with insulation on th e cavity will be pro vided . Drywall seams will be stagge red an d ea ch
layer taped and mudded individually.
Painted and plast ered co ncrete masonry units are t o be used in spaces th at require
addit ional du rability.

Doors
45 mm thi ck solid core natural wood-finish doors in timber fra mes, at least 920 mm wide
by 2750 mm high or wide r if req uired fo r eg ress by code or higher if requ ired for
equipme nt movement.
Vision pan els and/or sidelights to corridors will typically be prov ided where feas ible.
At code-required fire-rated locations, doors and frames will be fire-rated assemblies.
Door hardware will be code co mpliant, heavy-duty, mortise locksets. Locksets must be
compatible with existing campus locks. All doors will be lockable with a "Classroom"
function, i.e., egress is always possible without a key.
Double doors to be provided at all entry and egress points.

Windows
Windows will be maximized at exterior walls where appropriate while also minimizing
direct sunlight and glare on wo rk surfa ces.
Interior windows will be incorporated where appropriate for "borrowed" natural light.
Exterior windows will have anod ized aluminium frames .
All ext e rior windows/glazing will have insulated glass units.

Ceilings
Suspended grid t ile ceilings will be provided whe re req uired for aco ustics and clean liness.

The Gym and Recreational Room will have 3 m minimum ceiling heig hts; ot her areas may
have lower ceiling heights. Pendant mounted light fixtures may be suspende d below the
3 m ceiling.
Acoustic tiles will be used in most suspended grid ceilings.
Ceilingtiles with a 0.65 or greater Noise reduction Coefficient (NRC)will be used .
Suspended gyps um board ceilings may be used in lobb ies, washrooms and the Gym and
Recreational Room.

Large-format porcelain tile will be provided in lobbies and high traffic areas.
Gym and recreational Room will typically be provided with commercial grade anti-static
weld ed sheet vinyl floor ing with integral coved skirting.

Sea led concrete will be provided in mechanical spaces.
Meeting rooms and office suites will have ant i-static, high-traffic, co mmercial grade

Building Operations
The intent is t o provide potable & waste water supply systems fo r building occupants in
all was hroo m areas, kitchens, janitor's rooms, utility and plant rooms as well as external
land scaped are as as required.
Design
The potab le water system de sign s hall cate r fo r storage of pota ble water in ta nks to
allow for at least 3 days of normal water usage. It shall also comprise of duplex pumps,
automatic switc hes and filters . The potable wate r con nection to the building shall be
ta ken from th e wate r mains along Gordon Street or as ot herwise det ermined by WASA.
The design shall include for metering of t he building.
Emergency FireWat er system shall cater for storage of potable water in tanks. It shall
also comp rise of duple x pumps, automatic switches and filters connected to fire hose
ree ls within t he building. The piping network shall be des igned using black steel Sch. 40
pipe.
Piping distribution systems shall be sectioned in such a way that a scheduled or nonscheduled shut down will affect only a portion ofthe building at a time . All components,
valves, gauges, test points etc, must be read ily accessible for maintenance purposes.
At pre sent there is no exist ing sewer system within the locality of the building. The
wa stewater design shall th eref ore inco rpo rate a sewerage treatment plant for th e
collection of building wastewate r. This plant shall be designed to have low maintenance.
The design shall incorporate t he most economical use of energy when operat ing, to
provide maximum utilization at minimum cost.
Floor drains shall be incorporated in t he des ign for all mechanical eq uipme nt room s, all
washrooms and Jani tor's rooms.
Hose bibs shall be incorporat ed in t he design fo r all mechanical equipment rooms, all
was hroo ms and Jan itor's rooms.
Sump Pump shall be provided fo r the lift pit t o eliminate any water that ma y enter t he pit
area.

wit hsta nd a test pressure of 150 ps i on cold wa ter systems.
Dimensions and to lerances for outs ide diameters and th ickness of PVC Plastic Drain,
Waste, and Vent Pipe sha ll be in acco rdance with ASTM D2665 sta nda rd.
All pipe fittings on waste and soil pipes t o be Sch. 40 PVC pipe t o ASTM D2665 wit h
so lvent welded joints and shall use appropriate fittings.
Solvent cement to be used shall be t o ASTM D2564. Any so lvent cemen t so urced locally
shallco mply with t his ASTM sta ndard.
It is not ed t hat it is unlikely th at so lvent ceme nt fro m local hardware su pply sto res will
co mply with this requi rement.
Hot Water pipes shall be "C" PVC and must be solvent we lded using "C' PVC so lvent
ceme nt.

wedg e gate valves wit h bell or mechanic al joints. Flange ends shall be used on ly where

Gat e valves larger th an 75 mm in diameter shall be st randed bronze, single wedge, rising

individual VAV Zones may be furthe r programmed to provide an unoccupied se tting as

Noise Consideratio ns
Controlling HVAC noise is essential to the qua lity oft he listening en vironme nt for UWI
st udy spaces.
Design shall be in accordance with ANSI Standar d 512.60-2002- Acoustical
Performance Criteria, Design Req uirements and Guidelines for Schools.
Restriction s
Ret urn air plenums shall not be pe rmitted.
Roof pe netrations for piping, duct wor k, etc shall not be per mitted.

Energy Conservation
Air conditioning and mechanica l ventilat ion equipment should be selected and designed
to provide optimum energy efficiency fo r th e building.

4.5

Cooling Generation
The design shall incorporate th e use of building chillers with at least 50%redundancy and
20%extra capacity fo r futu re expansion.
Primary and secondary pumping arra ngements shall be utilised.
Chiller performance shall be ce rtified in accordance wit h th e latest ARI Standa rd 550/590.
Alleq uipment specified shall incorpo rate on ly e nviro nmenta lly friendly refrigerants (eg.
R-410A, R134A, etc) as pe r Mont real Protocol on ozone depletion.

Cooling Distribution
Chilled wa ter dist ribut ion to all Air Handling Units and fa ncoils through above ground
pipework and wit hin the building shall be Schedule 40 Black Steel pipework with foam
glass insulation.
Aluminium cladding will be provided for all exposed pipework.

Air Handling Systems


The HVACair han dling systems shall be designed as Variable Air Volume (VAV) for all areas
using either packaged air handling unit s or cus tom air han dling units.

Mechanical ventilation shall provide a minimum of 20 air changes per hour or as required
by ASHRAE guidelines.
A minimum amount of conditioned air is to be ducted into all was hrooms.

The electrical distribution system shall be designed in accordance with the reg ulations and
guidelines of the Trinidad and Tobago Electrical Inspectorate.

5.1

Power Distribution
Power supply to the building shall be provided via under ground cabling from the nearest
existing transformers.
An upgrade of t hese t ransformers may be required to adequately provide t he electrical
supply to the building.
Final determination will made in consultation with the lanlaord.

5.2

Electrical Metering of Energy

Digital Elect ronic meters should be readable on a KW scale with remote mon itoring
capabilities.
Units will have a data COM port for the tra nsm ission of metering information to a remote
locat ion.
Meter to be provided wit h appropriate communications port to allow connection to a
Building Management System (BMS).

5.3

Emergency Power Supply

5.3.1

Operations:
In the event of a loss of electrical power from T&TEC, the building shall be powered by
an on-site standby diesel generator.
The generator shall be housed in a weatherproof, so und-attenuating enclosure with an
int egral base-mounted double wall fuel tank with appropriate containment capability
for at least 8 hours of usage.
Power shall be provided to an automatic transfer switch (ATS) which, in tum will
provide power to an Emergency Distribution Panel (EDP).

Building Management Syste m Inte rface


The surve illa nce system will be interfaced with the building managem ent system
(BMS) to se nd alarm and trou ble co ndit ions to the UWI Campus Security Station.

5.10.4

Warra nty + Maintenance


1 year full manufacturer's wa rranty req uired on all systems.
1 yea r of fu ll maint enance (pa rt s & labour) included in initia l procuremen t.

Public Address System (PA System)

5.12

A Public Address System shall be designed for t he building with recessed ceiling mounted
speakers.

Clock System
A GPS receiver system (Primex Syst em), which sha ll utilize FM broadcasting to prov ide
co ntrol signals to t he individual clocks for correc tion will be provided.
Clock co rrection will be obta ined via GPS signal.
A GPS antenna will be mounted on th e roof of t he building.
A ma ster clock (tra nsmitter/receiver) will be provided in the building.
Electrically operated clocks with cor rection will be provide d in areas as determined by th e
building program.

Building Management & Control Systems (BMS)


A Building Management System (BMS) shall be design ed fo r t he building.
The BMS shall monitor the fo llowing specific systems:
HVAC Syste m
Light ing System
Fire Alarm Syst em
Security System
Lift
Gen er at or
Electronic Plumbing Syst em
The des ign shall achieve t he follow ing:
Reduce Energy costs
Enab le instantane ous remote indicatio n, monit oring and control of selected functions
Provide selected ma lfunct ion reports at the Facilit ies Manager's wo rksta tion with the
facility to relay to remot e locat ions via modems
Provide data to enable foreca sting of energy requirements
Provide load-shedding facility
