This rental agreement, dated _________________ is between __________________________

(IC/Passport No:______________________) tenant, and Yap Lay Eng (IC: 870219-10-5894)
landlord for the rental unit located at Block A-12-09, Jalan Persiaran Nusa Perdana,
Taman Nusa Perintis, 81500 Gelang Patah, Johor. !

Under this rental agreement, the tenant agrees to rent the above-mentioned residence on a
month-to-month basis, with a monthly rental amount of RM______________. The
monthly rent will be due and payable on the 7th day of each month, starting on the first
day of _________________, 20______. A damage deposit is required at the time of signing
this rental agreement. The deposit will be placed in an escrow account. The total amount
of this deposit is RM _________________. If the rental unit is returned to the landlord in a
clean and good condition, this deposit will be refunded to the tenant within 7 days from
the date the tenant returns said keys to the landlord. The tenant or the landlord may
terminate this agreement with a 30 days notice to the other party. The attached rental
policy shall be made part of this agreement and shall be binding on all parties.!

The tenant acknowledges reading and understanding this agreement and the rental policy
that is part of this agreement. The tenants signature below indicates acceptance of all
terms and condition of this rental agreement and the rental policy. !

RENTAL AGREEMENT

Rental Policy!
By renting the above-mentioned residence, Tenants must agree to the following agreement
terms:!
1. Rentals are Non Refundable. Deposit will be returned in full amount provided the
accomodation and equipment are returned in the original condition.!

2. Tenant must inform the owner prior to any renovation and modification for any unfit
condition, with expenses borne by the tenants unless the renovation/ modification is
suggested by owner. !

3. Responsibility NOT to cause or allow any noise or activity on the premises which
might disturb the peace and quiet of another tenants and/or neighbour which include:!
!
i) bringing other friends or family for over night without prior notification!
!
ii) party in the house without prior notification!

4. No animal, fowl, fish, reptile, and /or pet of any kind shall be kept for any amount of
time. Such consent if granted, shall be revocable at ownner's option upon giving a 30
day written notice. Tenant also agrees to carry insurance deemed appropriate by
owner to cover possible liability and damages that may be caused by such animals.!

5. When and if tenant is assigned a parking area, the parking area shall be used
exclusively for parking of passenger automobiles and/or those approved vehicles
listed on tenants application attached hereto. Tenant is hereby assigned or permitted
to park only in the following area. The parking fee for this space (if applicable is RM50
monthly).!

6. Tenants shall deposit all garbage and waste in a clean and sanitary manner into the
proper receptacles and shall cooperate in keeping the garbage area neat and clean. !

7. Tenants shall be responsible for keeping the kitchen and bathroom drains free of things
that may tend to cause clogging of the drains. Tenants shall pay for the cleaning out of
any plumbing fixture that may need to be cleared of stoppage and for the expense or
damage caused by stopping of waste pipes or overflow from bathtubs, wash basins, or
sinks.!

8. Tenant acknowledges that owner insurance does not cover personal property damage
caused by fire, theft, rain, war, acts of God, acts of others, and/or any other causes.!

9. Any other reasonable alteration and addition subjected to owners decisions. !
