearrangement
of rooms will increase the size of the main Clubroom, providing a more flexible space for multiple
functions. The proposal also seeks to incorporate new glass doors on the southern side, which will
dramatically improve the natural daylight entering the club room. This will also give access to the
rear of the building, forming a new terrace area, which will be used for outdoor seating and
barbeques etc following cricket matches.
Scale
The existing pavilion is a single storey rectangular building with pitched roof.
The proposals seek to match the existing roof form and extend only in the east and west. There is
very little impact on immediate neighbours.
Appearance
The new proposal will seek to match existing materials used on the pavilion

Access - Vehicular and transport links
Existing pedestrian and vehicular access to the pavilion will remain unchanged.
A new hardstanding car park area proposed will improve accessibility to the clubhouse. This
hardstanding will be drained to an on site soakaway.
Waste Management & Recycling
As shown on the plans, a new waste management and recycling area is provided on the south side
of the building, conveniently located near the new hardstanding of the car park.
Sustainability
Currently the existing pavilion is poorly insulated and expensive to heat in the winter (when
required for meetings)
The new proposal will greatly improve thermal properties of the building by flanking the existing
pavilion with up-to-date building regs compliant extensions. The existing pavilion will also be
thermally enhanced with additional insulated plasterboard walls on the north and south elevations
and improved loft insulation.
All toilets and showers will be upgraded with water saving taps, cisterns and showerheads.
