SECTION: 1
DESIGN CRITERIA
1.0

Introduction

1.1

The proposed High-rise Residential tower is a multi-storied and multi-tenant


residential complex situated at Mumbai. It is a framed structure having multiple
parking floors, residential apartments located at typical floors with combination
of flats with combination of Amenity, Services & Terrace floors etc.
All equipment and accessories shall be designed for temperatures of

Design Strategy
The FAPA System is designed based on NFPA72 & in accordance with IS:
2189.
The system is integrated FAPA, in which the expected product selection should
be UL Listed & FM Approved.
Within the development, there will be 02nos. of towers along with the common
area car-parking spread-out surrounding these 02 towers at Basement/Ground
levels.
For every tower, there will be 01nos. Main Fire Alarm Control Panel (FACP)
located at Ground level/Basement Level within the Fire Alarm Control Panel
(FACP) Room.
Considering FACP Room will be manned for 24x7, Repeater Panel of another
tower shall be also placed along with the Main FACP, within the FACP Room
for the continuous surveillance.
The necessary integration between the towers Main FACP, repeater panels
shall be done with peer-to-peer configuration (for the seamless integration).
The designed FAPA System shall have provision to be integrated with the BMS.
To get the seamless integration of FAS, the selected makes for FAS shall be of

same product, having UL Listing with FM Approval.


SECTION: 2
ADDRESSABLE FIRE ALARM SYSTEM
1.0

Scope of work

1.1

The scope of work covers UL LISTED & FM APPROVED supply, installation,


commissioning and testing of Addressable Type Fire Alarm System meeting the
intents of these specifications. The work shall cover:
i)

Addressable Alarm initiating devices

ii) Circuit interface modules, as required


iii) Repeater Panels (RP)
PART 1 GENERAL
REQUIREMENTS:
1.01 Furnish and install addressable fire detection systems in accordance
with the parameters shown on the drawings and herein specified.
1.02 Refer to General Provisions for requirements relative to submittals,
accessories and components, installation, removals, protection,
maintenance manual, systems demonstration and instruction.
Additionally sections relating to Conduit Systems and Wire and Cables
shall apply.
1.03 Systems shall be modular with microprocessor based distributed
intelligence and shall be of direct current supervised type. They shall be
field programmable (password protected) and be complete with control
module master, analog interface card, controllable relay module(s),
controllable signal module(s), conventional zone module(s), power
supply, addressable input and output modules, remote conventional
zone module(s), conventional and intelligent initiating devices, interface
module(s), enclosure, printer, signalling devices, global event graphical
workstation(s) and voice control system, Class A wiring system(s) and
all interconnecting wire ways, fibre, wiring and other related equipment
to provide complete connectivity from the central control station to all
buildings. The systems shall be Underwriters Laboratories listed,
Underwriters Laboratories of Canada listed and be compliant to National
Fire Protection Association standard(s).
GUARANTEE:
1.04 The system shall be guaranteed to be free from defects in materials and
workmanship for a period of one year from the date of final acceptance
by the Owner, during which time all above mentioned defects shall be
corrected and all services incidental to proper performance shall be
provided free of charge.

QUALIFICATIONS:
1.05 Installation contractor shall be licensed for the installation of fire alarm
systems in the State, Province, or Country of project. Installation
contractor shall also be licensed for any additional licenses that the AHJ
may require.
1.06 Authorized installer for product supplied. Authorization letter from
manufacturer required upon request.
SCOPE OF WORK:
1.07 Work shall be the installation of new combined fire alarm and mass
notification system for a new installation or replacement of the buildings
existing fire alarm and detection and/or mass notification system.
FABRICATION
DRAWINGS,
MATERIAL

SUBMITTALS:

Prior to installation, submit fabrication drawings, material lists and


equipment submittals (shop drawings) for approval in accordance
with the following:
Complete description (manufacturers cut sheets) data indicating UL
listing for all network components including the ACU and LOC for mass
notification equipment.
1.09 Complete sequence of operation of all functions.
1.10 A list of every address of every device connected to a network node that
is provided for purposes of alarm initiation, status monitoring, supervised
notification appliance circuits and auxiliary control.
1.11 Complete wiring diagrams for components and interfaces to equipment
supplied by others.
1.12 A listing of the manufacturers representatives responsible for installation
coordination and service.
1.13 Location of all controls, alarm actuating devices and notification
appliance devices as shown on drawings.

PART 2 PRODUCTS
2.01 General:
a.
The main control panel or remote control panel(s) shall be multi-processor
based systems suitable for stand-alone or networked applications. They
shall be designed specifically to provide Fire Detection, Fire suppression,
Mass notification and emergency audio communications functions either as
specialized or in combination fashion.
b.
The control panel(s) shall include all required hardware, software and site
specific system programming to provide a complete and operational system.
The control panel(s) shall be designed such that interactions between any
applications can be configured, and modified using software provided by a
single supplier. The control panel operational priority shall assure that life
safety takes precedence among the activities coordinated by the control
panel.
2.02

Basic System:

A. The fire detection system shall be capable of integrating multiple control


command centers and remote network annunciators. Each panel shall be
capable of fire detection, equipment supervision and control, alarm
management, and historical data collection and archiving, and of
integrating multiple annunciator units and remote command centers, each

capable of alarm display and system control functions. Up to 63 units may


be networked together utilizing "Peer to Peer" communication technology.
Systems that are of the OEM nature (under private label) and not fully field
programmable will not be considered. The fire detection system shall
consist of the following:
1. Network capability of up to 63 units
2. 3D color graphics capability
3. Stand-alone capability of each control unit on loss of data channel
4. Conventional and Analog Devices
5. 250 software groups/zones or more
6. Up to 17 Class A" intelligent SLC's
7. 4 Class "A" or B notification circuits (NACs)
8. Minimum 12Amp power supply
9. Field programmable
10. Alarm/Trouble/Supervisory/Monitor buttons to view specific event
separately
11. Capability to add additional programmable switch unit and Fan
Damper control units
12. Large 80 character or 960 Character back-lighted LCD read-out
13. 60 characters dedicated to user text messaging per device/circuit
B. The system shall permit expansion of both capacity and functionality
through the addition of units, modules, addressable devices and detectors.
C. The response time shall be less than 10 seconds. Each control unit shall
support a minimum of 3000+ addressable devices in Class A Loop
wiring. The entire "peer-to-peer" network shall have a minimum capacity of
200,000+ intelligent points.
D. Expandability: The system shall be expandable in nature and shall permit
easy expansion through the addition of software applications, additional
units and devices.
E. Serial Communication Ports: provide data communication ports for
simultaneous operation of devices such as industry standard printers,
programming terminal, personal computer and annunciators.
F. The system shall be capable of storing a minimum of 3 configuration
databases in non-volatile memory directly on the main board of the FACP
G. The control Panel master processor must consist of a digital signal
processor (DSP) module that stores the system database, and
coordinates activities of sub-processors for areas such as:

3. 2-ways voice evacuation operations
4. mass notification operations
5. display peripherals
6. LCD Visual Display:
7. The display shall be a graphical backlit LCD with a
resolution of 320x240 pixels or better.

2.03

System Software
A. All necessary software to form a complete operating system as described in
this specification shall be provided.
B. The software programs specified in this section shall be provided as an
integral part of the unit and shall not be dependent upon any higher level
computer for execution.
C. Status Change Report: All alarm or point change reports shall include the
point's English language description, and the time and date of occurrence.
D. Report Routing: Alarm reports shall be archived for future recall.
E. Alarm Messages: In addition to the point's description and the time and
date, the user shall be able to print, display or store a custom alarm
message to more fully describe the alarm condition or direct operator
response.
F. Each control unit shall be capable of storing a library of at least 12000
events. The event log shall have the ability to be printed via a printer port
built-into the FACP.
G. The FACP shall have a Built in printer port which allows the internal
software the ability to print the following reports:
i. System event log
ii. Sensitivity for all devices etc.
H. Alarm Verification: The alarm verification feature shall be used to delay
acceptance of alarms until they can be confirmed, and shall meet all
applicable code requirements and standards. Any or all circuits may be
selected for verification through field configuration, which shall be done
without removal of an EPROM.
I. Field Configurable: The system shall be fully configurable and expandable
at the owner's site without the need for EPROM programmers. All
configurations shall be accomplished through downloading of programs
from a computer. Reconfiguration shall not require knowledge of any
programming languages or require any special training. All programs shall

be stored in non-volatile memory. Entry into program mode shall require a


special key and a special password entered into the front panel.
J. Boolean Logic: The panel shall support Sophisticated Boolean logic with
built-in, configurable timers with interval and scheduling to support complex
smoke control functions.
2.04

Networking
A. The control panel shall have provision for the installation of the Mircom
network interface card. This shall enable up to 63 control panels to work
together in a peer to peer high speed network. Using the recommended
wiring, the network shall work with distances of up to 4000ft between
control panels.
B. Network wide worst case delay from alarm event detection to annunciation
shall be less than 10 seconds as per UL 864 Rev 9.Connection between
panels must be performed with a single pair and all system data and audio
signals (including from Fire-phones) shall be sent over it.
C. Overall connection between panels must be selectable to be open ended
(class B) or looped back (class A).
D. Where loop connection is selected for the network, a single short, open or
ground fault shall be detected but shall not affect system operation. When
multiple wiring faults result in isolation of sections of the network, each
individual section shall continue to operate normally without compromising
alarm detection and annunciation in the related zones.

2.05

Sequence of Operation
A. A. When a fire alarm condition is detected by one of the system initiating
devices, the following shall occur:
a. All automatic programs assigned to the alarm point shall be executed
and the associated indicating devices and relays activated.
b. The System Alarm on appropriate unit will indicate an alert condition.
c. The corresponding zone(s) in alert alarm will be indicated
d. Activate all control by event functions related to the alarm
e. Fan systems, i.e., shutdown, exhaust and pressurization operations to
be initiated.
f. Doors with hold open devices shall be signaled to release
B. When a trouble condition is detected by one of the system initiating or
indicating circuits, the following functions shall immediately occur:
a. System Trouble will be indicted on the unit and system annunciator(s).
b. A local trouble-sounding device in the unit and annunciator shall be
activated. This sound shall be distinct from the alarm sound.
c. The trouble for the corresponding initiating or indicating circuit shall be
indicated on the unit.

d. The appropriate message will appear on the LCD display.


2.06

2.07

Analog Module
A.

Each network control panel shall be have the provision of Connecting


Conventional initiating devices with the help of adder module cards
capable of supporting min. of 8 class "B" circuits within one cabinet.

B.

The control panel shall have one SLC interface board supporting up to 99
addressable fire detection devices and 99 addressable input or output
modules

C.

Additional SLC lines shall be supported by adding Main and Daughter


boards which will provide 4 Class A/B SLCs. Each SLC Main board shall
have a dedicated central processor unit (CPU) and power supply and
shall support two fully loaded SLC lines. The Daughter Board shall
provide two additional SLC lines for a total of up to 396 detection devices
and up to 396 input or output modules per adder.

D.

All SLC lines shall be capable of Class B (single ended) or Class A


(looped) wiring arrangement without affecting the total number of SLC
lines or devices supported by the system.

E.

The analog interface board shall receive analog information from all
intelligent detectors and shall process this information to determine
normal, alarm, supervisory or trouble conditions. The analog information
may also be used for automatic test and determination of maintenance
requirements.

F.

It shall be possible to display on the control unit LCD display, the current
analog value of any addressable device, as well as the programmed trip
points.

Control Panel
A. The CPU shall communicate with the operator interface, LCD display, LED
display and control all other modules in the unit. Removal, disconnection or
failure of any control unit module shall be detected and reported by the
Central Processing Unit.
B. The CPU shall contain and execute all control-by-event programs for
specific action to be taken if a fire situation is detected in the system. Such
control-by-event programs shall be held in non-volatile programmable
memory, and shall not be lost even if system primary and secondary power
failure occurs. The CPU shall also provide a real time clock for time
annotation on the display and remoteoptional printer.
C. The real time operating system shall be suitable for embedded applications
and shall enable fast response to system events.
D. The system shall provide a non-volatile real-time clock with a precision
better than 2 minutes per year.
E. System configuration and firmware upgrades shall be performed through a
single location even for networked systems.

F. There shall be provision to store up to three different configurations in the


system non-volatile memory. Switching between configurations shall be
possible trough menu operations from the front panel.
G. Access to system information and system modifications shall be restricted
by a configurable multi-level password mechanism.

2.08

Notification Circuits
A. The Control Unit shall provide at least 4 fully supervised Class B/Class A
notification circuits. The notification circuit capacity shall be 1.7amperes
maximum per circuit. If a short circuit trouble occurs on one of the
notification circuits it will not affect the operation of the remaining circuits.

2.09

System Relays
A. The control panel shall provide three dry contacts for the reporting of
common trouble, common alarm and common supervisory conditions.
B. Dry contacts shall provide form C (SPDT) connection and be rated at
1A at 24VDC

2.10

Operator Display
A. The operator display shall provide all controls and indicators used by the
system operator. The display shall contain, and display, as needed,
custom alphanumeric message for all intelligent detectors and
addressable modules. Such message information shall be stored in
programmable non-volatile memory.
B. The display board shall provide Large 80-character alphanumeric Liquid
Crystal Display (LCD). It shall also provide programmable 16 Light
Emitting Diodes (LED's) for zone alarm, trouble condition,supervisory
condition,bypass indications and a further it should provide separate
scroll buttons for alarm queue, supervisory queue, Trouble queue &
monitor queue keys.
C. Operator Interface unit shall provide Indications for AC POWER.CPU
FAIL & GROUND FAULT INDICATIONS Moreover system should
provide Min.of 8 programmable Hot Key switches With LED's for system
indication
such
as
TROUBLE
ACKNOWLEDGE;
ALARM
ACKNOWLEDGE and SIGNAL SILENCE,FIRE DRILL & GENERAL
ALARM.
D. Factory programmable system indications and keys shall be available for
unique functions. Keys shall be referred to as "Hot Keys".
E. The operator display shall provide a 4-directional selection keypad with
control capability to command all system functions, and entry any
information. The keypad shall include means to enter a minimum of two
different passwords to prevent unauthorized manual control.
F. Conventional LED lamp indication shall be provided for all zones.
Separate alarm, supervisory and trouble, indication shall be available on
a per zone basis. Operator intervention shall not be required for display

of all zones in alarm condition.


a. LCD Visual Display:
i. The display shall be a graphical backlit LCD with a resolution of
320x240 pixels or better.
b. LED Display:
i. The following functions status shall be indicated by individual
LEDs:
1. System Power (green LED). Illuminated when main AC
power is within specs.
2. Alarm queue (red LED). Flashes when a new alarm has
been received.
3. Trouble queue (yellow LED). Flashes when a new trouble
has been received.
4. Supervisory queue (yellow LED). Flashes when a new
supervisory event has been received.
5. Monitor queue (yellow LED). Flashes when a new trouble
has been received.
6. Ground Fault (yellow LED). Flashes when a ground fault
has been detected.
7. CPU Fault (yellow LED). Steady ON when processor is
unable to perform its tasks.
ii. The queues LED shall turn to steady ON when all related
events have been reviewed by the system user through the
queues navigation switches.
c. Function switches:
i. The following functions shall be controlled by dedicated
switches:
1. Alarm Silence.
2. Fire Drill
3. Alarm Acknowledge ( automatic Alarm signal cancel).
4. Alarm Reset.
5. Trouble Silence.
6. Lamp Test.
7. On screen menu calling key.
8. Menu Navigation keys ( left , right , up and down screen
scroll)
9. Info key for getting more information on displayed event.
10. OK key to accept menu items.
11. Cancel key to exit menu items.
12. Queue navigation keys (one for each queue).

Walk Test
The system shall be capable of being tested by one person by
enabling the walk-test mode. Activating the walk-test mode shall:

Bypass central station connection.


Bypass control functions.
Cause a trouble condition at the control panel.
Reset the panel automatically after signalling is
complete.

Communication Ports
The system shall provide the following interfaces:
i. The system shall provide a RS 232C port for a printer. A
configurable supervision option shall allow the supervision of
the device connected to this port using the robust XON
handshake mechanism.
ii. The system shall provide an Ethernet Port through a
standard RJ-45 receptacle. It shall provision to connection to
a WAN using TCP/IP protocol.
iii. The system shall provide a RS 485 port for interfacing FACP
accessories.
Power Supply

A.

Main Input:
The control panel power supply shall be operable at 120VAC 60Hz
220VAC 50Hz 3-wire (hot, neutral, ground). The power supply shall
have over-current protection. The quality of the AC power shall be
monitored by the control panel. There shall be an automatic transfer of
power to the back-up power source when AC voltage falls under a level
where panel performance is compromised.

B.

Supply Outputs:

The system shall provide one 24 VDC @ 1.7A special applications


output
for
auxiliary equipment. The auxiliary equipment output shall be power
limited and equipped with an auto-resettable over-current protection. The
system shall provide a 24VDC, 400mA output for devices and equipment such
as four wires detectors. This output shall be shut down when the reset button
shall be activated.
C.

Standby Power:

Sealed lead-acid batteries shall be used to provide 24VDC standby power.


The batteries shall be sized according to system requirements calculated in
the installation manual of the control panel. The batteries shall be able to
power the system during a period of _____ hours in standby condition followed
by ____ hours of alarm condition (all system NACs and speakers
actuated).The battery charger shall provide full recharge of the selected
batteries as per UL864 Rev 9 and UL-C527 requirements. The battery charger
shall be monitored for integrity and a trouble shall be indicated if battery
charging is no more possible or if the battery is disconnected..

Remote annunciators shall be built of either 4 lines of 20 characters


each or shall be used where 24 lines x 40 characters or 320x240
pixels graphic capacity is required.
The remote annunciators shall provide the same basic controls
and indicators as the control panels.
The remote annunciators shall use the same components as the
control panels to provide extra switches and LED indicators.
The remote annunciators shall be able to accommodate the same
paging microphone modules and master telephone modules used
on the control panel.
It shall be possible to reproduce on a remote annunciator the same
user interface as one built on a control panel.
A programmable priority system shall allow exclusive control of the
Fire-Alarm system from one of the remote annunciator as per an
order determined by the authority overseeing the installation
Remote annunciators enclosures shall be made of heavy gauge
steel with a lockable door. They shall be suitable for recessed or
surface mounting as applicable.

INITIATING DEVICES:

Addressable Devices - General


1.
Addressable devices shall provide an address-setting means using rotary
decimal switches.
2. Addressable devices shall use simple to install and maintain decade
(numbered 0 to 9) type address switches. Devices which use a binary
address or special tools for setting the device address, such as a dip
switch are not an allowable substitute.
3. Detectors shall be Analog and Addressable, and shall connect to the fire
alarm control panel's Signaling Line Circuits.
4. Addressable smoke and thermal detectors shall provide dual (2) status
LEDs. Both LEDs shall flash under normal conditions, indicating that the
detector is operational and in regular communication with the control
panel, and both LEDs shall be placed into steady illumination by the
control panel, indicating that an alarm condition has been detected. If
required, the flashing mode operation of the detector LEDs can be
programmed off via the fire control panel program.
5. The fire alarm control panel shall permit detector sensitivity adjustment
through field programming of the system. Sensitivity can be automatically
adjusted by the panel on a time-of-day basis.
6. Using software in the FACP, detectors shall automatically compensate for
dust accumulation and other slow environmental changes that may affect
their performance. The detectors shall be listed by UL as meeting the
calibrated sensitivity test requirements of NFPA Standard 72, Chapter 7.
7. The detectors shall be ceiling-mount and shall include a separate twistlock base which includes a tamper proof feature.
8. The following bases and auxiliary functions shall be available :

9. The detectors shall provide a test means whereby they will simulate an
alarm condition and report that condition to the control panel. Such a test
may be initiated at the detector itself (by activating a magnetic switch) or
initiated remotely on command from the control panel.
10. Detectors shall also store an internal identifying type code that the control
panel shall use to identify the type of device (example: PHOTO,
THERMAL).
B. Addressable Manual Alarm Pull Station
1.
The alarm pull station shall be a low profile design, with terminal or pigtail
connection. It shall have 10AMP SPST contacts and be double action.
The pull station shall be equipped with Allen wrench or key lock/reset.
2. Addressable manual alarm pull station shall, on command from the control
panel, send data to the panel representing the state of the manual switch
and the addressable communication module status. They shall use a key
operated test-reset lock, and shall be designed so that after actual
emergency operation, they cannot be restored to normal use except by
the use of a key.
3. All operated stations shall have a positive, visual indication of operation
and utilize a key type reset.
C. Intelligent Photoelectric Smoke Detector
1. The detector shall use the light-scattering principal to measure smoke
density and shall send data to the FACP indicating analog level of smoke
density. Detectors shall be Analog and Addressable, and shall connect to
the Fire Alarm Control Panel using Signaling Line Circuits. The
addressable smoke detectors shall utilize a decade (numbered 0-99) type
address switch. Devices that use binary address or special tools for
setting the device address shall not be allowed.
The detectors shall provide dual status LEDs. Detectors shall be ceiling
mount and shall include a separate twist-lock base that includes a tamper
proof feature. The following features must also be capable for the
detector: Sounder base rated at 85 dBA minimum, Form C relay, or
Isolator base. The detector shall provide a test means for simulation of
alarm condition and report that condition to the main control panel. This
test may be initiated by activation with a magnetic switch. Detector must
store internal identity type indicating the device is a photo type at the
panel.
D.

Intelligent Laser Photo Smoke Detector


The intelligent laser photo smoke detector shall be a spot type detector
that incorporates an extremely bright laser diode and an integral lens that
focuses the light beam to a very small volume near a receiving photo
sensor. The scattering of smoke particles shall activate the photo sensor.
The laser detector shall have conductive plastic so that dust
accumulation is reduced significantly. The intelligent laser photo detector

shall have nine sensitivity levels and be sensitive to a minimum


obscuration of 0.03 percent per foot. The laser detector shall not require
expensive conduit, special fittings or PVC pipe. The intelligent laser photo
detector shall support standard, relay, isolator and sounder detector
bases.The laser photo detector shall not require other cleaning
requirements than those listed in NFPA 72. Replacement, refurbishment
or specialized cleaning of the detector head shall not be required. The
laser photo detector shall include two bicolor LEDs that flash green in
normal operation and turn on steady red in alarm.

F.

Intelligent Multi Criteria Acclimating Detector


The intelligent multi criteria Acclimate detector shall be an addressable
device that is designed to monitor a minimum of photoelectric and thermal
technologies in a single sensing device. The design shall include the
ability to adapt to its environment by utilizing a built-in microprocessor to
determine its environment and choose the appropriate sensing settings.
The detector design shall allow a wide sensitivity window, no less than 1
to 4% per foot obscuration.
This detector shall utilize advanced
electronics that react to slow smoldering fires and thermal properties all
within a single sensing device.
The microprocessor design shall be capable of selecting the appropriate
sensitivity levels based on the environment type it is in (office,
manufacturing, kitchen etc.) and then have the ability to automatically
change the setting as the environment changes (as walls are moved or as
the occupancy changes).
The intelligent multi criteria detection device shall include the ability to
combine the signal of the thermal sensor with the signal of the
photoelectric signal in an effort to react hastily in the event of a fire
situation. It shall also include the inherent ability to distinguish between a
fire condition and a false alarm condition by examining the characteristics
of the thermal and smoke sensing chambers and comparing them to a
database of actual fire and deceptive phenomena.

G.

Intelligent Thermal Detectors


The heat detector shall be an intelligent addressable device rated for 135
degrees and have a rate-of-rise element. The detector shall connect to the
FACP using a Signaling Line Circuit. The heat detector shall utilize a
decade (numbered 0-99) type address switch. Devices that use binary
address or special tools for setting the device address shall not be
allowed.

H.

Intelligent Duct Smoke Detector


The smoke detector housing shall accommodate either an intelligent
ionization detector or an intelligent photoelectric detector, of that provides
continuous analog monitoring and alarm verification from the panel.

When sufficient smoke is sensed, an alarm signal is initiated at the FACP,


and appropriate action taken to change over air handling systems to help
prevent the rapid distribution of toxic smoke and fire gases throughout the
areas served by the duct system.
The sampling tubes shall be in 3, 5, or 10-foot lengths as required. When
required, provide a remote indicator light.

Addressable Dry Contact Monitor Module


Addressable monitor modules shall be provided to connect one
supervised IDC zone of conventional alarm initiating devices (any N.O. dry
contact device) to one of the fire alarm control panel SLCs.
The IDC zone shall be suitable for Style D or Style B operation. An LED
shall be provided that shall flash under normal conditions, indicating that
the monitor module is operational and in regular communication with the
control panel.
For difficult to reach areas, the monitor module shall be available in a
miniature package and shall be no larger than 2-3/4 inch (70 mm) x 1-1/4
inch (31.7 mm) x 1/2 inch (12.7 mm). This version need not include Style
D or an LED.

J.

Two Wire Detector Monitor Module


Addressable monitor modules shall be provided to connect one
supervised IDC zone of conventional 2-wire smoke detectors or alarm
initiating devices (any N.O. dry contact device).
The IDC zone may be wired for Class A or B (Style D or Style B)
operation. An LED shall be provided that shall flash under normal
conditions, indicating that the monitor module is operational and in regular
communication with the control panel.

K.

Addressable Control Module


Addressable control modules shall be provided to supervise and control
the operation of one conventional NACs of compatible, 24 VDC powered,
polarized audio/visual notification appliances.
The control module NAC may be wired for Style Z or Style Y (Class A/B)
with up to 1 amp of inductive A/V signal, or 2 amps of resistive A/V signal
operation.
Audio/visual power shall be provided by a separate supervised power
circuit from the main fire alarm control panel or from a supervised UL
listed remote power supply.
The control module shall be suitable for pilot duty applications and rated
for a minimum of 0.6 amps at 30 VDC.

L.

Addressable Relay Module


Addressable Relay Modules shall be available for HVAC control and other
building functions. The relay shall be form C and rated for a minimum of
2.0 Amps resistive or 1.0 Amps inductive. The relay coil shall be
magnetically latched to reduce wiring connection requirements, and to
insure that 100% of all auxiliary relay or NACs may be energized at the
same time on the same pair of wires.

M.

Isolator Module
Isolator modules shall be provided to automatically isolate wire-to-wire
short circuits on an SLC Class A or Class B branch. The isolator module
shall limit the number of modules or detectors that may be rendered
inoperative by a short circuit fault on the SLC loop segment or branch. At
least one isolator module shall be provided for each floor or protected
zone of the building.If a wire-to-wire short occurs, the isolator module shall
automatically open-circuit (disconnect) the SLC. When the short circuit
condition is corrected, the isolator module shall automatically reconnect
the isolated section.
The isolator module shall not require address-setting, and its operations
shall be totally automatic. It shall not be necessary to replace or reset an
isolator module after its normal operation.
The isolator module shall provide a single LED that shall flash to indicate
that the isolator is operational and shall illuminate steadily to indicate that
a short circuit condition has been detected and isolated.

2.16

SIGNALLING DEVICES:

General:

2.10.1

Signaling devices shall be compatible as mentioned by the FAS


manufacturer document.
2.10.2 Strobes intended for Fire-Alarm signaling, shall have a clear lens and shall
have a white housing with red FIRE lettering.

ENCLOSURES:
The enclosures back-boxes and doors must be made of heavy gauge steel. They
must be suitable for flush or surface mounting. All enclosures doors must be
equipped with a key lock. On all enclosures where user access is allowed, a
dead-front cover must be used for protection.
2.18 PRINTER:
A printer shall be provided to record events and status logging. It shall be a dot
matrix type with continuous tractor feed and internal menu driven program. It
shall be provided with a RS-232C serial interface suitable for 9600bps data rate

2.19 General:
2.13.1 The global event graphical workstation shall run the Open Protocol
Graphic Navigator software package.
2.13.2 The monitoring and control graphical workstation shall communicate
with the fire alarm network(s) via supervised Ethernet port using IP
communications protocol with full command and control capability.
2.13.3 Password protected to operate common control functions from the
Workstation including acknowledging, silencing, and resetting of fire
alarm functions
2.13.4 Capable of generating reports in multiple formats with ability to filter by
building/area, device type, and/or activation type
2.13.5 Capable upon receipt of any event to activate an audio WAV file over the
workstation speakers alerting the operator to an event, and providing

PART -3 FIRE ALARM SYSTEM CHARACTERISTICS:


3.00

System Features :
a. The system program shall have a minimum of 100 system definable
bypass Groups to facilitate the testing of installed system based on the
physical layout of the system. Bypass groups that disable entire
circuits serving multiple floors or fire zones shall not be considered as
equivalent.
b. The system shall provide system reports that list a detailed description
of the status of system parameters for corrective action or for
preventive maintenance. Reports shall be displayed on the operator
interface or be capable of being sent to a printer.
c. System should support up to 63 nodes with a capacity for over 3000
I/O points per node, supporting over 200,000 on a single network.
d. Intelligent devices address shall be established using rotary dial
switch. By passing devices shall not affect other components or
system operations.
e. Intelligent devices shall be dynamically supervised (continuously) by
the control unit for internal and/or external trouble conditions.
f. System control unit processor and software shall be independently
supervised and arranged to insure trouble indication in event of failure.
g. Intelligent/analog initiating devices sensitivity adjustment and
measurement shall be achieved via the system configuration utility.
The control panel shall provide drift compensation capability for
devices permitting it.

d. Silenceable and non-silenceable alarm outputs shall be energized

e. Activated initiating device(s) parameters (address, type, status,

f. All doors normally held open by door control devices shall release after
a programmable time delay.
g. A supervised signal to notify an approved central station shall be
activated.
h. The mechanical controls shall activate the air handling systems as
indicated on the drawings and upon reset request shall sequentially
start-up air handling units to minimize power demand.
i. Elevators and other equipment affected by the alarm should be set to
the appropriate condition.

3.03

Acknowledge Switch Operation:


Engaging momentary Acknowledge switch shall de-energize audible NAC and
speaker circuits and cause the system alarm visual indicators to go steady.

3.04

Subsequent Alarm Condition (Acknowledge or


Signal Silence
engaged):
a. All audible NAC and speakers shall be re-energized
b. System alarm visual indicators shall return to the flashing mode.

3.05

Trouble condition:
a. If a trouble condition occurs, the system trouble visual and audible
(buzzer) indicators shall be energized (flashing mode).
b. Source of the trouble shall be displayed on all annunciators using the
configured alphanumeric trouble message.
c. In case the fault affects the display itself, a common trouble LED shall
be provided as well.
d. The trouble relay contacts shall change state (applicable modules).
e. Remote trouble indicators and monitoring stations shall receive a
trouble signal.
f. Trouble conditions shall include:

Programming and Serviceability:


a. The system configuration utility shall be an advanced Windows-based
program with Program Version Reporting to document any and all
changes made during system start-up or system commissioning. Time
and date stamps of all modifications made to the program must be
included to allow full retention of all previous program version data.
b. The system shall provide an authorized operator with the ability to
operate or modify system functions such as system time, date,
passwords, holiday dates, restart the system and clear the control
panel event history file.
c. The system shall be capable of storing a minimum of 3 configuration
databases in non-volatile memory directly on the main board of the
FACP

PART 4 EXECUTION
SYSTEM ARRANGEMENT:
4.00

Project Engineering
a. System arrangement shall be consistent with the component locations
and riser diagram shown on the drawings.
b. Precise as-built mark-ups (illustrating actual field wiring arrangements,
device addresses and control panel configurations) shall be submitted
to the Engineer.

4.01
4.02

INSTALLATION:
General:
a. The Installation Sub-Contractor shall possess a State, District, or Country
license for the installation and testing of alarm systems in the location
matching the address of the project installation.
b. All existing components that are necessary to properly interface with the
existing system, but are incompatible with the above requirements, shall be
replaced.

4.03

General Wiring:

a. Wiring for the system shall be installed according to National and local
jurisdiction requirements, whichever applies.
b. Wire type shall meet requirements of IS code. Conductor size shall be

each circuit type. Minimum wire size shall be either the calculated
values or the minimum size acceptable by the AHJ.
c. Shielded wire shall only be used where recommended.
d. Twisted pairs shall be used where recommended.

All junction boxes associated with the fire alarm system shall be sprayed RED
and labelled FIRE ALARM.
PROGRAMMING & MAINTENANCE:
General:
a. Programming of the system shall be executed by an authorized

install and program software upgrades that become available at any
time during guarantee period.
Operation:
a. The system shall be expandable and reprogrammable at any time up
to systems maximum capacity.
b. Operating system shall be field programmable for program changes
and shall not require any factory modifications.
c. Each addressable device shall be uniquely identified by an address
code (Owner selected) entered at time of installation.

SUPERVISION AND TESTING:


4.07 General:
Supervision and testing shall be executed by an authorized technician.
4.08

Supervision:
a. Provide on-site observation throughout the system construction
period, lending all guidance necessary to insure proper installation.
b. Perform the prescribed systems demonstration and instruction.
c. Provide as-built drawings.

4.09

Testing:
Dedicated function keys shall be programmed to permit testing:

Final inspection and instruction


a. A factory trained representative or Engineer of the manufacturer shall
demonstrate that the system functions properly.

demonstration as stated elsewhere in the specification or as indicated
on the drawings.
c. Written operating instructions shall be provided.

completion in accordance with Tender Requirements. A copy of all
Record of Completion certificates together with Inspections and
Testing Forms shall be delivered to the Owners Representative.
Photocopies shall be included in the Operating and Maintenance
Manuals.

4.11

Warranty
The FACP & Detection Devices/Modules shall have a 1 year manufacturers
warranty against product defects. This warranty shall be for material only.
Installation and labor shall be warranted for a period of 1 year or as indicated
