Gonzales, from Villanueva Granite located in
Placitas, says she is asked about granite and
quartz all day and that she enjoys helping
customers decide which stone is the best fit for
their home.

Natural stone, like granite, is very popular in
every age group. Granite is 100 percent natural
and is available in a broad spectrum of colors.
The natural character of granite is difficult to
manufacture. It is very durable, heat resistant, difficult to scratch or stain, even harder
to break and maintenance for granite is easy.
Keep it simple when cleaning granite, just soap
and water, said Gonzales. The natural stone
will need to be resealed, but owners can easily
find sealer at their local hardware store and apply it themselves.

Visit local showrooms when shopping for
granite. They typically have full size slabs for
viewing. Granite does not have consistent color
throughout because of its natural characteristics. Visiting a showroom will allow you to
see the color fully and an expert can guide you
through the process of design, layout options
and edge details. Granite can be cut into many
designs and shapes depending on the buyers
preference.

Quartz is a popular alternative to granite. It
is one of the hardest materials in the world and
is extremely durable. Quartz is manufactured,
so color and pattern can be chosen by the buyer.
Color and pattern possibilities are endless. Solid
colors and contemporary designs make quartz
popular among buyers. Maintenance for quartz
is also very easy. Quartz does not need to be
sealed and the non-porous material makes it

Carrying costs are all of the expenses you incur when you own property.

why should you care?


Anyone looking to sell a house should calculate their carrying
costs to determine the relative price for advising and profitable
timeframes for selling.

property, it is vital to calculate


your carrying costs. Carrying costs are all
of the expenses you incur when you own
property; examples include mortgage
payments, property taxes, insurance
payments, utilities, HOA/Condo fees,
home maintenance and repairs.
Calculate each monthly expense and
add them together. If you are finding it
too burdensome to pull together all the
numbers, figure 1% of listing price as the
monthly price tag to own a house.
Remember unforeseen expenses or
what I call budget busters. Although we
do not know what the future brings, unforeseen expenses are typically large and
always unwanted.

When you seek professional advice on what you


could do with your house to attract buyers,
consider your monthly expenses.

what are carrying costs?

Keep the total number front and center etch it into your mind because carrying costs affect your equity. Consider how
much your house is costing you from the
time you think about selling until it sells.
In other words, what are you losing each
month by owning your home?
When you seek professional advice
on what you could do with your house
to attract buyers, consider your monthly
expenses. Translate the professionals fee
into the equivalent amount of time in
carrying costs.
For example, if your house will list
for $200,000, estimated carrying costs
are $2,000 per month. A quote for expert
advice of $1,500 converts to three weeks
of carrying costs.
In this scenario, if your house sells just
three weeks earlier than it would in its
current condition, you will recapture your
expenses. Your Realtor will confirm
that paying for professional advice clearly
outweighs the expenditure.
A common reaction is, I want to wait
three months and try it on my own.
A few things result from that decision:
you will spend $6,000 in carrying costs
($4,500 more than the $1,500 quote in
the example), you will lose your chance

to make a first impression, you will turn


away buyers and you may consider a
price reduction (significantly more than
that $1,500 quote).
You can see in these examples how
the sale price of your house is not the
bottom line. Each month your property
sits unnoticed, you accumulate expenses
and eat into your equity. Each price
reduction further reduces your investment value.
The first step to secure your equity is
to retrieve your carrying cost calculation.
Use this number to guide decisions based
on what will provide the best return on
investment and attract the largest buyer
pool. Also, it is very important to trust
your Realtors guidance when they
bring you what they feel is a respectable
offer. Follow their advice for negotiating
the best deal possible.
Compare the difference between asking price and a negotiated offer with your
monthly carrying costs. Remember how
much you will lose each month by keeping that property on the market and hoping for another buyer with a better bid.
If the proposal is reasonable, accept it
and move forward with a clear mind that
you preserved your investment.

Grady, founded RayLee 40 years ago
this year.
He was a punter for the University
of New Mexico before starting his company.
His two sons, Jeff and Tim Grady, each
played baseball for the Lobos in the early 2000s.
His daughter, Tammy Grady Thornton played
volleyball and softball.
The three Grady siblings took over the
company in 2009 and they credit sports with
playing a big role in the family as well as in

Weve always been Lobos for sure, Jeff
said. We grew up Lobos and weve always been
Lobos. That was kind of a given. But as a whole,
sports played such a huge part in our lives. From
our dad, his legacy, his abilities, the things he
accomplished in athletics and then all the way
through us and my sister, Tammy.
Jeff Grady explains that for the family as a
whole, a big reason that we are as successful as
we are is because of our athletic backgrounds.

there really wasnt much discussion, said Tim


Grady, a third baseman. It was definitely very
enticing to go play at UNM because Jeff was
there and because of the history, he said. I
couldnt think of anything better than playing
college ball with Jeff and at my dads alma mater.
That was definitely a key factor, wanting to go
play with Jeff and we also had a cousin, Josh
Mader, shortstop. It was really cool to be able
to look to my left and see my cousin and look
behind the plate and see my brother. That was
really cool.

Grady said. The work ethic it takes, day in and
day out, especially at the college level, is amazing, he said. You have to keep up the grades.
Show up early, leave late from the field and just
the hours that you put in with sports in general
and to be successful at it. It has really carried
over to life in general in the office and at home
with the family. You dont take it for granted.

In a way, Jeff Grady said, playing sports
at an early age was all part of preparation
for taking over the company. He (Scott
Grady) allowed us to do a lot as kids. He
allowed us to play sports and to do fun
things on weekends with friends. But a lot
of my lessons, and I think Im speaking
for all of the siblings, came through him
leading by example. There was no better
visual. He made it very apparent how hard
he worked and what (our parents) were
sacrificing to give us the type of the life
they envisioned for us and were trying to
do the same for our kids.
The Grady brothers can trace memories
of being on the job and having responsibilities to complete early on.
I remember, vividly, riding around
in the truck, Jeff Grady said. There are
pictures of me in dads old blue swamper
with a Chaparral Materials hat on. And
theyre still one of our partners, as far as
materials. I remember at an early age when
my dad was intimately involved in the
actual construction of the homes. Whether
it was moving lumber from the garage
other things he had us doing. I remember
I had to take one stack of concrete blocks

side. Dont really know why. I think it was
just to keep me busy doing something. I
remember messing around back in the
day the intercoms systems were popular
so wed go to room to room testing those
with my dad.
He elaborated, Those are just funny
stories, but from a work ethic standpoint
and a value of the dollar standpoint, I
remember countless days when my dad
would come home at 8:30 at night full of
mud, take a shower and pay bills until 10.

For their part, the second generation has pretty much kept many of the

are some things, like social media and


some marketing ideas and color schemes
and the evolutions of the home that have
changed. There are certain things we do
now that they didnt do in the 70s, nor
did anybody else, Jeff Grady said.
Weve focused on the fact that there
are a lot of things about the business that
hold true. You dont need to reinvent
the wheel. Just because were involved,
doesnt mean we need to change the way
the income statement looks. I think its
been a nice blend of the two. Maybe a
little bit of the new, a little bit of the fresh,
but the culture and the practice associated
with a now-40-year-old company are very
much intact, he said.
When the second generation first took
over, there was a bit of a transition period,

Tim Grady recalled, simply in explaining


the new ownership situation.
Tammy had an unbelievably hard
time trying to remarket us as the new generation, he said. Not because RayLee
wasnt already marketable, but because
RayLee/Vantage was such a big name at
the time. Trying to let the public know that
we were off on our own now, that it was
just us three; I remember her saying that
was a challenge for her.
It was also a bit of a challenge for the
siblings to figure out how to put their own
touch on the business. They seem to have
hit on the right formula by re-engaging the
luxury home end of the business, adding a
realty aspect to resell buyers homes and get
them into new ones, as well as the creation
of RayLee remodel to upgrade houses their
father built with new, modern features.
The new generation has also continued an old tradition and is continuously
striving to make it better. RayLee is currently on its sixteenth Lobos House, the
proceeds of which benefit UNM fifth-year
scholarship fund. And it will very soon
begin building its fourth Apple House,
which aids the Albuquerque Public
Schools Foundation.
The latter was the siblings idea.

Since we got involved in 2009, weve also


done an APS House, Jeff Grady said. All
three of us are products of APS. We thought
that was a cool way to divvy it up. We go to
our trade partners and try to get as much time
and material donated from them as possible,
as well as our profit from the deal.
Its just continuing what theyve been
taught.
In a nutshell, its almost prep school for
life, Jeff Grady said. If you do it properly.
We were always taught to look at the bigger picture behind what were doing. And
whether you run sand hills by the airport or
an hours worth of batting practice. You dont
look at it as running a hill. You look at it as
preparing yourself to play fifteen innings. Its
not about a hundred swings. Its perfecting
the one that matters in a game, he said.
So the prep in general, the grind day
to-day, the next day is going to be harder
than today. When it comes to family,
same thing. When you wake up, you have
to take care of the kids. Thats not going
away anytime soon. And business is like
having a kid. You get up and go take
care of it. Its like perfecting your skills,
whether its throwing a football or swinging a baseball bat. Youve got to take care
of it.
