Part 1: Client Profile: Mr. & Mrs. Lannister


! Mr. & Mrs. Lannister are looking forward to their retirement

after downsizing from their large family home. The couple


selected 1509 Main Street after touring many homes in the
area. The walk friendly neighborhood and historic charm
of the building drew them to this home. The residence is
located above Delanes Brew, a popular local coffee
shop. The Lannisters enjoy herbal teas, good books, and
movie night. They have requested a reading nook with a
custom display space to feature their reading collection
and photos of their grandchildren and golf vacations. They
prefer English Period design and spend weekends visiting
antique auctions. Their furniture will be a collection of rich
wood tones with contrasting ivory colored decorative wall
moldings. They also enjoy cooking from farm fresh
ingredients from local markets.

Part 2: Architectural Style: Second Empire

Part 3: Adjacency Matrix

Concept Statement
The residence of Mr. & Mrs. Lannister will be open and airy with
smaller spaces identified for reading and relaxing. The rich wood
tones of their English Period antique collection will be contrasted
with a creamy tone for the trim and custom book shelves. Natural
light from the windows along with soft lighting from lamps and
overhead lighting will allow the spaces to be appropriately lit for
reading. The upholstery for the sofa and chairs will be
grandchildren friendly fabric to wear well and be neutral tones with
added pops of color for the accent pillows. The dining chairs have
been selected to resemble those of the Hepplewhite period
design. The Living area drapery will have blackout lining to shut out
the citys light during movie viewings. The color palette has been
selected from the couples personal artwork. The space will feature
a vertical line to create the traditional feel of the English Period.
The overall design add a touch of the modern edge of today to
the traditional look.

Justification
The furniture selected for Mr. & Mrs. Lannister provides the couple with a look of today with
touches of the English Period design they like. The dining room chairs were selected with to
resemble the chairs of Hepplewhite design. The other furniture selections are formal similar to
pieces of the English Period design with detailed legs and finials on the bed and tables. The
complimentary color scheme revolved around the couples enjoyment for blue tones. The
fabrics selected wear and clean well keeping in mind that the couple has visiting grandchildren.
The tone is cool and relaxing so they can enjoy a nice book and feel at home in the space.
Since the home is narrow, smaller pieces were selected to maximize space in the floor plan.

Justification
The lighting fixtures, finishes, and colors selected for Mr. & Mrs. Lannister
provides the couple with a look of today with elegant touches of the
English Period design they like. The chandeliers and wall sconces were
selected with to resemble the pattern of Hepplewhite design along with
formal decorative embellishments. The rich colors of the flooring resemble
wood tones of the English Period yet are easy to clean and wear well for
modern day use. The recessed lighting fixtures are LED to be economical
and green in design. How do the lighting fixtures, finishes, and colors you
selected meet the needs and requests of the client on the basis of the
client profile?

Justification
The selected accessories will offer a variety of color
and materials to complete the rooms. The mirror
chosen for the dining room will open the narrow
space and the blue prints will continue the color
palette from the chair upholstery. For the living room
a blue and soft yellow shaded rug will add warmth to
the room. A pair of narrow console lamps along with
fresh prints will complete the console table. For the
bedroom ceramic table lamps will provide ample
reading light when placed on the nightstands. A pair
of painted prints will add complementary color to the
neutral tones.

Part 2: Question 1
Building codes are essential to public health, safety and environmental protection. These building codes are the key to
keeping the occupants in the buildings as safe as possible. The standards set for building codes provide safeguards by
reducing risks for potential hazards in various aspects of building construction such as fire, structural, electrical, plumbing,
and mechanical. Without adequate code enforcement, the safety of citizens may be at risk
Enforcing building codes is vital in areas that may experience natural disasters such as an earthquake. The U.S.
Geological Survey (USGS) asserts that the greatest risk in an earthquake is the severity of the shaking it causes to
manmade and natural structures, as well as the contents within the buildings that may fail or fall. The adoption and
enforcement of up-to-date building codes saves lives and reduces losses from and earthquake or other natural disasters.
(fema.gov) Communities in earthquake prone areas strengthen their infrastructure so the buildings can withstand a disaster
and continue to provide services.
Building codes ensure the economic well-being of the community by reducing potential spread of fire and disease.
Chicago's fire of 1871 and other structural failures were key indicators to introduce stronger codes. The building codes
set the criteria for number, size and location of fire exits in the design of a space. The code requires exits of completed
and occupied buildings to be unblocked.
Residential Planners who understand building codes help protect the community by providing safe standards.

Part 2: Question 2-Courtney


Discuss the advantages and disadvantages of using
sprinklers in residential applications. Identify if sprinkler
systems are required in new residential construction in your
locality. Explain if you feel they should be required in all
renovations of existing residential buildings.

Part 2: Question 2
To many, it would seem that sprinkler systems in residential buildings would be a mandated addition to these buildings for the simple reason that they have the potential to
save lives, homes, and money in the event of a fire. However, after some basic research it becomes clear that while there are many advantages to these in home sprinkler
systems, they do not exist without their fare share of disadvantages as well.
The most obvious advantage of having a sprinkler system installed in residential buildings would be that is provides an additional means of safety in the event of a fire.
Jack Fetrow of Donan writes that, Structural sprinkler systems may protect a single room or an entire complex of well over 100,000 square feet. (donan.com) The two
types of residential systems include the dry pipe system and the wet pipe system. Dry systems are used in historically cold climates and can withstand freezing, while wet
systems are used in the hotter, more extreme climates. These two types of systems have been created to ensure your system wont be subject to constant upkeep due
change in weather, as this could turn into an an added expense for homeowners and/or builders. Another advantage of these system is that if taken into account in the
early stages of the building process, with proper design these systems can be relatively unnoticeable as some home owners and builders fear they could become an eye
sore. A third advantage of having one of these systems in residential buildings is that they can respond much faster to a fire than a firefighter can. When properly
functioning, these systems are triggered and put out immediate water. The difference even one sprinkler can make in a matter of five minutes could mean the difference
between a house that is no longer able to be lived in, and one that will require only minor repairs.
Richard Schunk, CEO of Wyndham Homes prepared a lengthy essay detailing the other side of these residential sprinkler systems and made it clear that although there
are many advantages to having these systems installed, they may not always be the most efficient of effective means of protection for homeowners. Richard highlighted
disadvantages dealing with cost, public water supply, private water supply (wells), water softeners, hidden costs, inspection protocol, and miscellaneous problems that
could and most likely will arise.
While these systems do add an additional means of security, not all homebuyers are able to afford systems like these. Ranging anywhere from $4,000 to $20,000 its
clear to see why many Americans would choose to use traditional smoke detector as opposed to these more elaborate systems. Not only are the systems themselves costly,
but the water it takes to run these systems also pose as a serious wallet drainer. Most residential water supply systems are not set up to be able to work with an increased
water flow that is required to allow these systems to function properly. They cannot deliver the 26 gpm required by a residential fire sprinklers system. At a minimum, all
of these devices need to be increased in size, typically to 1 . Increasing the size of these devices is a hidden cost that is often overlooked because it is part of the
plumbers job, and is therefore not included in the fire sprinkler contractors bid. (hbact.org) Another big issue is the unknown problems and can and will arise with these
systems. False alarms could potentially damage belongings even when fire is not present. Its stated that heat from a dryer in a small laundry room has been known to
falsely trigger sprinkler heads when the door to the laundry room is closed and the dryer is running. (hbact.org)
According to The Pittsburgh Post-Gazette, in a 2011 article written about in home sprinkler systems, it it now required of all home owners to install sprinkler systems in
single family homes and duplex style homes. (post-gazette.com)
I have mixed feelings about mandating sprinkler systems in residential homes and buildings due to me having never lived in a home with this system installed. I see the
benefits of having this in my home, but know that many people want to feel as if they have choice when it comes to what is and is not a part of their home. Should the
government mandate sprinkler systems in all states, I could see an uproar starting from those who simply do not have the means to install or upkeep one of these costly
systems.

Part 2: Question 3-Ashley


Select a topic from Part I and discuss three reasons why
you feel the topic demands code compliance in residential
design. Explain what could happen if code compliance is
not met for this topic.

Part 2: Question 3
There are many levels of design that must be taken very serious, codes being one of them.
Codes are put in place to keep the client safe, especially in case of an emergency. Being
knowledgeable on code compliance is crucial in design. These standards are in place to
construct safe, sustainable, affordable and resilient structures. (www.iccsafe.org) By
understanding codes you can provide your clients with a safe place to live or work. If a
code isnt followed thoroughly the designer will be held at fault as well as other team
members who should be aware of codes as well. I never realized how severe codes were
until I myself saw certain things missed in my own home. For example, have a smoke
detector in every room is very important, lights in hallways, and certainly a well light
staircase entrance and exit and lights along the way for the night to prevent falls. Even
carpet, and depths of steps can be intertwined with a code. Have you ever noticed the
distance between power outlets on the walls or in the floors this too is part of code
compliance. I never realized how many codes were in place for residential and commercial
buildings.

Part 2: Question 4-Tara


Identify the code organization followed in your locality for
residential buildings. Select a topic from Part I and
compare the factors of the researched codes to the codes
for new construction in your own locality. Discuss the
reasons for any similarities or differences.

Part 2: Question 4
Georgia Amendments/Similarities to Codes.
The state of Georgia follows The Official Code of Georgia Annotated O.C.G.A. Within this are twelve adopted codes.
Each one of these adopted codes consist of a base code. This base code is derived from the ICC and the IBC. These then
get amended by the state of Georgia to suit their needs. These 12 codes are further broken down into mandatory and
permissive codes. Electrical is one of the mandatory codes. (DCA).
The state of Georgia follows the ICCs published National Electric Codes so they are in line with what is found on the ICCs
website with no revisions. (DCA) Section 808.1 of the ICC states that all newly installed electrical equipment and wiring in
new partitions and ceilings must comply with all applicable requirements of NFPA 70 (ICC).
The state of Georgia did amend the Building Codes. The Building Code amendment states that one and two family
dwellings and/or townhouses that are separated by a 2-hour fire resistance rated wall assembly, they are not more than
three stores above grade plane in height and must have a separate means of egress. All accessory structures must comply
with the Georgia State Minimum Standard One and Two Family Dwelling Code standard. (DCA).

The chair sizes can be reduced to balance out the scale of the sofa. I
might consider a pair of smaller coffee tables to match the scale of the
chairs.
! Where are pleasing proportions seen in the model?
The console table in its narrow size is a nice fit for the non built in wall.
! How does scale play a role in the mass of the furniture
arrangement?
The overall scale of the furniture is quite large for the space, I may
consider selecting a few smaller pieces to provide with a easier traffic
flow.
! What are the dominant and subdominant forms seen in the design?
The built in would be the dominate form in the space where as
opposite of that would be the subdominant form of the console table.
